Welcome to Turtle Bay 1A! By booking and occupying this property, guests agree to comply with all house rules, HOA regulations, and applicable local ordinances. Violations may result in additional fees, HOA fines, or termination of the reservation without refund, where permitted by law and the reservation agreement.

OCCUPANCY & MINIMUM AGE

Maximum occupancy is 6 guests. Only registered guests are permitted to stay overnight. The primary renter must be at least 18 years old.

Exceeding occupancy limits, unauthorized overnight guests, or misrepresenting the number of occupants is prohibited.

CHECK-IN & CHECK-OUT

Check-In: 4:00 PM
Check-Out: 10:00 AM

Early check-in and late check-out require advance approval and may incur additional fees. Unauthorized late check-outs may result in additional charges.

SMOKE-FREE PROPERTY & COMMUNITY

Turtle Bay 1A and the entire Devine`s Turtle Bay HOA community are strictly smoke-free.

Smoking and vaping are prohibited inside the condo, on the screened lanai, walkways, pool deck, docks, parking areas, and throughout all community grounds.

A $500 smoking violation fee applies. Additional cleaning, deodorization, or damage costs may be charged if necessary.

PET POLICY

Turtle Bay 1A welcomes up to 2 pets, weighing no more than 60 lbs each, with prior written approval and applicable pet fees.

Pets must be leashed in permitted outdoor areas. Guests must clean up after their pets immediately and ensure they do not disturb neighbors or damage the property.

Unauthorized pets may result in additional fees or termination of the reservation.

INSTANT BOOKINGS – PETS & BOATS

Instant Booking does NOT automatically approve pets or boat dockage.

Guests bringing pets or a boat must notify Paradise Breeze Vacation Rentals immediately after booking and obtain approval before arrival.

Applicable pet fees and boat dockage fees must be paid in advance. Boat dockage is subject to availability, vessel restrictions, and HOA approval.

Failure to disclose pets or boats before arrival may result in denied access to the applicable amenities, additional fees, or other penalties under the reservation agreement.

NOISE, PARTIES & COMMUNITY STANDARDS

Quiet Hours: 10:00 PM – 8:00 AM

Turtle Bay is a peaceful 8-unit residential condominium community. Parties, events, excessive noise, and disruptive gatherings are prohibited.

Guests must respect neighboring residents and comply with all HOA regulations and local ordinances.

SHARED HEATED POOL

The community pool is shared with residents and registered guests. Pool temperatures are weather-dependent and cannot be guaranteed.

Swimming is prohibited after 10:00 PM. Children under 12 must be supervised by an adult. Appropriate swimwear or swim diapers are required.

No diving, running, glass containers, or horseplay. Guests may not adjust pool equipment, heaters, timers, or valves.

BOAT DOCKAGE & FISHING

Boat dockage on Lemon Bay is available with advance reservation, written approval, and applicable fees.

Dockage is subject to availability, boat size restrictions, vessel configuration, and HOA requirements.

Fishing is permitted from designated Turtle Bay docks only. Guests must not access or use neighboring Gulf to Bay Trailer Park docks or waterfront property.

No boats or boat trailers may be parked on condominium grounds.

PARKING

One designated parking space is provided for Unit 1A, best suited for compact or midsize vehicles.

Guest parking spaces are NOT permitted for overnight parking. Additional free roadside parking may be available along North Beach Road where permitted.

No parking on lawns, sidewalks, fire lanes, or neighboring private property.

Guests are responsible for parking violations, towing costs, and HOA fines.

PRIVATE PROPERTY – GULF TO BAY TRAILER PARK

DO NOT PARK, WALK, FISH, OR TRESPASS on Gulf to Bay Trailer Park property at any time.

This neighboring community is privately owned and is not part of Devine`s Turtle Bay Condos. Guests must remain within designated Turtle Bay property boundaries.

BEACH ACCESS & COMMUNITY AMENITIES

Deeded Gulf beach access is located directly across North Beach Road via the designated easement between The Boardwalk Condos and Island Breeze Condos.

Guests must respect neighboring properties, community regulations, and all posted restrictions.

CLEANING & TRASH

Guests must maintain reasonable cleanliness throughout their stay.

All trash must be bagged and placed in the designated outdoor bins near the parking area. Trash bins have green lids, and recycling bins have yellow lids.
