YOUR SPACE

The kitchen and living area are outdoors. If you are not an outdoor person, please contact me before booking.

Your reservation includes the entire private back section of the property with its own private entrance.

The front home is a completely separate rental and is not included with this reservation.

The front and back are separated by three doors and an approximately 400 sq ft laundry area, so you are not directly next to the other guests.

Only the driveway area is shared.

CHECK IN AND CHECKOUT

Check in: 4 PM

Checkout: 11 AM

Approved early check in or late checkout is $25 per hour and is only available when there are no consecutive reservations.

Check in assistance may not be available after 8 PM. Please review your entry instructions before arrival.

LAST MINUTE BOOKINGS

━━━━━━━━━━━━━━━━━━━━━━━━━━

Same day or last minute bookings may require an additional 1 to 5 hours beyond the standard 4 PM check in time to allow adequate time for cleaning, preparation and final inspection.

Check in will be provided as soon as the space is fully prepared and guest ready.

GUESTS AND VISITORS

━━━━━━━━━━━━━━━━━━━━━━━━━━

Maximum 2 registered overnight guests.

Maximum 2 visitors total during the entire stay. The visitor allowance does not reset each day.

Visiting hours end at 11 PM. Any visitor who is not an approved overnight guest must leave the property by 11 PM.

Anyone remaining after 11 PM will be considered an unauthorized overnight guest and may result in a $70 fee per person or cancellation of the reservation and immediate removal of everyone from the property, including the person who booked the reservation.

You are responsible for making sure your guests and visitors follow these rules.

ADULTS ONLY

No children are permitted on the property at any time.

This includes children staying overnight, visiting, attending a gathering or attending an event.

EVENTS, PARTIES AND GATHERINGS

━━━━━━━━━━━━━━━━━━━━━━━━━━

Any event, party or gathering that brings the total number of people on the property above the approved guest and visitor limit must be approved by the owner in advance.

5 to 9 people: $250 gathering fee

10 to 20 people: $500 gathering fee

These rules will be enforced.

PARKING

Your reservation includes 1 designated parking space.

Additional vehicles are not permitted unless approved in advance for a paid event.

Unauthorized vehicles may be towed.

PROPERTY ACCESS

━━━━━━━━━━━━━━━━━━━━━━━━━━

The front of the property is not part of your booking.

Your entrance is through the small black side gate.

Please respect the privacy of guests staying in the front home.

SMOKING

No smoking, vaping or weed inside any enclosed area.

Smoking is permitted outdoors only.

Smoking inside will result in a $500 fee.

PETS

No pets are permitted on the property.

AIR CONDITIONING

━━━━━━━━━━━━━━━━━━━━━━━━━━

The space has central air conditioning plus its own split AC system.

If the central air is already keeping the space comfortably cold, please refrain from turning on the split system unnecessarily.

The split system should only be used when additional cooling is needed.

ENTRY CODE

Do not share your entry code with anyone who is not part of your approved reservation.
