The Space:

- Two-level, 1,100 sq ft single-family cabin. The main floor opens to a living area with a gas fireplace, a full kitchen with gas cooktop, dishwasher, microwave, and refrigerator, and sliding doors to the deck overlooking the pond.

- Three bedrooms and three full bathrooms give couples, families, or three fishing buddies plenty of room to spread out.

- In-unit full size washer and dryer.

- First floor master with Queen / Second floor master with King / Second floor bedroom with Bunk Bed (Full + Twin)

- Have morning coffee over the water and evening drinks with a mountain view. Bring your rod - Edgewater is a private-access fly fishing (catch and release) community on the Fraser.

- Propane BBQ Grill



Guest Access:

- Guests have the entire cabin to themselves, plus access to: heated outdoor pool and hot tub. Private river access for Edgewater guests. Self check-in with a keypad entry code sent before arrival.



- Note: Memorial Day to early October the hot tub and pool will be open daily. The hot tub is closed from early October to just before Thanksgiving. Hot tub opens for the Thanksgiving holiday on the Wednesday before Thanksgiving and will close on the Sunday after Thanksgiving. The hot tub will be open on weekends only (Friday/Saturday/Sunday) until the Christmas holiday. During the Christmas holiday, it will remain open daily. After Christmas, it will be open Fri/Sat/Sun only. On winter holiday weekends (MLK and Presidents) the tub will be open through Monday. Will be closed in mid-April until Memorial Day weekend.



The Neighborhood:

- Edgewater is a quiet, tucked-away waterfront community on the east side of Granby along the Fraser River.

- There is a kid's fishing pond and paddle boats for community use

- You’re five minutes from downtown Granby’s restaurants, grocery (1.5 miles), and liquor store, and five minutes from Granby Ranch for skiing and golf. Lake Granby and Grand Lake are 20 minutes north for boating and the west entrance to Rocky Mountain National Park. Winter Park Resort is about 20 minutes south.



Getting Around:

- A car is strongly recommended - Grand County is spread out and there’s no reliable ride-share.

- There is a local ride share called Granby Connect that operates locally.

- Denver International Airport is roughly 2 hours via I-70 and Berthoud Pass (check conditions in winter). Amtrak’s California Zephyr stops in Granby daily if you’d rather not drive the pass. Free parking on site.



Other Things to Note:

- Edgewater is a residential community - quiet hours 10 pm to 8 am, no parties or events.

- Pool and hot tub hours and seasonal availability are set by the HOA.

- Catch-and-release and Colorado fishing license rules apply on the river.

- No smoking.

- Dogs allowed - maximum of 2 (must be leased).

- We’ll send check-in details ahead of your arrival and check in during your stay but otherwise give you the space to enjoy the mountains.
