Originally built as a four-unit apartment building, this 4,474 sq ft property now offers three private suites with five bedrooms and five full bathrooms, sleeping up to 10 guests. It’s ideal for families, friend groups, and Razorback game weekends, with space to spread out and still be together.

The Location
You can’t get more central than College Avenue. Walk to the historic downtown square in about 7 minutes, and you’re just a block from the restaurants, bars, and live music of Dickson Street. The University of Arkansas campus is about a 15-minute walk, and Razorback Stadium and Bud Walton Arena are each about 1.5 miles away, a quick 5-minute drive. Little Bread Company, Onyx Coffee, Co-Op, and other local favorites are only a short walk away. Park once at the house and leave the car behind for the weekend.

The Suites
Each of the three suites has its own living room, dining area, and kitchenette, so every group has a comfortable home base.

Lower-level suite: Two queen bedrooms, one with an ensuite bathroom, plus a second full bathroom right next to the second bedroom. Includes a washer and dryer.
Upstairs suite (directly above the lower-level suite): Same layout, with two queen bedrooms, one ensuite, and a second full bath next door. Includes a washer and dryer.
Upstairs king suite: One king bedroom with an ensuite full bathroom, plus its own living room, dining area, and kitchenette.

Every bathroom has a walk-in shower, toilet, and vanity with sink. With two full laundry setups on site, it’s easy to refresh clothes mid-stay, which is handy for longer visits and families.

The Kitchenettes
Each kitchenette comes stocked with a fridge, microwave, toaster oven, toaster, hot plate, coffee machine, mugs, pots and pans, dishes, and utensils. Other amenities include a blender, tea kettle, and crockpot.

Outdoor Spaces
Both upstairs suites have a private balcony with seating overlooking College Avenue, perfect for morning coffee or watching game-day traffic roll by. Downstairs, a front patio with seating faces the avenue, and a back porch on the main level has its own entrance and more seating.

Getting In and Parking
Guests can enter through either the front or back doors. Free parking is available on site at the back of the property.

Check-Out: By 11:00 AM

Smoking is strictly prohibited inside the house. Pets are not allowed at any time on the property. No parties, events, or large gatherings. Please be respectful of the neighbors and observe quiet hours from 10:00 PM to 8:00 AM. Violation of any house rules will result in fines of $250 for the guest, along with the cost of any damages and/or extra cleaning costs.
