Ridgeview Retreat is more than a rental—it is our family’s mountain gathering place, created for reconnecting, celebrating, and slowing down together.

Set on 1.5 private acres high on the western slope of the Blue Ridge Mountains, the home offers exceptional privacy, peaceful forest surroundings, mountain views, and space for memorable group stays.

Whether you are enjoying sunset drinks on the patio, soaking in the hot tub, relaxing in the sauna, gathering around the firepit, or staying up late playing games, we hope Ridgeview becomes part of your favorite memories.

Located on a private deck off the Ridgeview Suite, our 2-person cedar infrared sauna includes Bluetooth audio and provides a relaxing place to unwind after hiking or exploring Harpers Ferry.


PANORAMIC VIEW DECK & GAZEBO

Tucked into the trees near the top of the hill, the floating deck and gazebo create a peaceful setting for morning coffee, sunset drinks, conversation and enjoying the valley views.


OUTDOOR FIREPIT

Gather around the fire under the stars beside the wooded edge of the property.

The indoor fireplace is decorative and unavailable for guest use.

Our spacious patio includes:

Quiet lower-level bedroom with added privacy and its own full bathroom.

Twin daybed that expands into a King-size sleeping space for up to 2 guests.

Twin-size pull-out sofa accommodating 1 guest.


BATHROOMS

The home includes:

• 3 full bathrooms
• 1 half bathroom

All full bathrooms feature rainfall shower systems with handheld sprays.


LOCAL-FIRST HOSPITALITY

Your stay helps support the Harpers Ferry community.

Whenever possible, we hire local cleaners, landscapers, maintenance professionals and tradespeople directly rather than outsourcing through large management companies.

Our goal is simple: keep local dollars local while giving guests the personal attention that comes from people who genuinely care for the property.


GUEST ACCESS

Guests have access to the entire home, outdoor spaces and amenities except:

• Garage
• Owner’s primary walk-in closet
• Designated locked storage areas

These areas contain linens, supplies, maintenance equipment and personal items.


MOUNTAIN ROAD & DRIVEWAY

Ridgeview sits high on the mountain, which is part of what gives the home its privacy and views.

Roads approaching the property are public, unpaved mountain roads and may be somewhat bumpy.

The driveway is steep but accessible for most vehicles during normal conditions.

AWD or 4WD is strongly recommended during snow or icy weather.


IMPORTANT HOUSE RULES

GUEST LIMIT

Standard guest limit is 16.

Groups larger than 16 require host approval before booking.

Unauthorized guests or parties are prohibited. Exterior security cameras monitor the exterior of the property.


QUIET HOURS

Please keep outdoor noise to a minimum after 10 PM.


SEPTIC SYSTEM

The home uses a sensitive septic system.

Only toilet paper may be flushed.

Do not flush wipes, hygiene products or foreign materials, and do not pour grease or oil into drains.


FOREST ENVIRONMENT

Because Ridgeview is surrounded by woods, occasional insects and wildlife are part of mountain living.

Please keep doors and windows closed, clean food areas and store food securely.


NO SMOKING

Smoking or vaping indoors is strictly prohibited.


CHECK-IN

Self check-in is available through the keypad at the front entrance.


CHECK-OUT

Standard checkout is 10 AM.

Late checkout may result in additional charges.


CHILDREN & PETS

Children and pets are welcome but must be supervised.

The backyard is fenced, but the front yard is not. Wildlife may also be present around the property.


HOT TUB & SAUNA

Use of the hot tub and sauna is at guests’ own risk.

Please:

• Shower before entering the hot tub
• Rinse dirt from feet before use
• Do not use oils, soaps or bubble bath
• Keep glass containers away from both amenities
• Close the hot tub cover after every use

Guests are responsible for damage or excessive cleaning resulting from misuse.


OUTDOOR CLEANLINESS

Do not leave food or trash outdoors, as it may attract wildlife.

Please use the designated trash bins.


FURNITURE

Please do not move furniture, as doing so may damage floors or walls.


AMENITY AVAILABILITY

We work hard to keep all amenities operational, but temporary outages or mechanical issues may occasionally occur.

Amenities will be serviced as quickly as possible, but uninterrupted availability cannot be guaranteed.

Travel insurance is strongly recommended for unexpected weather, utility interruptions or travel disruptions.


POSSIBLE ADDITIONAL CHARGES

• Hot tub contamination: $350
• Indoor smoking: $150
• Unauthorized additional guests/pets: $100 each
• Excessive cleaning beyond normal use: $150
• Property or amenity damage: actual repair/replacement costs

Illegal substances or illegal activities will result in immediate termination of the reservation without refund.

Our rules are simply intended to protect the home, our neighbors, the surrounding mountain environment, and the experience of future guests.
