Mountain Mischief is an upscale 4-bedroom, 4.5-bath mountain home in Alto, just minutes north of Ruidoso. Surrounded by tall pines with incredible Sierra Blanca Peak, canyon, and valley views, this two-level retreat features four private suites, each with its own en suite bathroom, spacious indoor and outdoor gathering areas, a game room, and a private year-round hot tub.

Designed for couples, families, and friends traveling together, Mountain Mischief comfortably accommodates up to 8 guests with the privacy of four en suite bedrooms and plenty of space to gather.

MAIN LEVEL

A paved driveway slopes down from the roadway to a level, paved parking area. From the parking area, there is one step up to the main entrance.

The main level includes the living room, kitchen and dining areas, primary king suite, powder bath, game room, and covered deck. The living area takes full advantage of the canyon and valley views with comfortable furnishings, a gas fireplace, Smart TV, and direct access to the covered deck.

KITCHEN & DINING

The spacious kitchen features KitchenAid appliances, generous preparation space, a dedicated coffee station, and wet bar.

PRIMARY KING SUITE | MAIN LEVEL

The primary suite features a king bed, private en suite bathroom, and direct access to the main-level covered deck. A separate powder bath is conveniently located near the front entry and game room.

GAME ROOM | MAIN LEVEL

The converted garage provides a dedicated space for a little friendly competition and time together.

THREE QUEEN SUITES | LOWER LEVEL

The lower level features three additional bedrooms, each with a queen bed and private en suite bathroom.

Two south-facing suites have direct access to the covered lower deck, while the west-facing suite opens to its own private balcony. The lower level also includes the laundry room.

OUTDOOR LIVING

Mountain Mischief offers multiple outdoor spaces for enjoying the tall pines, fresh mountain air, wildlife, and Sierra Blanca Peak, canyon, and valley views.

The main-level covered deck features casual seating, high-top seating along the railing, an outdoor table for 4, and a two-person bench outside the primary suite.

The covered lower deck leads by stairs to a turf area ideal for lawn games and a stamped-concrete sitting area with Adirondack chairs—a great place to relax, visit, watch for wildlife, or enjoy a game of cornhole.

PRIVATE HOT TUB

The private year-round hot tub is located outside on the east side of the garage with level access from the paved parking and game room area. Access from either of the back decks requires stairs.

Mountain Mischief is located in the peaceful Alto Lakes community, convenient to Ruidoso dining, shopping, recreation, and area attractions including Spencer Theater for the Performing Arts, Ruidoso Winter Park, Ski Apache, Grindstone Lake, Midtown Ruidoso, Inn of the Mountain Gods, and Ruidoso Downs Racetrack.

Alto Lakes Golf and Country Club, The Outlaw, and Kokopelli Golf Club are private clubs. Club amenities are not included with this rental.

Mountain weather and road conditions can change quickly, particularly during winter. Guests should monitor current conditions and travel with an appropriately equipped vehicle.

Travel insurance is strongly recommended, particularly for holiday reservations, longer stays, and winter travel. Coverage may provide protection for qualifying circumstances that fall outside the property`s cancellation policy.

OCCUPANCY AND QUIET HOURS

- No parties, events, or unauthorized gatherings
- Quiet hours: 10:00 PM - 8:00 AM. Sound carries easily in the mountains, so please keep outdoor conversations, music, and other noise at a respectful level.

ALTO LAKES COMMUNITY

- Alto Lakes Golf and Country Club, The Outlaw, and Kokopelli Golf Club are private clubs. Club amenities are not included with this rental.
- No trailers, RVs, or campers.
- Garage parking is not available. The garage is used as the guest game room.
- Please respect neighboring properties and community rules throughout your stay.

HOT TUB SAFETY

- Children must never be left unattended in or around the hot tub.
- No glass is permitted in or around the hot tub.
- Secure the hot tub cover after each use.
- Please observe quiet hours when using the hot tub in the evening.

PETS, SMOKING AND FIRE SAFETY

- No pets are permitted.
- No smoking or vaping inside the home, including marijuana.
- Outdoor smoking requires extreme caution and may be prohibited during fire restrictions. Never discard smoking materials anywhere on the property or from the decks.
- Outdoor campfires and fire pits are prohibited at short-term rental properties.

CARE OF THE HOME

- Children must be supervised on decks, stairs, and outdoor areas.
- Please keep food and colored beverages out of the bedrooms to help protect bedding, carpets, and furnishings.
- Please do not move furniture.
- Please use the gas fireplace, propane grill, and game room equipment responsibly.

TRASH

- Keep all trash securely bagged and never leave trash outdoors.
- Trash must be taken to the Alto Lakes Sanitation Station at 1221 High Mesa Road, across from Kokopelli Golf Club, during your stay and before departure.

These House Rules provide an overview of the requirements for your stay. A signed Guest Rental Agreement is required prior to check-in and contains the complete terms, conditions, House Rules, and property disclosures.

Significant or repeated violations may result in additional charges or termination of the stay without refund, as provided in the Guest Rental Agreement.
