We respect our guests' privacy and aim to provide a seamless, uninterrupted stay. While we will not be present at the property, we are always available and happy to assist with any questions or needs you may have. Please feel free to reach out to us through the booking platform at any time.

Routine outdoor maintenance takes place on Mondays, Wednesdays, and Thursdays during business hours. Service providers access exterior areas only and will not enter the home.

You have access to the entire property and its amenities, including the private backyard, pool, hot tub, game spaces, and laundry facilities.

Please consider the layout when planning your stay: this multi-level home is not wheelchair accessible. Stairs and sunken living areas may be difficult for guests with limited mobility.

The hot tub is heated year-round at no extra cost. Optional pool heating is available October through April at these nightly rates:
October and April: $30
November and March: $35
December, January, and February: $50

Self check-in is through a smart lock. Your unique entry code will be sent a few days before arrival and will remain active for your reservation.

Ample off-street parking is available in the driveway with space for up to 5 vehicles depending on their size.

Gas fireplace is turned off months of May through October



Settle into bright, open-concept spaces where the kitchen, dining area, and living room flow together. Mid-century modern furnishings, a yellow sectional, and atmospheric evening lighting give your gathering a colorful, welcoming backdrop.

Cook and gather: The fully stocked kitchen features stainless-steel appliances, a spacious island, and essentials including salt, pepper, olive oil, coffee, and spices. A stove, oven, microwave, dishwasher, refrigerator, freezer, coffee maker, kettle, toaster, and blender make meals at home easy.

Rest and recharge: The home accommodates up to 12 guests and includes two king beds, two queen beds, and two full beds. Fresh linens, soft duvets, extra pillows and blankets, room-darkening shades, and clothing storage help you settle in comfortably.

Refresh: Bathrooms include towels, shampoo, conditioner, body soap, and a hair dryer, with a bathtub available for a relaxing soak or bath time.

Play and unwind: Enjoy dedicated game and media spaces, an upstairs sitting area, and a garage-converted entertainment lounge with a built-in bar and Texas-inspired styling. Garage-style doors open for an indoor-outdoor feel; a pool table, board games, five Smart TVs, and a sound system keep everyone entertained.

Head outdoors: Your private, fenced backyard has a pool, a five-person hot tub, loungers, outdoor dining furniture, and a covered patio with lounge seating. Gather around the firepit under twinkling patio lights or prepare dinner on the gas BBQ.

Bring the little ones: Pack ’n Play/travel crib, stair gates, and highchair are available for traveling families.

Enjoy everyday comforts: WiFi, central air conditioning and heating, ceiling fans, a washer and dryer, and an iron are provided. The indoor gas fireplace is turned off from May through October.

By reserving The Tree House, guests acknowledge and agree to comply with the following rules:

-Smoke Free: Property is smoke free, please no smoking inside property. Smoking (or any smoke smell) in property will result in automatic $750 cleaning/ozone fee

-Age Requirements: Primary guests must be 25 years or older.

-Pets: Up to 2 medium-size dogs are welcome ($85 fee per dog per night). Dogs are not permitted on furniture, linens, or blankets.

-No Parties: May allow some family style parties but host must pre-approve

-Noise Policy: Quiet times are between 10pm and 7am per San Antonio City Ordinance. Guests acknowledge that home is equipped with noise monitoring technology to ensure compliance with local city ordinances.

-Security: For your safety, security cameras are located at the front door and on the side of the home, monitoring the exterior only. There are no cameras in the interior or private backyard/pool area.

-TV & Audio Equipment: Do not move, unplug, disconnect, or alter any TVs, soundbars, or surround-sound equipment. Violations will result in a $200 technician service fee.

-Number of Guests Policy: Maximum 12 guests. Guest count must match the reservation unless approved by the owner.

-Care & Damages: Do not move furnishings or attach items to walls. Guests are responsible for all damages. Attaching anything to walls will incur a $75 fee.

- Checkout Instructions:
-Empty refrigerator and freezer disposing of leftover food in garbage cans (Please DO NOT put in sink/garbage disposal).
-Place all trash in on-site outdoor trash bins.
-Place all dirty dishes in the sink
-Leave any dirty towels in the bathtubs/showers.
-Place Thermostat to 72F
-Turn off all lights
-Shut and lock all doors and windows
