The location is great for an in-town place, quiet and easy to walk to central Kona village. We felt perfectly safe and had no security issues. The parking spot was just below the living room window providing a direct view of the car. There is a view of the ocean from the second floor, but it's largely occluded by the adjacent building.
We had a few issues. When we arrived, the carpet in the second bedroom was soaked all around the portable air conditioner, rendering the closet mostly unusable. We fixed the leak (the drain plug was open) but it took 3+ days to dry out.
Next, the welcome email said we had a designated parking spot, and we could park a second car in guest spaces on a first-come basis. This is false. Signs on the guest spaces clearly said there was a 3-hour limit and no overnight parking. The property managed confirmed what the sign said, and suggested we park our second car across the street. This parking area is managed by the city, and is available for overnight parking. It worked fine, although there are some questionable characters there each night.
The property manager made no apology for these problems, nor offered any adjustment to our fee.
The property itself was mostly as advertised, except the lanai is on the second floor, accessible only from the primary bedroom. It has a large sign banning children from going there. The lanai from the living room is about 1 foot wide, too small for any chairs or furniture and essentially ornamental.
