Character filled retreat
We loved the character of the property and thoroughly enjoyed our stay on a very rainy weekend to celebrate several birthdays across a group of families. The layout of the living spaces was really comfortable and conducive to us all gathering together at one time or splitting into smaller groups to chat or play a game. There were a few leaks which wasn't totally surprising given the weather but none of them affected our stay. The fireplace was lovely, at times we found it a little challenging to manage and it could make the space a bit smokey and Id suggest packing warmly as the bedrooms could be on the cold side. The kitchen was well set up for us to cook our own meals but do note the cooktop runs very hot. The stairs and multi level living spaces worked well for the infants and almost 3 year old and we hope to return to the property for another holiday but may wait a while to do so as it would be very challenging for mobile 18 month olds to navigate. Tim was friendly and responsive to messages throughout our stay.

Mother's Day Weekend away
The host was very accommodating and even built a handrail for my elderly mother. Huge, comfortable home very close to Firzroy Falls and national parks. We were a group of 11 women (3 generations), we had a wonderful weekend in this relaxing location :)

Family Celebration
Timbalah was perfect for our needs across three generations. The indoor space was roomy, warm, comfortable and welcoming. Most meals were prepared in the well organised kitchen...great stove! Billiard table, spa, open fire and easy access to National Park ensured we were all catered for. Many beautiful places to visit close by. Thanks to host Tim who made sure everything was well prepared for us.

Warm and rustic
Timbalah acccommodation is very warm and rustic. Plenty of room to spread out, beautiful fireplace and cosy seating areas. The house is styled perfectly for the rural country setting. Clean linen and comfy beds. Our party of 8 had a wonderful stay and our host was very accessible and so helpful with everything. Thanks Tim!!

Wedding weekender
We had a wedding at Mali Brae Farm. All the groomsmen needed a place to stay together and get ready. The place was lovely and open and Tim was great with communication about the house. The photos of the boys getting ready was spectacular. Only thing was pack thermals and extra blankets for the night, a big beautiful space is hard to get warm. Thank you for a great 2 nights in the Southern Highlands!

Beautiful house in a beautiful part of the state
Really lovely house that had plenty of space and beds for us. We enjoyed the pool table and fire pit as it was freezing (-1° for golf in the morning). Tim was beyond helpful and checkin was easy. Highly recommend for groups that just want to relax at the house as well, there’s plenty to do. Only a 2 minute walk to the falls is a big bonus as well. All in all a great stay

Amazing location for family getaway
Great location for the Grooms family to stay in. We had our wedding at Mali Brae Farm and being so close it was a perfect location to be close for the wedding. Everyone had a wonderful nights sleep and reminded them of a chalet. Thank you Tim for all your efforts and help with returning the Mother in Law’s dress from the wedding that she forgot in the wardrobe.

Great location and heaps of room!
Great house and property. The host, Tim is excellent and prompt to respond to questions when checking in. Great quiet location - super close to Fitzroy Falls and other fire-trial walks. The house is big and alot of room for everyone. Yet some love needed with cleanliness, few globes out and some lamps that don't work or not plugged in. More blankets to be available - as we got unstuck with a surprising cool weekend. Lastly, the Dining room chairs need repairing. Overall we all had a great time away in the house & cabin! We would stay again with Tim!

Bottom off front door roting . Downstairs bedrooms very musty need airing . All internal timber blinds need attention . Tv kept freezing . Cobwebs in both bathrooms . Stove never been cleaned . Dishwasher was still full .Kids we’re not happy with huntsman spider in TV room x3. Outside back off house needs a good clean covered in cobwebs. Spa was nothing like in the photos . Altogether house did not present as advertised totally overpriced .

We appreciate all feedback from all of our guests, Thanks Deborah. Whilst contrary to feedback to date, bar the front door which we have replaced (it was a little tired), and most of the other feedback we found inaccurate. We had no communication from Deborah apart from a message a week prior to her stay worried about check in details which we assured her that her visit was safe. I notice Deborah has only our visit reviewed so I am not sure what her agenda was but we will take her feedback on board to hopefully meet the needs of all of our visitors to Timbalah in the future. Christmas escape
We chose this property as our first family holiday with our daughters as adults. It was spacious & well designed, with numerous lounge & gathering areas. There were ample lounges for everyone to spread out & do they’re own thing or come together for movies, games, pool or meals. The backyard spa was great (if a bit cool) & the pool table got a regular work out. The open fire even got cranked up when the weather turned cool. The bush land setting was very peaceful & explained the spiders & cobwebs. Tim (the owner) was extremely helpful with every issue or query we had. His responsiveness was pretty incredible over a Christmas holiday period. From restaurant & bush walking recommendations to providing a brand new blender & dvd player, we were blown away with his helpfulness. We’d thoroughly recommend staying at this property.

Great place but some small differences from the listing
Great place in a lovely setting. The listing didn’t mention that a BBQ was provided but there was one so that was a bonus. Bedroom 4 has a single bed and a bunk bed with a double bed on the bottom and a single bed on top rather than 2 bunk beds with 4 single beds. The incremental temperature labels on the oven have rubbed off so the oven is quite difficult to use. Otherwise great.

The house is beautiful and so much bigger than imagined! Rooms were clean and tidy and kitchen well stocked with utensils etc. There were a few lights in need of a globe change but most things were in order. Thanks for a great place to stay! We would love to come back!

A big, open place. Suited our needs and allowed us to cook up a multiple course lunch with plenty of room for the kids to entertain themselves. Bit dusty round the edges but overall a good property.

Perks: - Beautiful, private and quiet location - Very close to Fitzroy Falls (accessible through the next street) - Large home with lots of space for our 2 families (4 adults and 6 children) - Very generously stocked kitchen- all utensils and cookware provided - The jacuzzi was a hit with all :) - Beautiful fireplace and Tim provided plenty of firewood - Lots of different spaces for the kids and adults to spread out - lots of books provided to read on rainy days :) Drawbacks: - House was quite dusty which was ok for all except a few who had allergies - House is quite echo-y and can get loud with kids running around - bedrooms get reeeaaally cold at night

Super dirty
Overall although we enjoyed our stay, however the cleanliness of the house put a real damper on our weekend. I was with my three friends who had their babies with them and we arrived to balloons and fake eye lashes on the kitchen floor, hairs in the shower/tub, black mould on the tea towels and most of the kitchenware was dirty too. It was pretty clear there was a party the night before. It's a shame as the house was lovely but we were too worried to use the hot tub which was the main reason we booked the house. The owner was responsive but didn't solve any of the issues and didn't stop by when he said he would. I wouldn't recommend for this reason

Country Getaway
This house was absolutely perfect. We had 10 adults with so much room and things to do. From enjoying the views in the spa, rounds of pool to playing games this house has so much to offer. Location was great as we went out for a walk to the waterfall. Tim was great to communicate with. He offered great recommendations for food when asked and always responded in a timely manner. There may have been cobwebs, but it did not bother us as we were surrounded by bushland! The oven was a little tricky to work out but once you figured it out it was great! Highly recommend this house! Cant wait to go back! Thank you for the great stay

Great house for large families, beautiful location
We used this property as our base for my mums 60th. We travelled into Kangaroo Valley, visited vineyards, utilised the spa and billiard table, went to Bowral for dinner, visited the local Fitzroy and Twin Falls, cooked big family meals and overall had a lovely experience. The house is lovely, full of character, with so much space to enjoy the different areas. The large dining table was perfect for family meals. The kids loved the lawn games provided and the spa. the pool table was almost always in use and we also enjoyed the fireplace. Our suggestions for improvement would be better heating solutions through winter to the three bedrooms out the back, a spatula (that isn’t broken!), some basic instructions for working the oven (as the writing has worn off some of the dials and this required guesswork) and a towel upgrade. Highly recommend Timbala!

Amazing Big House!
We recently stayed at this gorgeous property there was 6 adults & 4 kids. The house is huge and very comfortable. There’s a fire place, spa & pool table. There’s heaps of room for everyone. The house itself is beautiful. Great location within walking distance to Fitzroy Falls. On arrival there was a delicious bottle of wine and chocolates. The house is well equiped with a coffee machine, large gas stove & dishwasher. This house is perfect for a large family or groups.

Lovely Holiday Retreat
The Timbalah house was lovely, very spacious, with plenty of room in and outside. It is placed in an excellent location, with wonderful trail walks 5 mins away, and Moss Vale and Kangaroo Valley only 20 mins drive away. The house did however come with bugs and some spider webs. But cleaning products were provided to fix that up. Overall a lovely holiday retreat, looking forward to coming back!!

Picture perfect property
An absolutely stunning house on a beautiful property. Photos don’t do this place justice. The house itself is beautiful with high ceilings, large kitchen and living areas all with an open plan feel. The place was so clean and well presented. The spa was also a hit! Great on a chilly night. Tim was the perfect 12/10 host. He was super responsive, quick to reply and left a thoughtful gift for our wedding. We cannot wait to come back here! Thanks for the stay.

We enjoyed our stay. Timbalah is in a good location and is well equipped. Inclusions read three bathrooms however there are only two bathrooms, one without a toilet which is in a separate room. Bit awkward when the house sleeps 10. The billiard table added a lot of fun to our stay.

Beautiful home that needed a major clean
The location of the home is perfect, the home itself is large and beautiful. Easily accommodated 6 adults and 2 kids with room for more. The cleanliness of the place was terrible. Cobwebs and dead spiders (live ones too!) lots of dead flies under the bed, the toaster & oven were filthy. Bathrooms needed a good scrub. Carpets were so dirty they looked like they hadn’t been vacuumed in weeks. We took our own towels so only used the ones supplied as bathroom mats as the floors were dirty and slippery. The bedsheets were clean in the bottom three rooms but not in the top floor room. Outdoor area was impossible to use because of the cobwebs and infestation of bugs. Beautiful place to stay but not maintained at the luxurious level suggested in the ad. Would have appreciated some decent hand soap rather than diluted cleaning product esp in Covid times

Location lovely. House roomy. Pool table great addition for group activity. Linen clean & beds comfy. House needed to be vacuumed, exterior coated in cobwebs. 1 tea towel for 2 days between 8 guests was challenging. 1 bathroom downstairs between 6 adults also a little tricky. Did not receive text with check in details until 220pm, despite check in being 2pm. Bottle of complimentary wine and chocolate appreciated.

Loved our stay at this property! Was a great location for day trips as well as being really close to the walking track to Fitzroy Falls. The house is huge, with an awesome fireplace that kept us warm. The kids loved our stay and had a great time.

It was a pleasure hosting Andrew and his family at Timbalah for their Winter getaway. We are happy they loved the house, and nearby walking trails and views and that they were warm inside through the colder winter days and evenings. We would love to welcome them back to Fitzroy Falls anytime! :)

fabulous getaway
We stayed at Timbalah for two nights over the July school holidays and loved the place. Beautiful big house with plenty of space for 7 people. Close to Kangaroo valley and the Southern Highlands. Across the road from Fitzroy falls. Clean house with small touches added (fresh flowers from the garden, chocolate and wine), thank you for letting us stay! we will be back :)

It was a pleasure hosting Julia and her guests at Timbalah this July. Easy communication and they left the house neat and tidy when they left. We hope to welcome them back to Fitzroy Falls again soon. We are so pleased they enjoyed their stay at Timbalah :)

Great location
Had a lovely weekend away with friends at Timbalah. The location was wonderful, just a short distance to the Fitzroy Falls walking tracks. The fireplace was lovely to sit around during the evenings, and there was plenty of spaces to spread out in. Thanks for having us!
