The Space:
The heart of the home is a generously sized living room bathed in natural light. Large, well-positioned windows create an inviting and warm atmosphere within the flat and offer lovely views of the private gardens outside.
The living area seamlessly flows into an open-plan dining space, perfect for entertaining guests or enjoying family meals. Adjacent to the living and dining area is a fully equipped, modern kitchen. Functional and chic, this space features top-of-the-line appliances, abundant marble counter space, and sleek cabinetry. The kitchen’s layout is designed to cater to both casual dining and gourmet cooking providing convenience and a taste of luxury.
The flat includes two exceptional bedrooms: a spacious, detailed master bedroom and a cozy second bedroom. The master bedroom is a standout feature. Guest Access:
To access the property, enter the building's main entrance with the security key. You then walk up two flights of stairs where you will reach the top floor, and you will find the flat to your right.

This charming neighbourhood is known for its elegant Victorian and Georgian white stucco houses and terraces. The tree-lined streets, serene waterways, colourful narrowboats, and beautifully maintained communal gardens create a tranquil oasis within the bustling city.
Only a 4-minute walk to Warwick Avenue station, transportation to surrounding areas is easily accessible and efficient. A vibrant mix of shops, restaurants, and recreational opportunities can be found within the neighbourhood. You can enjoy boat trips, walks on the canal or relax in one of the many waterfront cafes.
The local dining scene features a variety of high-quality restaurants and cafes that cater to diverse tastes. The Summerhouse sits in a houseboat on the Regent's Canal and is acclaimed for its fresh seafood and nautical-themed decor.
The Waterway offers a relaxed atmosphere with a spacious terrace making it the ideal place to enjoy modern European dishes al fresco. And Cafe LaVille perches right above the canal with an open terrace with beautiful westward views. For those craving a taste of Paris, Paulette is a cozy bistro on picturesque Formosa Street, where other restaurants and specialty shops can be found.
If you're looking for some fresh air and a peaceful outing, Clifton Nurseries, a nearby garden centre, also hosts a charming cafe. In the other direction, Clifton Road is renowned for the variety of its greengrocer, the popular Gail's Bakery and a specialty butcher.

A very short walk away is the Warwick Avenue Underground Station. It’s served by the Bakerloo Line which provides quick access to central London destinations like Oxford Circus and Paddington.
Several bus routes pass through the area and offer direct services to key locations such as Notting Hill, Marble Arch, and Camden.
The major transport hub, Paddington Station, is nearby and accessible via the Bakerloo Line. Paddington offers National Rail services, including the Heathrow Express for fast connections to Heathrow Airport.

Please note that we provide small bottles of shampoo, shower gel, soap, moisturiser and loo roll for the beginning of all our guest stays. Once the products are finished, we kindly ask our guests to provide their own thereafter.
Please note the property will be prepared by our professional cleaners, using hotel-quality linen and towels.
Please note that the stairs to walk up to the flat once inside the flat door are quite narrow.
If the booking is 14 days or more, we require a mid-stay clean at an additional cost (the price is dependent on property size). Payment will be taken at the time of the booking and the mid-stay clean includes both a clean and linen change.
We can also arrange any additional cleans upon request regardless of the length of the booking.
Please note that check-in is between 3pm and 8pm. Early and late check-ins as well as late check-outs are available on request for an additional fee. Please note that check-ins after 8pm must require a personal check-in at an additional fee.
Where a check in is on a UK bank holiday, there may be an additional surcharge on the cleaning fee as well as an additional cost for a personal check-in. Please enquire for additional information on this when booking.
The lead guest booking the property must be 25+ years old.
