Consumables:

We include a reasonable starter amount of toilet paper, paper towels, and other consumables like organic shampoo, conditioner, body wash, dish detergent, and laundry detergent. Beyond the starter package, our guests are expected to manage their refills for any extended stays beyond 7 days.



Security Cameras:

For the safety of both guests and the property, we have exterior cameras actively recording video and audio of the porch, exterior parking, and front door. Guests staying 30 days or more can request access to the cameras for their extended stay. Guests are not to disable or interfere with the broadcast of the cameras and are at risk of forfeiting their stay. No tampering. Unless there is excessive activity, cameras are not constantly monitored.



Absolutely no parties and a strict noise ordinance, please! Quiet hours are 10 pm - 6 am.

Check-in/check-out times are strictly enforced using timed electronic locks.

No unregistered guests or pets. We do occasionally monitor the exterior cameras at check-in for guest count and pets. Unregistered guests or pets not disclosed will be charged.



Additional documentation will be required to rent this property, managed via email and DocuSign. We also take a credit card on file for a deposit. While we are pet-friendly, we have BREED RESTRICTIONS due to insurance policies. No whole or in part mixed breeds of any of the following: ROTTWEILER, PIT BULL, STAFFORDSHIRE TERRIER, DOBERMAN PINSCHER, AKITA, ALASKAN MALAMUTE, SIBERIAN HUSKY, WOLF BREEDS, CHOW CHOW, GREAT DANE, PRESA CANARIOS, MASTIFF. NOTE: THERE IS NO FENCE.



This is our personal vacation home that we love and have decided to share with others. You may see some of our belongings under the bed or in the pantry in addition to some condiments in the fridge. Mostly, we will keep our private things in the shed.

Verification Portal:

To keep everything secure and smooth, we might ask for a government-issued ID, a confirmation of your contact details, a matching credit card, and possibly a quick background check.



Don’t worry—your information is only used for verification and isn’t stored.

By booking, you agree to our rental terms, provide the necessary documents before check-in, and understand that check-in details will be sent after we complete the verification.



We'll also place a temporary hold of $250 on your credit card as a security deposit. This hold is just a pre-authorization and will be released automatically within 2 days after check-out, as long as everything goes smoothly.



Pest Control:

We also perform regular pest control to keep the space comfortable, but since we’re close to nature, you might occasionally encounter a critter or two.



Pet Fee/s:

We’re happy to welcome pets! The pet fee is $100 for one pet for the entire stay. If you’re bringing a second pet, please let us know in advance—an additional fee of $50 applies for short-term stays or $100 for long-term stays. Unauthorized pets will incur a $300 charge per pet. All pets must be on active flea and tick prevention during the stay. Thanks for understanding!



Late Check-Out Policy:

Late check-out requests are subject to approval and must be made at least one day before your scheduled check-out. The rate for approved late check-outs will be charged as a percentage of your nightly rate. Please note that unauthorized late check-outs will incur a fee of $50 per hour.



Utility Cap:

For stays of 14 nights or longer, there is a utility cap of $300 per month (covering gas, water, and electricity combined). This is a generous allowance for a home of this size, and in most cases, guests remain well within the limit. In the rare event of usage exceeding this cap, overages may be charged separately.



Boat Dock Access:

The boat dock sits a 300-foot walk from the house, with a slight uphill incline on the return. Wear comfortable shoes and plan extra time if you're carrying gear.



Dock Fridge Access:

The fridge on the dock is not for guest use. This is our personal vacation home, and we store our own items in there. Thank you for understanding.
