Inside, the home offers bright, open living spaces with comfortable furnishings and central air conditioning to keep you cool year-round. The fully equipped kitchen is perfect for preparing meals, while the generous layout provides plenty of space to gather, unwind, and make lasting memories. Each bedroom is thoughtfully designed to provide a peaceful and restful stay.

This home features a split-level layout. The main entry level includes the living room, kitchen, and dining area. All bedrooms and bathrooms are located on the upper level and require climbing one full flight of stairs. Guests with mobility concerns should consider this layout when booking.

HOME LOCATION

Located just steps to the beach and a few minutes from the Newport Pier (providing you with 360-degree views of the ocean) as well as just a quick drive or bike to the Historic Fun Zone, & Iconic Balboa Island Ferry and Balboa Pier you are never far from the Action. Directly out in front of the Home is miles of beach where you will find Volleyball Courts, The Boardwalk and plenty of Beach to explore. Just a short walk in the other direction is the Bay where you can sail, canoe, kayak, etc. There are many restaurants (some quite famous) with pretty much every type of food you could ever want within walking distance. Enjoy high end shopping and dining at the newly developed Lido Isle and the historic Balboa Theater. There is an actual brewery and of course establishments with bars, music, etc also within walking distance. There is great surfing and classes available to learn to surf right on our beach.



From our home, you can safely walk or ride bikes anywhere on the peninsula, balboa island, or down to Huntington Beach (45-minute bike ride 1 way) along the oceanfront boardwalk or 20 Min by car. However, with more than 50+ restaurants & bars, shops, electric boat/jet ski rentals, and Surfboard/Paddle-board Lessons all within a 2-15 minute walk, you will never need to travel far.


For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the Balboa Ferry Area. For those of you with kids, the Lighthouse park is also just a bike ride away making this home an ideal location for families. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. If you can't find what you are looking for, the world-famous Shops at Fashion Island have it all located just a 5-minute drive the Island.

Our home is part of a multi-family building with two or more units on-site. Please inquire to rent the whole building. This advertisement is for 1 unit on the upper level. There is another unit on the first floor of the building.

Parking Details
Parking: You are provided two designated parking spaces. One in the shared two‑car garage and one parked tandem in the covered carport. Mid‑sized and compact vehicles are recommended for the easiest access.

Air Conditioning
This property includes air conditioning. The thermostat should be set no lower than 74 degrees and turned off when the home is vacant. Please be aware that we cannot guarantee the home will cool to a specific temperature in all bedrooms and spaces

Laundry
A private washer and dryer are conveniently located inside the unit for your use. Included in your stay is 4 single use Laundry Powders.

High Chair & Pack 'n Play
High chair and Pack 'n Play are available by request only. Please request at least 48 hours prior to your stay, subject to availability.

Our home is located in an active beach community. As is common in these areas, noise from construction, municipal services, beachgoers, vehicle and air traffic, adjacent homes, and nearby commercial or residential spaces may occur. Noise outside of our control will not constitute a refund or rental cancellation.

Quiet Hours Notice
Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.

Pet Policy
This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.
