Enjoy breathtaking views from this spacious 2-bedroom, 2-bathroom apartment in New Acton. You`ll struggle to get much closer to The Australian National University and it`s a short walk to Canberra`s CBD.

You will have access to all of the apartment amenities, including the heated pool, sauna and gym, throughout your stay. Please check the full listing information as it will answer most of your questions.

BEDROOM:
The bedrooms have queen-sized bed topped with fresh linen. The linen is professionally cleaned and pressed after each stay. Also, the bedroom has a lot of wardrobe space for your luggage.

BATHROOM:
I will provide complimentary towels, toilet paper and body wash.

KITCHEN:
You can use the kitchen whenever you`re craving for home-cooked meals and has:
- fridge/freezer
- stovetop
- dishwasher
- plates, glasses, and utensils
- cooking pots and pans
- We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a TV that you can use. TV has access to all local channels.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

IMPORTANT NOTE:
Façade Upgrade Painting work at London Tower Building Metropolitan Apartments from November2020.

Total work completion duration is 4 weeks but may extend without prior notice.

REMINDERS:
1. Be extra careful as areas may be wet, hoses and ladders and equipment may be in various locations
on the property.
2. Close all exterior windows & Doors
3. Refrain from hanging out washing.
• Balconies/Verandas cannot be used.

COMMON AREA:
- Access to the building’s pool and gym

Please note that shared facilities are managed by building management and may occasionally be unavailable. We recommend checking any building notices upon arrival for the latest updates.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need. I can also provide you with any tips on the best places to go for food or just to have fun!

Notice: Window cleaning started on 22nd January. Temporary inconveniences may occur; your understanding is appreciated. The cleaning aims to maintain a clean and pleasant environment for your stay.

There is an ongoing construction nearby and may cause noise disturbance from morning until about 6pm.

Be gentle on the dryer door as it was recently broken and we`re working on getting a schedule to have it fixed.

We don`t provide HDMI cable however, you can bring your own if you wish to connect your laptop with the TV.

The pool is open but with restriction on people (only 2 at a time)

For the comfort and enjoyment of all tenants/guests, please keep voice, television, and door closure volumes to a minimum.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.

NOTE:
Please do not use the dishwasher as it is currently out of order and scheduled for replacement.

We want your stay to be seamless and enjoyable from the moment you book. Here`s everything you need to know:

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**Check-In & Check-Out**
- Check-in: from 3:00 PM | Check-out: by 10:00 AM
- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.

**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
