ABOUT THE PROPERTY:

Boots & Birdies is a beautiful 4100 sq/ft house, sitting on 1 acre of land. The house itself features 6 bedrooms, 4.5 bathrooms, multiple living spaces and game rooms, and tons of space & amenities for large groups.

This property is self-managed by Brian & Ali (this is Brian typing), with a really great team of cleaners, maintenance people, pool care-takers and more - and we can't wait to share this amazing property with you that we've put so much work into!

Bedroom 1 (upstairs): King Bed w/ en suite bathroom
Bedroom 2 (upstairs): King Bed
Bedroom 3 (upstairs): King Bed w/ adjoining jack & jill bathroom + a private workspace

Bedroom 5 (downstairs): Double Queens w/ en suite bathroom, double shower & Get Ready Room
Bunkroom (upstairs): Double Bunk Room w/ 4 double beds (sleeps 8)

Bath 2: Jack & Jill between Bed 3 and movie room (3/4 bath)

MOVIE ROOM: Also functions as a 2nd living space, 60" TV, wet bar, lots of seating, and a fold out sofa for a couple extra sleep spaces

KITCHEN: features a commercial range, and all stainless steel appliances. There is also a large walk-in pantry with tons of extra food storage space, and stocked with blender, slow cooker, electric tea kettle, double toaster, and more


THE OUTSIDE OASIS:

Outside is where the magic of Boots & Birdies really shines, with 6 distinct areas and amenities:

CUSTOM POOL & SPA - features 2 waterfalls, a 6" depth shallow section and a 9' deep end, and beautiful night time lights that bring the pool to life

PICKLEBALL & BASKETBALL - the brand new court doubles for both pickleball or basketball, with paddles and balls provided (note: basketball lines have been painted onto the court since these photos were taken)

LOUNGE AREA - turf area with sun loungers between the court and the pool. Get your tan on!

FIRE PIT - gas fire pit (propane provided) with enough seating for 8-10 people to enjoy some s'mores and some good conversation

COVERED PATIO LOUNGE - with a 70" outdoor TV, outdoor fridge, and lots of seating

OUTDOOR DINING - with seating for up to 22 people, because a house like this should have a spot where everyone can dine together!


THE AREA:

Boots & Birdies is located in the Belterra area, on the western border of Austin. There are lots of nearby restaurants and a large HEB about 5 minutes from the property.

Downtown Austin is about 25-30 minutes drive.


HOUSE RULES:

*The primary booking guest must be at least 25 years old and must be present for the duration of the stay.
*No Noise after 10pm
*No Pets allowed on the property
*No smoking in the home


POOL, SPA & OUTDOOR AREA:

*Use the pool and spa at your own risk. No lifeguard is on duty. No fence around the pool.
*Children must be supervised at all times around the pool & spa.
*No diving, running, or unsafe behavior in the pool area.
*No glass containers in or around the pool. (Please only use supplied plastic dining wares outdoors)

**POOL HEATING is available for an additional fee and must be arranged at least 3 days prior to check in.
