THE SPACE
Main level: vaulted great room (wood-burning fireplace, 85" TV, sectional), eat-in kitchen, formal dining for 8, and the king suite with its own full bath, walk-in closet, and French doors to the yard. Upstairs: two queen bedrooms and a full bath under the loft. Walkout lower level: two full-size bedrooms (one with two twin beds, one with a double bed and a desk), a full bath, the rec room with a gas fireplace and second TV, laundry, and the game room with a 9-foot Brunswick pool table. Outside: an elevated deck with string lights over the yard toward the pond, a covered patio underneath with a lounge and bar top, a fire pit with Adirondack chairs, a private beach on the spring-fed pond, and a footbridge to a second pond. The pond is for the view, fishing from shore, and lounging; there is no swimming and no boating. Newly furnished September 2026. Well water with a softener; natural gas heat; 1 Gbps fiber Wi-Fi.

GUEST ACCESS
The whole house and grounds are yours: all five bedrooms, four baths, kitchen, great room, rec room, game room, deck, covered patio, fire pit, and the beach and pond shoreline (no swimming, no canoes, paddle boats, kayaks, or floats). Off-limits: the workshop's gas heater and the storage shed. Self check-in with a keypad code sent before arrival.

OTHER THINGS TO NOTE
Well water and a septic system: toilet paper only, no wipes or grease. Rural road, very dark at night, patchy cell service (use the Wi-Fi). Stairs to the upper and lower levels; the pond is unfenced, so children need supervision near the water. No parties or events; guests on site may never exceed the booked count. Winter: the driveway is plowed; please keep the thermostat at 55 or above. Quiet hours 11 PM to 8 AM.
