The place is in a great location—really nice house with a good layout and spacious rooms.There are a few things that could make the stay even better:•The water in the showers never got truly hot; it was only warm at best.•The TV wasn’t working properly (no volume).•The condominium pool was very run down and quite dirty.Overall, though, we really enjoyed our stay. The host was very nice and always responsive.

We stayed for 3 nights and had a good stay. The guards at the gate were nice, we had no trouble “checking in”. The property was as described. We enjoyed the pool (we saw 2 but only used the closest one) and the patio area with table is nice. The air conditioning worked well and could cool the areas down quickly. As requested by the property, we turned them off when leaving so we wondered how well they would work upon our return and we were surprised at their effectiveness. We knew the showers could be tricky and they definitely were. The pressure seemed fine but the build up on the shower head would block a few of the water streams but then cause others to spray off in crazy angles. The lack of shower curtains made this a problem. Maybe a clear shower curtain would help this or a brush of the shower head? Our party included 2 females with thick, long hair. Having 1 towel each for showering was therefore not ideal, and 1 towel had some stains on it. There were no wash cloths, and no hand towel for the downstairs bathroom. There was a nice welcome sign and it provided the WiFi password and told us to enjoy the bottle of wine (but there was no wine to be found- probably just an oversight!)The host was responsive and would quickly get back regarding questions. I asked about the public beach access and was told it was a short distance once on the main rd. We didn’t seek it out as it was too hot for us to wander but more clarity on this would have been helpful. A good stay overall.

We felt safe with having a gated property and security guard. Grocery store was within walking distance. Beach was an easy and close walk. We had the pool mostly to ourselves and loved that this place was quiet and relaxing. We had lots of space for our family of five. We had our own laundry which was also nice. The only bad thing was that we saw mice inside the place and when it rained really hard we had water coming in one of the bedroom windows. The beds we also a bit on the firm side so we had stiff backs each morning.

Great place to stay!

As mentioned in the title, great place to stay! The on property pools are great with the kids. Couple minor issues; no trash bags, minor older property issues. The management response was on time. Great taco shop right down the street mangers name is Armando, great guacamole, good food and he will try to sell you tours (we bought 2), pharmacy's in close proximity.

Loved the condo, it was great. There was some water leaking in a couple areas but nothing major at all. Water pressure was up and down. Pool was great but did not seem to use chlorine which is a little gross, but we seem to be fine lol. Location is great!!

Family vacation

Very nice property looks just like the photos. Good location 3 minute walk to buses and public beach. A couple more towels would be nice and maybe a few beach towels. Would definitely stay again.

Do not book this property on Expedia!!!!!! i booked through expedia and when i got to the property they told me i didnt have a reservation after providing my passport. i then spoke to the owner of the unit. she explained to mw that she didnt have an account with expedia which is why she didnt see my reservation. she then handed the phone to her hostile co-host who proceeded to be rude and tell me that the host was too nice and that he would handle the call from there making my first impression of my experience here terrible and not welcoming. They then found my reservation on Vrbo and didn’t apologize for the disrespect i endured. hopefully the rest of stay isnt as horrible as my check-in experience.

Do not stay here if you take showers!

I regret to say that my recent stay at this VRBO property was an absolute nightmare. For several days, we did not have running water on the second floor, which made basic hygiene and daily activities unbearable. Despite contacting the host about the issue, they were very unhelpful. The host claimed that the water outage was due to issues with the City of Cancun's infrastructure, but after speaking with a neighboring guest, it became apparent that the host was lying to us. This blatant dishonesty and lack of concern for their guests is unacceptable. I would strongly advise against booking with this host and property, as they cannot be trusted to provide a safe, comfortable, and honest experience.

The house was amazing!

Great location and great house! There was a lot of space for myself and my husband and 3 children. Kitchen is perfect and pool area was great. We did run out of toilet paper but we bought more. Facility was nice. They don’t speak much English but that’s ok because it’s Mexico. Honestly great experience!!

Lovely Property

This is a spacious, clean, quiet, safe property in a great location in the middle of everything in Cancun. Large kitchen that has everything you need. Communication from the owner was excellent and we even got to meet them upon checkin and they were lovely. The only drawback for us is this is not an ideal property for using the beach. You actually can't use the Ritz services as listed in the description (we asked at the Ritz and they told us no), so you have to walk around to the public beach access. It is close, and the beach is federal property, but it is completely taken over by the hotels so it feels very awkward to plop yourself down in the middle of their chairs and umbrellas. We are beach people so this was a drawback for us but if sitting on the beach all day isn't your thing then this is the perfect property!

Great Location, Very Quiet

The location is great (just in front of the Ritz Carleton). The security guards are very friendly, but minimal English is spoken (not a negative, just a heads up). The villa was very nice, but could use some of the basics to make things easier for people who fly in - or paper towels, garbage bags, etc. Water pressure was a struggle in the showers. Otherwise very nice & quiet which provides a great escape from some of the hustle & bustle in Cancun.

Very quaint property, unique furnishings. Lovely porch and pool just steps from the place. No one else used the pool my daughter had a great time in it. Good location. We had a lovely stay.
