The condo was very clean, and spacious and charming. I loved both the upper deck that faces the street and Potter's Pond and and is an extension of the bedroom, and the lower small deck that extends from the lower floor's dining area. That lower deck houses the grill. The sunsets were beautiful from that deck. Meg the owner, was very responsive to all messages. One should be aware that sharing space with the other attached condo, while separated by slatted wood barriers, prohibits privacy. You will see and hear the other occupants if they are on those decks while you are. Additionally, I did find it noisy. I heard the other family talking, kids shouting, and also I could feel the vibrations and hear/feel the pounding of their feet as they moved around their attached condo. Furthermore, the description states it sleeps 3. There is a queen bed in the upper bedroom with a somewhat dilapidated futon couch in the same bedroom. We did not attempt to open the futon ,as it seemed complicated , heavy and the mattress in rough shape. The downstairs sectional couch is very comfortable to sit on, and I would imagine a child or small adult could sleep on that. It is not a pull out couch. So, a couple with a child could sleep there, but three platonic friends might find it difficult. I have rented numerous summer cottages and I did find the 4 pm check-in to be late( though I did get a message I could come earlier, at my request) and the 10 am check out to be very early. Also when you are coming from a distance and the cottage sleeps 3-- to only have 2 rolls of toilet paper, no kleenex, one roll of paper towels, etc., available does make it hard on travelers. Bringing everything is difficult and buying locally is expensive. When one is spending a lot of money to rent, it does feel inhospitable. For those reasons I would give it 4/5 stars. Otherwise, a very pretty and well placed cottage for your vacation-- very near to all beaches and I love Matunuck and have stayed there often. I'm afraid due to the privacy issue, I most likely would not stay here again.
