As you walk through the front door and go up the stairs to the second floor you will enter a bright and airy living room with beautiful entertainment center and 55` flat panel Smart Ultra HDTV. The seating area is furnished with a comfy sofa and leather ottoman to put your feet up in front of the TV. A charming balcony outside the living room offers beautiful views of the seaside neighborhood.

The dining room is just off the seating area and is conveniently situated by the open plan kitchen. A lovely all-wood dining table with a rustic finish will warm up any meal. The kitchen features a four-burner stove with oven, dish washer, microwave and a refrigerator. Cabinets are all white with glass windows. A set of dishes, glassess, pots and pans are included. Cooking and dining here will be a breeze.

The bedroom is furnished with a queen bed, writing desk, and a nice size closet. The bed is fitted with a memory foam mattress and fine Egyptian cotton linen for extra comfortable sleep. Two panoramic windows stream light and make the room feel wide and open. Drapes are double lined for privacy and light filtering.

The bathroom includes a tiled shower/bath combination, vanity with a medicine cabinet for your shaving kit and/or cosmetics. The bathroom is beautifully decorated and offers ample room and storage. Plush towels are included.

For work travelers commercial strength Wi-Fi internet makes it a breeze to transfer files or send emails. For leisure travels it is easy to send videos to family and enjoy gaming. Smart TV streams Netflix, Hulu and Prime.

Guests have access to all parts of the apartment.

Rockaway Ferry takes you to and from Downtown Manhattan, where you can board cruises departing for iconic national monument Statue of Liberty. Subway line and several bus lines take you to other boroughs of New York City - Brooklyn, Queens, Bronx, Manhattan.

From Arverne By The Sea you can take subway Train A to Downtown Manhattan (12 stops, 45 mins), to International Airport John F. Kennedy (2 stops, 10 mins), to LaGuardia Airport (by bus 30 mins), World Resorts Casino (by subway 4 stops), Bellmont Racetrack (30 mins by car or Uber), Corona Park (20 mins by bus), Citi Field (30 mins by bus), New York Science Museum (30 mins), Long Island Gold Coast estates (30 mins).

Please, note:

OCCUPANCY:
1. Maximum 2 people registered on the reservation.
2. Absolutely no subleasing (letting other people stay in your absence) or co-hosting (having other people stay with you).
3. This includes young children in co-parenting situations. If you need to bring a child you need to register him/her on the reservation. Occupancy rule remains the same: 2 people total.
4. Bringing anyone without registration is a violation of Airbnb warranty and as such will lead to immediate cancellation of your reservation.

BEACH PARTIES:
3. For beach goers: do not bring family or friends from the beach to the apartment for meals, bathroom trips or showers. Doing so will lead to immediate cancellation of your reservation. If you have adult siblings or parents that you’d like to share beach time with please ask us about our four-bedroom, two-bathroom units, perfect for extended families.

GARBAGE DISPOSAL:
4. Absolutely no loose garbage to be deposited by curb side. Only black plastic bags are allowed and only on Tuesday and Friday night after 5:00 pm. Recyclables in clear bags on Friday night. If in doubt look what neighbours are doing. Fines up to $250 by NYC Department of Sanitation will be passed on to you.

PARKING RULES:
5. No commercial vehicles are allowed in the development. However, if you have a commercial vehicle you can park it on the nearby streets outside the development, two minutes walk from the apartment.

DECENCY & NEIGHBOURHOOD
6. This is a residential development, not a resort. Do not walk around in swimming suits from or to the beach.
7. Do not cause noise or pollution. Words spoken on the balcony can easily be heard by immediate neighbors. So please, be discreet and keep your private matters to yourself.

UTILITIES:
8. Utilities will be charged separately. We will send you the bill from utility companies (electric and natural gas) at the end of the month. Please note, Airbnb will remit the cost of utilities even if you do not pay promptly. So be a good human and pay as soon as the bill is sent.
9. Keep the costs of utilities down by wearing a sweater in winter time. In the summer consider turning off a/c and opening a couple of windows to let the legendary Rockaways ocean breeze in to cool you down naturally. If you do turn a/c on please close all windows and doors to preserve cool air inside. Do not expect arctic cold or desert heat inside the apartment unless you are willing to pay a fortune.
10. Do not plan on charging electric vehicles, commercial power tools, e-bikes, or mining cryptocurrency. We monitor usage daily and will charge you accordingly. In addition, overloading the grid with such gadgets can lead to short circuits and fire hazard. If we have to call an electrician to fix it we will pass the costs on to you.
11. The same applies to plumbing. Throwing insoluble objects down the toilet will cause additional repair costs to you.

INVENTORY:
12. Apartment is fully furnished. Please do not take anything away from the premises.
13. Any broken or missing items will be accounted for and charged to you after departure through Airbnb Resolutions Center.
14. Last but not least. Do not leave us any food, clothing, beddings, cooking appliances, books, papers, shoes, boxes, beach gear, toys, or anything at all. Additional charges will apply for removing stuff from the apartment.
