Set on 2.45 acres in Tom Nevers, this private estate borders Nantucket Land Bank conservation land. A six-bedroom main house, three-bedroom guest cottage and separate king studio provide accommodations for up to 20 overnight guests, with interiors by Trisha Wynn Designs.

A heated pool, hot tub, outdoor kitchen and enclosed cabana bring everyone together, while separate living spaces and private decks give guests room to unwind. The grounds also offer a setting for approved celebrations of up to 75 attendees, subject to advance written approval and event terms.

THE PROPERTY

The main house spans three levels connected by a contemporary glass stairwell, with shiplap detailing, comfortable gathering areas and views across the pool and gardens.

The first floor includes a dining room seating 10, a kitchen with a 48-inch six-burner Wolf range and Sub-Zero refrigerator, and island seating for four. A bar area with a wine refrigerator and ice maker makes entertaining convenient, while the living room’s wood-burning stone fireplace creates a welcoming place to gather.

The first-floor primary suite features a king bed, ensuite bathroom, linear gas fireplace and sliding doors opening directly to the pool. A second bedroom sits beside a full bathroom.

Upstairs, another living room opens onto a large deck overlooking the grounds. A reading nook with built-in seating and bookshelves provides a quieter retreat, and three bedrooms complete the level.

The lower level includes a lounge and TV room, a bedroom with custom built-in bunks, an office nook and a full bathroom. Exterior stairs provide access to the grounds.

The enclosed cabana offers a TV lounge and a place to take a break from the sun. A nearby half bathroom and outdoor shower serve the pool area.

A covered dining terrace off the main house seats 10, while additional decks, patios and porches provide places to enjoy coffee, read or spend time together. The expansive lawn offers space for casual games and approved gatherings.

A sleeper sofa is also available in the cabana; its use does not increase the overnight guest limit.

The main house includes five full bathrooms. The primary suite and upstairs king bedroom have private ensuite bathrooms, the first-floor queen bedroom has an adjacent full bathroom, and the two upstairs queen bedrooms share a bathroom. The lower-level bunk room also has an ensuite bathroom.

The guest cottage includes two full bathrooms and a half bathroom. Its upstairs bedrooms share a bathroom with a walk-in shower and jetted tub, while the lower-level bedroom has a full bathroom on the same level.

The garage studio includes a full bathroom. An additional half bathroom and outdoor shower serve the pool and cabana area.

The three-bedroom guest cottage offers its own living, dining and kitchen spaces, along with a second lounge featuring a TV and stereo. This separate accommodation works well for extended family or guests who prefer additional privacy.

The garage studio features vaulted ceilings, a king bed, full bathroom and kitchenette. Its private deck overlooks the pool, providing a quiet place for morning coffee or an evening outdoors.

PRIVATE EVENTS & CELEBRATIONS

The estate can accommodate approved celebrations of up to 75 attendees, with overnight accommodations limited to 20 guests.

The grounds provide options for rehearsal dinners, milestone birthdays, anniversaries, intimate weddings, family reunions and corporate gatherings. Lawn areas and terraces offer flexibility for ceremony seating, outdoor dining and cocktail receptions.

A separate event fee applies in addition to the rental rate. Please inquire with your event type, preferred date and approximate attendee count for pricing, arrangements and the preferred-vendor list of local caterers, planners, florists and tent providers.

All events are subject to advance written approval and the requirements below.

Two-car garage and ample on-site parking. Parking arrangements for approved events should be coordinated in advance.

RENTAL AGREEMENT

A separate rental agreement is required and will be sent electronically after booking. It must be signed within 72 hours of receiving the initial invoice and before check-in. It covers payment and cancellation terms, house rules, damage responsibility, additional charges, and dispute resolution, including arbitration. Failure to sign may result in cancellation under the applicable booking terms. A responsible signer aged 25 or older is required, and valid identification may be requested.

EVENTS AND GATHERINGS

Gatherings exceeding 20 people, or involving hired vendors, catering, entertainment, or amplified music, require written approval at least 30 days in advance. Approved events exceeding 20 attendees carry a fee of $50 per attendee above 20, with a $1,000 minimum. Vendors must carry at least $1,000,000 in general liability insurance.

Outdoor event activity and amplified sound end at 10 PM. All events end at 11 PM. Approval does not permit exceeding the property’s authorized occupancy.
