A small Maine cottage on the historic Laughton House property in Pemaquid Village, with your own kitchen, picnic spot, and parking, with Pemaquid Beach just across the road. It sleeps up to four, with a queen bedroom and a second bedroom with two twin beds, and it`s a real cottage to yourselves instead of a hotel room.

THE COTTAGE
Two bedrooms: a queen, and a smaller second bedroom with two twin beds that works well for kids, a friend or an in-law. One bathroom with a standing shower. A full kitchen, small but complete, with stove, oven, microwave, coffee maker, kettle, toaster, and basic cookware. Living area with a Smart TV, dining table for four, heater and portable fans for the seasonal weather.

GUESTS
Ocean Breeze is a true cottage, cozy by design. It sleeps up to 4 guests. The rate includes 2 guests, and each additional guest is $25 per night.

OUTSIDE
Your own private picnic area with garden chairs and a propane grill, built for slow mornings with coffee and unhurried evenings with the grill on. Two parking spots for Ocean Breeze, one behind the other, on the driveway shared with the main house.

• Maine Kayak for kayaks and SUPs (0.4 mi)

SHORT DRIVE
Pemaquid Point Lighthouse (3.5 mi). Monhegan Island ferry from New Harbor (1.5 mi). C.E. Reilly & Son grocery (1 mi). Damariscotta (about 20 min) for Hannaford (a larger grocery store), oyster bars, restaurants, and shops. Boothbay Harbor (about 45 min) for the Coastal Maine Botanical Gardens and whale-watching.

Two of our own favorites are worth the drive: the wood-fired sauna and cold plunge at Waterstruck Wellness in Newcastle, and The Alna Store, one of The New York Times` 50 favorite restaurants in America in 2024.

THE PROPERTY
Ocean Breeze is one of five buildings on the historic Laughton House property, a small family compound a stone`s throw from Pemaquid Beach. The 4-bedroom Laughton House (sleeps nine) is right next door, so if you`re traveling with another couple or extended family, both can be booked together. Three small one-bedroom cabins (Low Tide, Ebb Tide, High Tide) sit in the woods behind, also bookable separately.

GOOD TO KNOW
Ocean Breeze is uninsulated and open seasonally, roughly April through October. A heater and portable fans keep things comfortable; there`s no central HVAC. No in-cottage laundry. Unfortunately we can`t have pets on site, but ADA service animals are welcome with advance notice, so please reach out before booking.
Thanks for staying with us. Please read these house rules before you arrive.

GUESTS AND VISITORS
- Maximum of 4 overnight guests. Rates include 2 guests, and each additional guest is $25 per night. Infants under 2 don`t count, but please list them on your booking.
- You may have up to 2 day visitors at a time. Visitors must leave by 9 PM, can`t stay overnight, and can`t park on the property.
- No parties or events.
- No commercial photography.

NO SMOKING
- No smoking or vaping of any kind anywhere on the property, indoors or outside. A $250 smoking fee applies, plus the cost of any extra cleaning or repairs.

PETS
- No pets or emotional support animals.
- ADA service animals are always welcome, with no pet fee. Please let us know before you book, since the property is shared.
- If a pet is brought without our approval, a $500 fee applies, plus the cost of any extra cleaning, flea treatment or repairs.

QUIET HOURS
- Please keep noise down between 9 PM and 9 AM. Sound carries to the main house and the cabins.

CHECK-IN AND CHECK-OUT
- Check-in is 4:00 PM and check-out is 10:00 AM.
- Early check-in from 2:00 PM or late check-out until 12:00 PM is $60 each, when the schedule allows. Ask us by the day before and we`ll confirm in writing by 4:00 PM.
- Arriving early or staying past 10:00 AM without a confirmed request is charged $75 for each hour or part of an hour, with no charge within the first 15 minutes. If you`re still in the unit at 1:00 PM, or arrive before 1:00 PM, we charge one extra night instead, if that`s more.

PARKING
- Park only in the 2 Ocean Breeze spots on the right side of the main driveway.

GRILL AND FIRE PIT
- Use the grill only where it sits. Clean it with the wire brush while it`s still hot and turn off the gas at the tank after each use. A $50 fee applies if it`s left dirty.
- The shared fire pit by the cabins is open to all guests, and it`s the only place for an outdoor fire. Keep it small, never leave it unattended, and drown it with water before you leave it or go to bed. We don`t supply firewood, but C.E. Reilly & Son sells it.

FIRE SAFETY
- No candles, fireworks or other open flames indoors. Battery candles are fine.
- The fire extinguisher is in the entry hallway.

HEATING AND COOLING
- The wall heater in the living area, the portable heaters in the bedrooms and the extra blankets keep you warm on cool nights. Please turn the portable heaters off when you leave or go to sleep, and keep them at least 3 feet from beds and curtains.
- Fans are provided for warm days.

WATER AND SEPTIC
- The property runs on a well that can run low in late summer, so please go easy on water. The showers at Pemaquid Beach are a great way to rinse off.
- Please flush only toilet paper. No wipes, even `flushable` ones, and no feminine products.

TRASH
- Put full bags in the bins next to the shed, never on the ground next to them.
- If we have to take trash to the transfer station because it was left outside or next to full bins, a $50 fee applies for each trip.

BEFORE YOU LEAVE
- Please wash and put away your dishes. A $50 fee applies if dishes are left dirty.
- If you can, strip the beds you used (leave the mattress protectors on) and put each bedroom`s sheets and pillowcases into one pillowcase. No worries if not.
- Put your used towels in the laundry basket.

CAMERAS
- There are no cameras inside any unit. Two exterior security cameras on the front of the main house cover the driveway and parking areas.

DAMAGE HOLD
- For direct and VRBO bookings, we place a $500 hold on your card about a day before checkout. If all is well, it`s released automatically, usually within about 7 days.

Direct and VRBO guests also sign a rental agreement with the full details.
