Note: The lower deck is exclusively for your use, but boat owners may walk through briefly to reach the dock. No access to the home, and it happens rarely.


Lake Pontchartrain stretches out before you, its waters shifting from silver to gold as the day moves through its hours. From either of the two balconies, you catch the full sweep of the lake and marina - a view that makes it easy to slow down, breathe, and settle in. This is New Orleans at its most peaceful, with all the city's energy just minutes away whenever you're ready for it.

Sleeping arrangements
Three bedrooms sleep up to six guests across four beds. The primary suite is anchored by a king bed and a private bath. A second bedroom offers a queen bed, and the third is set up with full beds and a daybed with trundle - a versatile layout that works well for families or mixed groups. Room-darkening shades, extra pillows, and ample clothing storage - including a walk-in closet, closet, and dresser - make for a comfortable night's rest. A half bath adds extra convenience for the group.

Kitchen & dining
The kitchen is fully equipped for everything from a quick breakfast to a proper dinner party. A Frigidaire electric stove, oven, dishwasher, microwave, hot water kettle, and Keurig coffee maker are all on hand, alongside cooking basics, dishes, silverware, wine glasses, a toaster, baking sheet, and blender. The wet bar and open-plan dining area make entertaining easy, and the setup flows naturally whether you're having a quiet morning coffee or mixing drinks before a night out in the Quarter.

Living & entertainment
The living area is relaxed and well set up for downtime - HDTV with Roku, board games, and fast Wi-Fi keep everyone covered. A dedicated workspace with a door gives you a proper place to work if needed. Central air conditioning, central heating, and ceiling fans keep the space comfortable regardless of the season.

Outdoor living
Step outside and you have real options. Both balconies frame the lake and marina views, with outdoor furniture and a dining area for meals in the open air. Down below, a private heated pool and hot tub are open 24 hours, and a private gas BBQ grill is ready for an evening cookout. Sun loungers round out the setup, and a private boat slip gives you direct water access. Two driveway parking spaces are included, with free street parking also available.

Families & extras
The home is set up with families in mind. A Pack 'n Play with sheets is available on request, baby safety gates are in place, and a paid folding high chair with padding, harness, and food tray can be arranged. Babysitter recommendations are also available if you need them.

Convenience & safety
An in-unit washer and dryer, essentials, hangers, iron, drying rack, and a safe are all included. The home has exterior security cameras, smoke and carbon monoxide alarms, a fire extinguisher, and a first aid kit. Self check-in via smart lock makes arrival easy, and cleaning during your stay is available.

Location
Breakwater Park and the marina are right on your doorstep. The French Quarter is roughly 15 minutes away, and Frenchmen Street, the Superdome, and the rest of the city's neighbourhoods are all within easy reach - whether you're here for Mardi Gras, Jazz Fest, or simply to explore.

Please note: No parties, no unregistered guests, and no smoking. Any attempt to host a party of any kind will result in immediate termination of the stay with no refund.
