The Space:

This bright 91 m² two-bedroom apartment is on the 4th floor of a modern building with an elevator on Boulevard Joseph II, opposite the Parc Municipal and a short walk from the Old Town. It sleeps up to four guests.



🌳 Balcony

The balcony, furnished with a round table and chairs, looks towards the park and the city, a lovely spot for an evening drink.



🛋️ Open-Plan Living and Dining

Large windows fill the living area with light. It has a cognac velvet sofa, a bouclé armchair, a Smart TV and a round dining table with rattan-backed chairs.



🍳 Fully Equipped Kitchen

The modern kitchen with a marble-look island has a stove, oven, microwave, refrigerator and dishwasher, plus a coffee maker, kettle, toaster, cookware, dishes, glasses and cutlery.



🛏️ Bedrooms and Bathrooms

Both bedrooms have a comfortable double bed and wardrobes. There are two full bathrooms, plus a separate guest WC. Bed linen and towels are provided.



💻 Workspace and Longer Stays

A work desk and Wi-Fi make it easy to work remotely, and a washer-dryer and an iron in the laundry area make longer stays simple. The building is well insulated and quiet, and central heating keeps it warm in winter.



🚗 Free Underground Parking

A free parking space is included in the building's underground garage, reached by a car lift. The lift suits standard-size cars only: larger vehicles and roof boxes do not fit.



📍 Location and Getting Around

The Parc Municipal is across the street, the tram stop is around the corner, and the Old Town, shops and restaurants are within walking distance. Public transport is free throughout Luxembourg.



ℹ️ Good to Know

The building is on a busy boulevard, which you may hear on the balcony; inside, the apartment stays quiet. There is no air conditioning. Rubbish bins are in the basement; the Guest Area includes a short video.



Guest Access:

Guests have the entire apartment to themselves, plus a free space in the building's underground garage. The apartment is on the 4th floor and the building has an elevator. The building and elevator use access codes, and the key is in a lockbox in front of the apartment door. Please never leave a key in the inside of the door lock, as the door cannot then be opened from outside. Step-by-step instructions and videos are in your Guest Area.



The Neighborhood:

The apartment is on Boulevard Joseph II, on the edge of Ville Haute in Luxembourg City, directly opposite the Parc Municipal. The Old Town, shops, restaurants and cafés are a short walk away, and the tram stop around the corner connects you to Kirchberg and the central train station.



Getting Around:

The tram stop is around the corner, with direct connections across the city, including the central train station, and buses stop nearby. The airport is around 15 to 20 minutes away by car or taxi. A free underground parking space is included, accessed by a car lift suitable for standard-size cars. Public transport is free throughout Luxembourg.

To help maintain a safe, respectful, and pleasant environment for all guests and neighbors, please take a moment to review and follow the house guidelines below:



1. ID Requirement: Please provide a government-issued ID for all guests above 18 during the online check-in process.



2. Check-In/Check-Out: Please adhere to the designated check-in and check-out times. To ensure a smooth experience, check-in is from 3 PM onward, and check-out is by 10 AM. Early check-in and late check-out are not available.



3. Guest Limit: Only those listed in your reservation are permitted on the premises of the property. No visitors or unregistered individuals should have access to the property.



4. Residential Use Only: The property is intended for private residential use by registered guests only. If your stay involves additional guests beyond your reservation, we cannot be responsible for privacy concerns.



5. Respect the Neighbours: Please be mindful of noise, especially during quiet hours (10:00 PM to 8:00 AM). Parties, events, illegal activities, and excessive noise are strictly prohibited. Loud music after 10 PM is not allowed.



6. No Smoking: Please use designated smoking areas. Smoking tobacco or any recreational drugs inside the building is strictly forbidden. A €500 penalty will apply for non-compliance.



7. Furniture and Structures: Refrain from moving furniture or setting up tents or other structures. A €300 cleaning fee will apply for any stains or any items that are taken or damaged.



8. Departure: When leaving, please turn off all lights and heating, place your key badge in the designated lockbox, clean the kitchen, and dispose of any leftover items to avoid a €200 cleaning fee.



9. Liability: Please note that we are not liable for issues managed by third-party entities.



10. Damages and Cleaning: Guests are responsible for any damages or additional cleaning incurred during their stay.



11. Support Liability: As a self-check-in property without a reception, we will not assume liability for check-in problems if guests are uncooperative with troubleshooting. In-person assistance is unavailable from 5 PM to 9 AM, including weekends and holidays.



12. On-Site Visits: We offer 24/7 remote support for any issues that may arise. On-site visits are subject to availability during weekday hours (9 AM to 5 PM) after internal decision. If a guest requests an on-site visit after remote troubleshooting and no issue is found, the guest will be liable for all associated costs.



13. Compliance: It’s essential to comply with all house guidelines. Failure to do so may result in the cancellation of your stay without a refund.

Interaction with Guests:

This is a self-check-in property. You can use the lockbox to collect your keys.
