This listing is the entire two-story Carriage House. You have exclusive use of both bedrooms, both bathrooms, the kitchen, living area, loft, courtyard, sodded and fenced pet area and balcony. It is a 2023 build on Gail Borden Jr.’s original farm outlot.

If the National Hurricane Center issues a Tropical Storm Watch or Hurricane Warning for Galveston County within 7 days of your arrival, contact us. You can:
• Move your stay to new dates within 12 months, based on availability. Every payment you made, including your deposit, moves to the new reservation.
• Get a full refund of what you paid (VRBO processing fees are not included).

This only applies to a watch or warning issued within 7 days of arrival. Long-range forecasts often change. For any other cancel or weather issue, the standard VRBO policy applies.

Is this pet-friendly?
Yes. Up to 2 well-behaved dogs are welcome with no pet fee. The fenced yard gives pets room to roam safely.
Any rules about pets and linens?
We love our Giant Schnauzer, Kit, and we enjoy hosting well-behaved dogs, but we ask for a little care in return. Please keep pets off the beds and sofa and towel off wet or sandy paws before letting them inside. Furniture covers are provided — please use them for pets on soft furniture, or feel free to bring your own pet bed or blanket.
Pet hair or odor requiring extra cleaning beyond standard turnover will incur a minimum $50 cleaning charge.
Stained linens from hair dye, hair glue, wine, make-up, and other difficult-to-remove stains will incur a minimum $25 charge for stain removal.
Torn or otherwise unsalvageable linens, towels, or furniture will be charged at replacement cost, with a $50 minimum.
All charges are documented with photos and billed through VRBO. Thanks for your cooperation — the vast majority of our guests are respectful of the property, and this rarely comes up.
Are there hidden fees?
No. The listed price is the full price. There are no extra cleaning fees, resort fees, or surprise charges.
How close is the beach?
About 6 blocks away, roughly a 10-minute walk. The Strand and many restaurants are about a 5-minute drive.
What if there's a tropical storm or hurricane watch?
If the National Hurricane Center issues a Tropical Storm Watch or Hurricane Warning for Galveston County within 7 days of your arrival, you can request a free reschedule (within 12 months) and apply all host-paid funds to your future stay. Any refund of VRBO processing fees and taxes are at the discretion of VRBO and are outside of your hosts' control. Our standard VRBO cancellation policy applies to all other situations.
