The Space:
Valley View Farmhouse gives guests room to spread out across two comfortable levels, with gathering spaces downstairs, restful bedrooms upstairs, and outdoor areas that make the most of the surrounding countryside.

The main level is designed for time together, with a comfortable living room, formal dining room, fully equipped farmhouse kitchen, and island seating for casual meals or conversation while cooking. Just off the kitchen, the sunroom is one of the home’s standout spaces, offering wide views of the surrounding pastures and the Shenandoah Valley beyond. A full bathroom is also located on this level.
🛏️ Rest
Upstairs, you’ll find two thoughtfully appointed bedrooms: a spacious primary bedroom with a king bed and a second bedroom with a queen bed. This level also includes a full bathroom, cozy loft-style sitting areas, and a dedicated workspace for remote work, reading, or planning your next day in the countryside.
🌅 Unwind
Step outside to enjoy approximately 1.5 acres of fenced yard space directly behind the home. The backyard includes the hot tub, fire pit area, and plenty of open space for pups to play or guests to relax outdoors. Guests are also welcome to enjoy seasonal fruit from the orchard when available. Beyond the fence, the neighboring pasture often hosts grazing cattle, who frequently wander over to investigate visitors from the other side.

The home is well positioned for exploring Rappahannock County, Virginia horse country, and the northern Shenandoah Valley. Spend the day visiting nearby wineries like Gray Ghost Vineyards, one of Virginia’s oldest family-run wineries, Narmada Winery, and Little Washington Winery; enjoy scenic drives through rolling farmland; or head toward Shenandoah National Park and Skyline Drive for hiking and mountain views.
Guest Access:
Guests have access to the entire farmhouse, including all indoor living spaces, the hot tub, fire pit area, fenced yard, and orchard. The neighboring pasture is an active agricultural area and is not accessible to guests. Please do not enter any fenced livestock areas or agricultural buildings unless specifically authorized.

The area offers a peaceful rural setting while remaining convenient to wineries, breweries, hiking trails, and the charming towns of Washington, Sperryville, and Culpeper. Shenandoah National Park and Skyline Drive are also within easy driving distance.
Getting Around:
A vehicle is strongly recommended, as there is no public transportation in the immediate area. The property is easily accessible via paved roads and offers ample on-site parking. Scenic country roads make for enjoyable drives, and many wineries, restaurants, hiking trails, and local attractions can be reached within 15–45 minutes.

🏡 This is a historic farmhouse. While thoughtfully updated with modern comforts, guests may notice some of the character and quirks that come with a home that has been welcoming families for generations.
🌾 The property sits on 12 acres, including a fenced backyard, orchard, and neighboring pasture. Guests have access to the farmhouse, fenced yard, and orchard. The adjacent pasture is not accessible to guests.
🐄 Cattle are frequently present in the neighboring pasture and often approach the fence line out of curiosity. While we cannot guarantee their presence, they are on the property much of the year.
🍎 Seasonal fruit may be available from the orchard. Availability varies throughout the year and cannot be guaranteed.
🚶 The property is located along a quiet paved country road that is ideal for walking, running, and exploring the surrounding countryside.

🐾 Up to three dogs are welcome at the property. Please ensure they are added to the reservation so that applicable fees are automatically included in your total. The fenced yard includes additional mesh to help cover gaps in the wood fencing, but guests should review the fence and supervise pets while outside. Pets must be leashed whenever they are outside the fenced yard.
🚗 While the property offers peaceful seclusion, wineries, restaurants, hiking, and the attractions of Rappahannock County and Shenandoah National Park are all within a reasonable drive.
🌅 Sunsets are one of Valley View Farmhouse's signature experiences. The best views can be enjoyed from the hot tub, fire pit area, or sunroom overlooking the Shenandoah Valley.
