**Please Note: Rustic Wooded Setting**
This home offers a peaceful, rustic stay surrounded by woods and nature near the river. Because of this beautiful natural setting, guests should expect to see wildlife and may occasionally notice insects, spiders, ants, mice, or other pests inside or around the property.
We do have routine pest control and work hard to keep the home clean and well maintained, but occasional sightings can happen in any wooded or rural location. We recommend keeping doors closed, storing food properly, and embracing the nature-filled setting as part of the experience.
No Pets: We love animals, but pets are not permitted at this property.
Quiet Hours: Although the home feels secluded, we ask that guests respect our neighbors by keeping noise down between 10 PM – 7 AM.
Security Cameras: For everyone’s safety, the property has two exterior cameras only — a doorbell camera at the main entrance and a driveway floodlight camera. No cameras are inside the home or in private areas.
Charcoal Grill: A charcoal grill is available for guest use. Please bring your own charcoal, lighter fluid, and grilling supplies.
Self Check-In: You’ll receive a personalized entry code 24 hours before your stay.
Guest Guide: A full digital guide with property details and local recommendations will be sent 5 days before your arrival.
House Rules – The Ford
Quiet hours: 10 PM – 8 AM. Keep voices and music low to respect neighbors and the peaceful setting.
Maximum occupancy: 16 guests. Only registered guests may stay overnight.
No pets. Unauthorized pets will result in a $300 cleaning fee.
No parties or events. Disruptive gatherings or excessive noise will result in cancellation without refund.
No smoking, vaping, or marijuana use inside the home. A $150 cleaning fee applies if evidence is found.
Trash: Dispose of all garbage in designated outdoor containers before checkout. No dumping in the woods, creek, or fire pit.
Parking: Use only designated parking areas. No boats, campers, or trailers.
Children must be supervised at all times — indoors and outdoors — especially near the stream, fire pit, wooded areas, stairs, and balconies.
Natural hazards: The property includes wooded areas and a stream. Guests assume all risk related to outdoor exploration, wildlife, and uneven terrain.
Water safety: The stream and water areas are unsupervised. No swimming or wading without caution and adult supervision.
Fire pit: Fires only in the designated pit. Never leave unattended and fully extinguish before leaving. Burn clean firewood only — no trash or accelerants.
Alcohol and substances: Consume responsibly; host assumes no liability for related accidents or injuries.
Third-party services: Outside vendors (e.g., caterers, photographers, entertainment) are at guest’s own risk.
Respect the home: Do not move furniture or alter locks, systems, or décor.
Residential use only. No commercial activity, filming, or product sales.
Illegal activity will result in immediate eviction without refund.
Damages: Guests are responsible for any damage to the property, furnishings, or amenities during the stay.
Mechanical issues: Refunds will not be issued for temporary utility or equipment outages beyond host’s control.
Safety first: Fires, outdoor activities, and wildlife encounters are at guests’ own risk.
Lost items: The host is not responsible for belongings left behind; unclaimed items may be considered abandoned.
Failure to follow rules may result in fees, eviction, or forfeiture of deposit.
