Downstairs

The main floor is designed for gathering and easy access to the outdoors. Enjoy a fully equipped kitchen, spacious dining area, comfortable living room, and a second sitting room that is connected to the primary suite. This flexible space features a sleeper sofa and the primary bathroom, making it perfect for parents with young children, grandparents, or anyone wanting extra privacy.

Just outside, relax on the large patio with outdoor dining, a propane fire table, grill, and hot tub before taking the short walk down to over 1,000 feet of private Guadalupe River frontage.

Upstairs

Upstairs you’ll find the remaining bedrooms, the additional 2 full bathrooms, and a separate TV/game room with a sleeper sofa for additional sleeping arrangements. This gives kids and teens their own place to unwind. Whether you’re traveling with multiple families or a large group, the upstairs provides plenty of space to spread out while the downstairs remains the central gathering place.

Outdoors

Set on 7 private acres beneath towering cypress trees, the property offers one of its greatest features—private river access just steps from the house. Guests can enjoy two kayaks, a riverside picnic table, chairs, and plenty of room to swim, fish, float, or simply relax along the Guadalupe River.
