Lovely apartment with tremendous location and sea view. Close to all amenities. Convenient secure underground parking. All areas of Cornwall accessible by car within an hour. Only issue was unreliable lift to 5th floor.

Perfect place to explore Newquay’s brilliant beaches
Unmatched views of the beach and coast. Brilliant body boarding beach within 5min walk. Tolcarne Beach resort a hidden gem - great restaurant, great cafe, great beach - within 5min walk. Fantastic pizza restaurant Secret Garden within 3min walk. Aldi and Asda within 5min walk. Wet suit drying room with board locker very useful.

We had a great time in Newquay
We, a family with two teenagers, have spent a week at best weather and enjoyed the great location of the flat, directly next to Tolcarne Beach, less than five minutes walk. Hard to improve anything here, starting from the parking garage, welcoming at arrival, support during the stay, and the equipment and inventory of the flat. The locker rooms and shower in the basement make it easy to drop clothes and surfboards and keep the flat clean. We can fully recommend this apartment! Many thanks to all again!

Einzigartiger Ausblick in einer herausragenden Lage
Nach einer Woche in diesem sehr geschmackvoll und durchdacht eingerichteten Appartement in bester Lage von Newquay gelegen ist uns der Abschied denkbar schwer gefallen. Ob den atemberaubende Blick auf den Atlantik, die ausgiebigen Strandspaziergänge, die Wanderungen über den South West Coast Path … wir werden es vermissen. Die gesamte Anlage ist sehr gepflegt und man ist in beiden Richtungen in 5 Minuten entweder am familienfreundlichen Tolcarne Beach oder am von Surfern beliebten Great Western Beach. Vielen Dank auch nochmal an Nino für den herzlichen Empfang und die hilfreichen Tipps! Leider fuhr der Aufzug nur bis in den 4. Stock, da der Knopf im Lift defekt war, aber Treppensteigen hält ja bekanntlich fit und Ninos Trick, dass man im 5. Stock den Lift „ruft“ hat bei größeren Einkäufen gute Dienste geleistet. Ein Staubsauger oder ein neuerer Besen wären noch ganz hilfreich gewesen, da es bei der beschriebenen Strandnähe nicht ausbleibt, dass auch mal etwas Sand seinen Weg in die Wohnung findet. Aber das ist Jammern auf sehr hohem Niveau bei diesem insgesamt wunderbaren Appartement.

Lovely place to stay
Great location for Newquay & its' beaches with wide, dedicated car parking space in secure, underground parking accessible by lift. Apt 35 is on 5th floor, where the lift currently only goes to the 4th - due to broken button that looks like its been waiting a long time for repair. IF INFIRM, check lift access. There is currently a further one-floor stair climb. The flat is well furnished and comfortable. With all mod-cons including washer/dryer and half-sized dishwasher. Main feature has to be the view of the Atlantic Ocean and Newquay Bay through the full-height balcony windows & doors. There is direct access to a shared resident's sun terrace. A large area with 4 concrete chairs & coffee table. People congregate in this area, so be prepared for late night gatherings on summer evenings outside of your access door. Great way to meet people! We never got sun on the flat's private balcony due to its position. The beds are comfortable in both rooms, linen clean, but pillows like pancakes. New ones please!!! The master bedroom has four fitted wardrobes with drawers under. Two are fully locked [as with the bed divan drawers] - cutting down on room for clothing, especially when one contains clothes horse, dust pan, brush, iron board/iron. At car park level there is a beach storage room with private lockers to store surf/body boards. Used this a lot. 2 showers are provided to rinse off sand, etc. Plenty of eateries/pubs/clubs within walking distance.Total enjoyment. No Driving!

Birthday/Anniversary Treat
My husband and I had a week in this amazing stunning apartment. My birthday and our anniversary. The apartment is exactly what is shown on the Vrbo site and much more if not better The property manager Nino met us upon arrival and showed us around the apartment. Took us up to the rooftop pointing out the various points of interest. Obviously it has underground parking so your car is safe. There is a locker within the underground car park with items you may or may not want to use on the beach. Which is a great. Also there is a shower there to rinse off all the sand. The amenities are all within walking distance. Shops restaurants bars. It’s a 10 minute walk into the town centre. We will definitely be booking again in the future This apartment has possibly one of the best views in the UK.

Disproving Newquay’s reputation
Nino, the property manager, gave us a very useful orientation from the extensive roof terrace, so we immediately felt we knew our way around. Rocklands is perfectly positioned on top of the Tolcarne Beach cliffs, and number 35 has the most wonderful views in all coastal directions. It’s great to experience the diurnal rhythm of the tides up close, and the dedication of the young surfers – including at 0530! The beach below is privately owned and the ‘Colonial’s’ terrace perfect to enjoy an ‘apero’ at the end of the day. We also ate there. At low tide we walked back on the firm sand from the original ‘new quay’ at the old port to the Colonial along the beach. There are plenty of good restaurants in the area, and the charming little Trenance Cottages museum is a short walk away, and a pleasant spot for an excellent coffee in the gardens. One day we walked along the path to Watergate Bay, had lunch and caught the bus back. Another day we drove to Looe and walked the softer southern Cornwall’s coastal path to Polperro. All in all a wonderful weeks June holiday for us from Switzerland.

Great stay
The photos of the apartment are very accurate and everything is as wonderful as it appears. Every review seems to have an obligatory mention of Nino. We are not ones for being over bothered by others when on a stay and therefore he was great. Appeared early evening on the 1st day to show us how everything works and make sure everything was okay for us then left us to it saying to contact him if any issues, very helpful and nice. Only problem we had was that the lift only went up to the floor below as the button had been broken to ours. Real pain arriving as it meant carrying 3 cases and all our other stuff up a flight of stairs. This however can’t be blamed on the host, hopefully it will be fixed soon and really was only a problem on that initial day of carrying things up from the car. One thing that none of the reviews seem to mention is that there is a door from the apartment direct on to the shared sun terrace. This was great as it got sun all afternoon, was only used by 1other resident while we were there, and for whatever reason is less windy than the balcony of the apartment if there is a breeze. Overall having stayed in Newquay many times I would say it’s probably the best accommodation and defiantly the best views.

Beautifully appointed and well equipped apartment. Great views from the small balcony and large adjoining terrace. Good location for walk into town centre; although be prepared for steps down to Newquay's renowned beaches. We had a car, but regular buses stop nearby for many destinations including Truro, Falmouth, Padstow etc. The property manager Nino was very welcoming and informative. The first thing you see when you walk into this apartment are the jaw dropping views of the sea. Once you take your eyes away from that you are in the most beautiful apartment that is obviously loved, very well maintained and extremely well equipped. We had the most wonderful time here, sheer luxury to lay in bed and watch the waves and surfers. Nino the property manager was a joy, extremely informative with plenty of local knowledge. If we come back to this area in the future we would not bother to look for anywhere else to stay this is "la creme de la creme". Thank you for letting us share your piece of paradise.

Off the grid holiday by the sea
If you are even considering booking this apartment stop thinking and just do it. From booking through checkout this rental is everything you hope for and more. If you are wondering if the pictures of the views are what you will see when you walk in...they ARE. In fact, the views of the beach/sea are so much better than the pictures. The main bedroom as well as the living area have amazing views no matter what time of day and regardless of the weather (rain, shine, rolling fog...you name it, the photos will be priceless. Check in was very simple; the rental manager (Nino) sends a very detailed email prior to arrival that will walk you through everything. In addition, once I arrived, he was there to walk me through things like how the keys work, the nuances of the washer/dryer, the heating elements, the lights (the living room lighting situation can cause you to shake you head if you don't know to push first!) NOTE: I didn't have a car - walked from train station which is also close - so I can't speak to the garage. The apartment itself is very well suited for guests. The only thing I could say is if you are an American visitor, please be prepared that they only provide bath towels and hand towels - not face towels; this is very typical of international travel so just be prepared. Also - the shower stall in the main bathroom is a bit wee (I'm tall and somewhat claustrophobic) but the second bathroom shower is just fine! And the water....always hot...a treat in UK rentals! It is within walking distance of many restaurants, shops and beach access. In addition, a bus stop is located very near the building that will take you anywhere for a daily rate (or a flat rate for unlimited rides for the week). Taxis and ride share are also available but require some effort. Note: Beach access requires many stairs or a steep and winding road to walk. This building does not have direct beach access for guests. I enjoyed falling asleep to the sound of the waves crashing into the beach each night and spending time in the reading chair in the corner with panoramic views that can't be beat. I give kudos to Bina and Nino who made this solo traveler feel welcome and very comfortable. I will definitely book this unit again.

Exceeded expectations
This was our first VRBO experience, and it couldn't have been better. The view from the living room and balcony was mesmerizing, rain or shine. The sound of the surf was loud but relaxing. The apartment itself was perfect for an elderly couple like us, and the location was very central with either a short walk or short drive to shops, stores, and restaurants. We may well come back, if we can ever find dates when this excellent property is available again!

The basement parking was a real bonus, especially in the heat. Well equipped and had everything you needed. My husband and myself had a really relaxing holiday and what a view from balcony it was just like being abroad. The apartment was very clean and a good size fridge freezer which is really good when doing self catering. Lots of take away if you want them on your doorstep. Outside of building a little tired looking but it looks like they may be doing this up but once you enter the building 5 star. The parking space for this apartment is the biggest which is great if you have a big car like us. Walk down to the beach might be hard for some my husband and myself are 61 years old was celebrating out 40th wedding anniversary and was able to do this but they are other ways down that might be easier. Everything you need in a kitchen and top quality. A lift from car park right up to your apartment so no stairs to walk and all very clean again. I hope this helps you a little if booking this beautiful apartment. Was sad to go home but hopefully will be back another year.

The apartment was everything we expected from the description given on Vrbo as well as those from the previous guest reviews! The decor was very modern and really tasteful plus very comfortable especially while laying in bed looking out the window at the panoramic view of the sea at Tolcarne Beach. The apartment is situated in a convenient part of Newquay and has a very generous parking space for most SUV sized vehicles. Must also mention Nino, the property manager, who was very helpful before our arrival and then when we checked in to the apartment - he not only explained everything we needed to know about our stay but also made some first class recommendations about dining out in Newquay so thank you Nino. We loved everything about the apartment and would certainly recommend to anyone planning a visit to Newquay. And finally a message for the owner Bina - you have a really lovely property and we can understand why you look after it so avidly, it's one of the most tasteful places we have stayed on our travels so thank you. A well positioned and beautifully presented apartment
We stayed at Rocklands and we’re not disappointed. The apartment is exactly as the pictures show it. The cleanliness was first class and the apartment had everything we needed. The little touches like hand wash at the sinks to tea, coffe and a pint of milk in the fridge for arrival just showed a nice level of care for guests. The underground secure car park has a large space, lift access to the apartment and two bedrooms, the second bedroom with two singles could be described as small but I’m being picky here. Both bedrooms have sufficient storage with the master having a well appointed en-suite. The open plan lounge diner is a really light bright space with access to the balcony and the roof terrace both are wonderful spaces to take in the views and watching the sunset. The email instructions for arrival initially seemed very detailed but once you arrive they actually make perfect sense. The manager Nino contacted me as he was unwell but could not be more helpful, giving helpful advice on places and restaurants to visit, thank you. Overall a really great break in Newquay , I would recommend this apartment and wouldn’t hesitate to book here again. .

Superb apartment, comfortable and very well equipped.
There was a little trepidation when booking the apartment as it looked so nice, spacious, and beautifully styled. Had some creative photography been taken, would it match up to expectaions? Let me reassure you, what you see is what you get, and more. The apartment is absolutely beautiful and we could not find any fault with it. The owner has filled it with lovely things which give it a brilliant holiday feel. Nino, the property manager welcomed us and gave us all the information we required regarding the apartment, the surrounding facilities, and the area in general. The underground garage is also a real benefit. I often try to judge a holiday by two things, the area we are visiting, and would i like to live permanently in the property. Very few properties meet the second criteria, but if i was rich enough i would move into the apartment tomorrow, just as it is. We will certainly look to book the property again, but perhaps in a more summery period, not January. My partner fell in love with the rocks at Tolcarne beach, and it was a lovely start to the day sitting up in bed, drinking tea, and watching the waves against the rock. Thank you Nino and Bina for allowing us to stay, and for creating such a lovely environment to stay in. See you again.

What a fantastic stay!
From before we even arrived Nino, the property manager, was exceptional! Due to a change in our circumstances, we were in Cornwall an awful lot earlier than expected. Nino allowed us to park in the underground car park so we could keep our property safe enabling us to go and explore before we checked in. Nino was there to meet us, showing us through the apartment and informing us of places to go, (The Camel Trail was a particular huge success). The apartment was amazing and my greatest review is that I could happily live there myself! It’s comfy and cosy and equipped with everything you need. Thank you for everything and we can’t wait to come back!! 😁

Stunning apartment in a great location with an amazing view!
Just returned from a great week in Newquay staying in this stunning apartment. Prior to arrival, we were sent comprehensive information about the apartment and recommendations for restaurants. On arrival, we were greeted by Nino which was great - he made sure that we were happy with everything in the apartment and gave us information about the local area. The apartment itself was very well presented and clean with everything that we needed for our stay. The location was great - just a short walk from all the shops, restaurants and beaches. The underground parking was a massive advantage and the lockers and showers down there were very useful. Finally, the views were amazing. Sea and beach views from every window and we were on the balcony every day. The apartment also had direct access to the shared roof terrace, although we had it to ourselves most of the time. Excellent apartment with amazing view
Apartment was amazing, superb views and cleanliness. Property manager (Nino) was very welcoming on arrival, informative about the area, things to do and great tips for places to eat and visit. Drying rooms, shower and storage in the basement of the building is very handy for beach days.

Beautiful apartment, beautiful location
Everything about this apartment was created to make every minute of our holiday easy and pleasurable. From the view (from each room) which made me feel like i could dive straight into the sea, to the surf locker conveniently located at the bottom of the building, the apartment had everything we could possibly need to make our family getaway a stress free time. Beautiful beach views - miss them already!
Very well-appointed apartment in busy Newquay. Couldn’t be closer to the beach, views from the windows were just stunning. Nino the property manager was attentive and very friendly. The apartment runs on an efficient system - sandy beach gear left downstairs in purpose built locker. The apartment itself was spacious and ample sized for our family of four. We’d definitely stay here again. Good communication and excellent location!
