The Space:

📌 NOTE: A digital rental agreement MUST be signed prior to arrival, and you will need to provide a copy of a legal ID with a verification selfie. This cannot be done in person. The booking guest must be at least 23 years of age to check in.

• Extra supplies may be available upon request, but are not guaranteed. Grocery and convenience stores are located nearby for anything additional you may need.

• Please note that normal wear, minor imperfections, or pre-existing cosmetic marks may be present throughout the home due to regular use. We maintain high cleaning standards and ensure the property is fully cleaned and prepared before each stay.



Guest Access:

Guests will enjoy private access to the entire home during their stay, including all four bedrooms, five bathrooms (four full, one powder room), living areas, fully equipped kitchen, laundry room, and the private outdoor patio. Full access to all Community Development District (CDD) amenities, including multiple pools, hot tubs, fitness centers, and playgrounds, is also included.



The Neighborhood:

Located in West Kissimmee, this home offers easy access to Walt Disney World, golf courses, shopping, restaurants, and Orlando's top attractions. Enjoy a peaceful residential setting while staying just minutes from the excitement of Central Florida's theme parks and entertainment.

A car is recommended for getting around and exploring the area. Popular attractions are just a short drive away:

• Damage Waiver: Every reservation includes our Damage Waiver Program, covering up to $500 in accidental damage to contents (linens, towels, glassware). This is not insurance.

• Grill Information: A propane grill is available. Propane levels are not guaranteed; guests are responsible for refills/exchanges. We reimburse one refill with a receipt.

🐜 The home is regularly treated for pests. However, due to Florida's warm climate and proximity to the water, occasional pest sightings may occur despite routine treatments and do not necessarily indicate an infestation. Refunds or compensation will not be provided for occasional pest sightings.

Please note that certain circumstances beyond our control may occur during your stay, including severe weather, citywide power or internet outages, construction or noise outside the property, temporary amenity closures, utility or municipal repairs, or activities taking place on neighboring properties or units.

While we make every effort to ensure a comfortable stay and will assist whenever possible, these situations are outside of our control and are not considered property-related issues. As such, refunds, discounts, or compensation cannot be provided for any inconvenience resulting from these circumstances.



• Community Amenities Access: An amenity card is required for most CDD facilities. Amenities are subject to HOA rules, maintenance, and closures. Some may require additional fees/reservations.



• Additional Supplies: Extra supplies are not guaranteed. Grocery stores are nearby. Towels are provided for 2–3 days; use the in-unit washer/dryer. For stays 5+ nights, replacement towels may be requested.

• Items Left Behind: A $35 service fee plus shipping applies for returning left items. We are not responsible for loss/damage after departure.

• Weather & Construction: Travel insurance is recommended during hurricane season (July–November) as refunds are not provided for weather disruptions. Construction may occur nearby without notice.
