Amazing House for an amazing Hen weekend
We rented this house for my daughter's hen weekend the house was stunning in an amazing location with great facilities. We could not find fault with the house it accommodated 20 of us amply. All types of celebrations are catered for here from a formal dinner, to a party to a film night and even quiet relaxation in the pool and hot tub. The garden and grounds are well maintained and are beautiful. There is a pretty Marina just 5 minutes walk away with a lovely pub just 5 minutes further on. We would happily go back here again can't recommend highly enough.

Faultless
The property was better than described. The facilities were ideal and extensive, especially the swimming pool. It was just what we needed for a rainy weekend away with ages ranging from 5 to 70. All the bedrooms were a good size with comfortable beds. The bathrooms had good showers and plenty of hot water. The kitchen/family room worked really well meaning we could all be together. Stephanie replied quickly to any queries and was very helpful. We would definitely return.

New year's eve family stay
Property very nice on the whole though a little rough around the edges in places, many patio doors and french doors difficult to close and lock and could do with attention. Similar story with other items throughout the property and decor. Grounds are large and pleasant, i imagine it to be beatuiful in the summer. House is spacious and warm with the heating working well and many rooms having underfloor heating too. New carpets throughout living rooms and upstairs areas. Lots of glasses, cups and cooking utensils etc. Sky tv in all rooms, though no code given when asked for to view programs blocked by parental controls (nearly all films!) Cinema equipment works well though this was the only cold room in the house, it did warm up once 10 people had been in there an hour or so. Pool is clean and tidy, warm enough and a good length for both play and swimming. Overall a good property for a large group gathering.

Hi Giles so pleased you all enjoyed your stay The doors being oak do have a tendency to stick occasionally due to the changeable weather which there is not a lot we can do about unfortunately. Surprised you felt some areas were rough around the edges ? I would appreciate if you could elaborate privately in order for a check to be made as The property had had a large expense refurbishment throughout 5 bedrooms to include carpets , amtico flooring , decor , furniture snug, leisure room , gym etc Disappointed you felt this although overall you all enjoyed & commented a good property

The property needs to be better maintained door knobs falling off taps loose several things not working light bulbs need replacing outside lights not working. Things need to be better maintained, cupboards not clean dirty table cloths in dining room, bin in projection/pool room had rubbish in on arrival. Cupboards in room needed good clean. Several showers were too hot to use and knobs did not turn to lower temperature v dangerous. Heating too high unable to control it properly. Garden wher we had 3 small children 7 lots of dog fececius found, which was a concern as we did not take our own dogs. bin bags to be provided for guests. I feel a welcome pack/bottle of wine would be better. Lots of bifold doors not easy to use needs maintenance. 86yr old mum tried to put clothes in cupboard door fell off landed on foot. Safety rails need to be added to kitchen area. Rails from hall to kitchen area need to have another rail/glass added to meet safety standards. Just a shame it lacks maintenance outside cushions all ripped/dirty in all areas , driveway needs updating very large holes in driveway. I’m happy to discuss these issues with yourselves.

It saddens me that you have decided to leave such a poor review Deboragh Again I reiterate had you made us aware of any issues you believe you had I could have had the opportunity to rectify. It’s most unfair to only bring something up 8days after check out ! After your repeated request for money or you would leave a negative review I just hope that our previous 5*reviews and our many years operating can help guests see how unjust your comments are. During your stay you made contact with myself to ask for advise on projector use and about a possible dead fish ,these queries were replied to immediately, at NO point did you bring to my attention any issues as stated in your review. I note the issues in the review differ to the ones you mentioned directly ? Had you made myself aware of any issues I would have endeavoured to rectify as soon as possible. You left it some 8 days after you left before mentioning any areas of concern before making a request for money. The guests that stayed after yourselves messaged to say what a lovely time they all had with no issues and subsequently left a 5* review It leaves a sour taste especially after you received a complimentary early check in and later check out to help with your ailing mother, You didn’t vacate until later than agreed, causing issues for the staff without any thanks, explanation or apology.. Despite the negative comments we hope you & your guests enjoyed your stay.

Fantastic weekend!
We booked this house for the weekend for my sisters hen do and we all had the best time! Everything was as described. In fact, the photos don’t do it justice! We only had one issue on the first day, which was resolved within the hour. Stephanie was a great communicator and I would definitely consider coming back!

Great venue, some niggles
We had a wonderful time with our children and grandchildren. However, a few caveats. There were several bins in the bathrooms which were full of the previous occupants' leavings - quite frankly this was gross. We had to ask for towels, the dishwasher had rice crispies in the bottom and some rice Biryani stuck around the door. Me, my eldest daughter and my grandson all got ear infections, so I wonder whether the pool hygiene is up to standard. (I have not had an ear infection since I was a child and I am now in my 60s.) The house is well laid out and the space is suitable for large groups, the beds were comfortable and the various fridges make it possible to self-cater even for large groups. Overall, a fantastic break, but at that price, the cleaning should be taken more seriously.

Family weekend for Granny's 80th
This was a fantastic property for our 3 generation family get together. The house was lovely and worked really well for what we needed. The kids loved the pool and the separate room with large screen was a fantastic place to play games after dinner and also watch the rugby.

Great stay
The photos don’t really do this place justice. We were a party of 9 people ranging from 13 to 74 and there was something for everyone. Enough space for everyone to do what they wanted. The garden was great for walking the dog in the morning but there is also the canal footpath a couple of minutes away with great pubs on. The pool and cinema room was in constant use while we were there, fun was had by all!

65th birthday celebrations
Ivy house had everything for everyone in our party. Ages ranged from 11 to 65yrs and this beautiful house catered for us all. It was exactly what we were looking for to house such a big gathering. The pool was the perfect entertainment for the children and adults and the grounds are beautiful and secure enabling us to let the children (and dog) roam and explore safely. The cinema/party room was perfect for the actual birthday evening and the kitchen and dining room easily seated the 12 of us comfortably. Communication was quick and informative and there wasn’t anything we felt could have improved our stay. We will hopefully return again someday soon!

70th Birthday Celebration
We had a fantastic stay at Ivy House. The pool and hot tub was thoroughly enjoyed and used by all. We was lucky enough to have beautiful weather during our so made use of the lovely gardens and even had a game of rounders (including the 70 year olds!) The kitchen family room was lovely and had everything you would need to cook and host a dinner party. After getting used to the oven and hob we successfully cooked a roast lamb for all 15 of us. Retiring after in the cinema room was a hit with the grandchildren. Our only negative feedback would be the Patio furniture especially the seat cushions were very tired. Overall it was fabulous and would love to return. Thank you for a memorable stay.

We were happy to get together for a 30th birthday and this house offered everything we could hope for. The rooms were comfortable and spacious and big enough to fit our small families in. The grounds were great fun for the children to run and play and the pool was a huge success due to nasty weather. We held our party in the big room with the projection screen and watched the Super Bowl later that night. We all agreed it would be even more fun in the summer. Can absolutely recommend Stephanie and this great property.

Family get together for 65th birthday and early Christmas
We had a lovely time in a great house large enough to accommodate us all. The pool and cinema room were very popular with the whole group. The grounds were also lovely. Nice touch having the Christmas tree. The biggest problem was having to hire tables and chairs so that we could all eat together. It would make sense to install a large table in the family room rather than the sofas. Also some of the bedrooms were cold due to old windows even though the heating was very efficient

We enjoyed our stay at Ivy House, which has some unique features and plenty of communal space for a big group. The hot tub and pool worked really well. The ability to walk out onto the canal path and to the local pub were a bonus. The only niggle was the dining room which wasnt big enough (nor were there enough chairs) to seat all 17 of us.

A great place for a hen do weekend!
As a group of 20 celebrating a hen party, this accommodation is perfect! There is plenty of room for all to feel comfortable & there are plenty of facilities to make the stay alot more entertaining and fun! With the use of the cinema/bar room, indoor pool & sauna, outdoor hottub & the large outdoor grass area... it was perfect for our hen party antics over the course of our 3 night stay. We all had the most amazing time and would love to return.

Lovely break away from home
Group of 20 friends and family had a great time making the most of all the facilities in the house. It was so good we didn’t leave the house our entire stay of three nights there. We had some minor issues with the hot water running out on the last night. As a suggestion it would be nice to have a dining table that could seat all 20 people. The dining table is currently set up to only seat 16.

Family Birthday
Firstly it was great to find a house to accommodate us all, we are a family of 10 adults and 9 children, the house is amazing set in beautiful grounds with more than enough space for us all. The location is also great with lovely walks and easily accessible from major roads. The pool was just great the kids (big! and small) enjoyed it so much, it was a shame the hot tub wasn't bubbling, but we sat and relaxed and took in the views and surroundings. The lights in the house, even for the most techno amongst us were a challenge but very effective, may suggest a little more info on these. All in all we had a great time with everything we needed to make a fun weekend. Highly recommended.

Perfect family gathering venue
There is no doubt that this is a stunning property. Every room has a different look and artefacts. There are some areas that need a little touch up decoration wise but hey, we have just come out of a pandemic when revenue dropped so much for hospitality that I am sure these issues will soon be addressed. There were a couple of issues, the temperature control of the shower in the main bathroom didn't work and nor did the shower in the pool area. The hot tub jets weren't all working or the jacuzzi in the swimming pool. I hasten to add that we chose not to report these issues as we were having such a fantastic time we really didn't want any maintenance people to call. The one query I contacted Stephanie with was dealt with promptly and that was just clarification on refuse. The pool area and the "cinema room" were our family's main gathering points but every room is stunning. There is everything you need and more in the beautiful kitchen. We are already talking about going back next year. It was like having a lovely hotel to ourselves.

Dreadful Owners Ruined Trip
We stayed in this property late July and whilst the house and grounds were impressive (if left a little dirty), the difficult owners ruined the holiday. When we booked the holiday a hot tub was listed as one of the facilities available. Upon arriving we found the hot tub did not work and were casually told by the owner (via a text message) that it no longer worked due to the previous guests. Therefore it was only natural that I called in order to enquire for some compensation, when the owner changed her story and said the hot tub had not worked since January but that they kept it in the facilities as guests could still somewhat use it, which was bizarre. In the end, the owners provided us with a meagre compensation but then charged us a hefty cleaning fee for leaving 'outdoor chairs in the wrong positions' and 'leaving indoor cushions outdoors'. The owner also claimed we did not clean the house well enough as there were some stains in the microwave and wipe marks on the kitchen counter. This was utterly ludicrous as when you pay a substantial amount a night to stay somewhere you should not expect to scrub the place clean so it looks brand new when you leave. It should be expected that guests will not be able to clean every nook, cranny and appliance. Charging guests an extortionate cleaning fee, when the house has to be cleaned anyway due to covid protocols, is taking advantage of people. This was unfortunately not the end of our woes. The final straw was the owner charging us another fee for a supposed dent on the panel of her oven, which we did not notice. She did not even provide us with a receipt for repairs despite us asking for one, meaning we could not even claim insurance on the item. All in all, I would definitely avoid staying here. The owner has a mentality of trying to drain every last penny from her guests by charging them ridiculous costs. The property was not even cleaned properly when we arrived.

How very sad that you felt the need to rate your stay as 1 star, the hot tub was removed from the property listing long before your booking, we still allow guests to use if available during there stay but make no charge for this . You was offered compensation and an alternative hot tub was made available during your stay. Unfortunately the manner in which yourself and your guests left the property was wholly unacceptable and the cleaning fee applied did not cover the additional costs incurred . We pride ourselves on the level of cleanliness maintained at the property and just request that guests leave in a tidy fashion . We make it very clear that if the property is not left in a satisfactory condition we reserve the right to charge a cleaning g fee which is not included in the booking costs . This is made very clear during the booking procedure and and agreed to prior to your booking being accepted.

Family Celebration Holiday @ Ivy House, Braunston
We stayed for 1 week in August 2021. 10 adults and 7 children (aged from 2-13). The host (Stephanie) provided excellent communication before our stay and answered all questions quickly. Ivy House was lovely and well equipped with lots of amenities to keep the adults and children entertained. The kitchen/lounge provided a great social hub in the house. The cinema/bar room provided an excellent hang out for the children. The garden was large and lawns mowed. The indoor pool was excellent and well presented. The house is well appointed and in a lovely location near Braunston Marina. We really enjoyed our stay at Ivy House. The village of Braunston is beautiful with a large Marina and nice walks to explore.

Wood's Golden Wedding celebration
Ivy House was fantastic. It easily accommodated our party of 16 and the facilities were just what was needed. Having a heated indoor pool, really tipped the rating from good to excellent. Our grandchildren really got to know each other in the pool. We recommend Ivy House.

Great week at Ivy House
We had a wonderful week at Ivy House. It is an amazing property with excellent facilities. The super weather just added to the trip. We also were able to spend one day in an early celebration of our son's 40th birthday with family and friends. The range of things to do in the house made in a memorable day. There were one or two minor issues in the house during the week but these were sorted out really promptly by Stephanie and Garry. Overall, a super week.

50th Birthday Celebration
Stayed at this beautiful property to celebrate my 50th Birthday with my family. A great property with an indoor swimming pool which was a huge joy to my grandchildren. Great family getaway
A great place for a relaxing family getaway, in particular when overseas holidays are risky! Fully stocked kitchen, great indoor swimming pool and bar / cinema area, within easy reach of the marina and some other great family friendly walks. The house is a little challenging for older guests and toddlers given the stairs dotted around, and more detailed instructions would be useful, but all in somewhere I will definitely recommend to friends.

Fantastic Family holiday
What a fabulous time we all had at Ivy Houe. We were a large group of all ages ranging from 1 month to 60. We all loved it and could have stayed longer. There was so much to do. The pool, hot tub and cinema room was just amazing as was the gym room. The rooms were clean comfortable and spacious. The expanse of space both indoors and outdoors was the perfect setting to just relax and switch off. We thoroughly enjoyed our stay and look forward to coming back. Location, accommodation & facilities were very good, however despite reassurances of the cleanliness a number of short comings were very apparent. The home owner stated they concentrated on sterilising the property ready for occupation, however basic level cleaning of discarded items from previous occupiers were missed.

You are correct in the fact that we maintain a thorough sanitisation process between each booking , this is a very time consuming process For a property in excess of 5000SQM , ensuring that the risk of COVID-19 is as minimal as possible at our property for all our guests, as such there was some areas not up to the usual High standards we strive for at Ivy House , please accept our apologies. It is a shame you did not allow us the opportunity to rectify these areas during your stay as we suggested . Thank you for your private correspondence advising that you all had a wonderful weekend At Ivy House, it is appreciated. We hope to see you again maybe minus the doggies as the hair everywhere was horrendous, Despite your assurances they would be groomed prior to visiting.

Amazing house
The house is perfect for a group of friends. The leisure complex is separate to the main house so people can relax in their room or be down socialising in the main living space. Would definitely visit again and recommend for anyone looking for a relaxing break away from city life.

Would highly recommend staying here
I booked this beautiful place for my sisters hen celebration and was so pleasantly surprised on arrival with how big and beautiful it all was. Stephanie was very helpful and answered every question I had leading up to our stay. Check in and check out was very easy. We will be sure to stay here again! :)

90th birthday party
The house was perfect for a weekend celebrating a special birthday, 16 adults and 2 children stayed and it still felt spacious yet homely. The pool area and the hot tub were fantastic, and the large cinema screen was brilliant (the men especially enjoyed watching the football and the rugby on) The house had everything you could need and more, it was just beautiful and we would definitely love to stay there again. I've already recommended it to all my friends!!

Birthday Weekend with family & friends
Great location, set in lovely grounds. Parts of property need a bit of TLC. It should be noted in the property guide about the 2 sets of open stairs in family room & kitchen. These could be hazardous for young children & people unsteady on their feet (as we found out). Overall the house is lovely has huge amounts of space & areas for people to play, chill, work out, eat & have fun. Lovely indoor pool (could have been warmer) Great communication with property owners who came & fixed an issue we had within a few hours. Would recommend for large groups & would come back again.

Great place to hunker down and enjoy, especially in a storm
Large comfortable get away that was enjoyed by large family group of all ages. The bedrooms and beds were sumptuous and remarked on by all. The entertainment area was a bonus as was the pool / sauna area (although the younger members of the family were miffed they couldn't get the spa bath to work). The kitchen was great for the meals that we prepared.

Loved it!

Wow .... beautiful house with plenty of room a and wonderful grounds, we didn’t see the kids all weekend as the pool is stunning. Super clean and great communication.

Every comfort, it was hard to leave the house!
We went as a big group and despite the fact that we were many, the house was so big that it felt extremely comfortable. I think the description doesn't quite do it justice. There are a number of living rooms where you can comfortably sit around. There is a cinema room with enormeous projector (which the children loved for watching movies), a TV room in addition to that. The swimming pool is so big, it could well belong to a hotel. The hot tub outside was excellent too and it has a great gym as well (which we didn't use though). The beds and bathrooms were all large in size and comfortable. We loved how the kitchen was so fully equipped that the chef in our group had every tool he needed to cook various recipes. The check-in process could not have been easier. I would highly recommend this property.

Christmas stay
We had a great time at Ivy House. The property is fantastic - a lovely combination of old and new. The kids absolutely loved the swimming pool, hot tub and cinema room. There was masses of space for a group of 13, the kitchen is very well equipped and we catered easily for everyone for a full Christmas dinner. There are several very nice walks to do from the house, taking in nice country pubs on the way. Stephanie was extremely helpful and very responsive. We would definitely book again.

Fabulous home for family gathering
We had 18 adults + 2 children for a long weekend and the house was perfect for our requirements. Lots of space and separate rooms which makes it comfortable for everyone. Highly recommended and we’d love to come back again.

Group weekend away
We had a great stay here for the weekend. There was ample space for everyone. The fully stocked kitchen along with the large dining table meant we could cook and big meal for everyone and all sit together at the table. The cinema room, hot tub and swimming pool was a great bonus! Lots of fun Stephanie made it very easy to check in and out and was on hand to answer any questions which was great It was a little cold upstairs in the bedrooms when we arrived and took a while to heat up, perhaps some hot blower heaters would be useful. Downstairs however was lovely and warm with underfloor heating. The only downside was the waterbed - we missed it in the listing- and the people who stayed on that were very cold and a little uncomfortable, the rest of the rooms for great! Other than that it was great, we would definitely come back, especially in the summer as the grounds and outside space were lovely

Hi Rebecca Thanks for your review we are so pleased you enjoyed your stay at Ivy house. Apologies the heating would appear to have been turned down by the outgoing guests and we missed it on the check through. Also the water bed has an internal heater to maintain the bed at approx body temperature it would also appear that the previous guests had switched it off , had you made us aware we could have investigated this and had it back up to correct heat within a few hours , a shame but hopefully it didn’t impact on your stay with there only being 11 adults We look forward to welcoming you again
