The Space

Step inside and feel right at home on the cozy main level. The comfortable living area features a gas fireplace, plush seating for four, and a Smart TV with Roku for endless entertainment.

The open kitchen is stocked with all the essentials, making it easy to enjoy home-cooked meals or plan your day’s adventures. A convenient half bathroom completes the main level.

Just off the living room, the charming front porch offers comfortable seating and a peaceful place to sip your morning coffee or enjoy the fresh mountain air.

Upstairs, you’ll find two inviting bedrooms designed for restful nights, along with a full bathroom conveniently located in the adjoining hallway.

Lemmon Lodge #30 is also available to rent through Grand Mountain Rentals. Located approximately 30 feet from Lemmon Lodge #4, it can accommodate up to 10 additional guests—perfect for larger families or groups traveling together.

Important Home Information

• This home comfortably sleeps up to six guests.

• Boat slips may be rented through Lemmon Lodge management. Advance reservations are required, and availability is not guaranteed.

• The home has a charcoal grill. Grill use is subject to local fire restrictions and bans.

• 4WD or AWD and/or snow tires are required during the winter months.

• Winter driving conditions can occur anytime from October 1 through June 1.

• This home does not have air conditioning, which is common for homes in our high-alpine area.

Winter Arrival

Please be prepared before beginning your drive to the mountains. Four-wheel-drive or all-wheel-drive vehicles are highly recommended. Although the main roads are typically well-plowed, many residential areas require traveling over steep hills and dirt roads that may not be maintained as frequently.

Chain and traction laws for non-commercial vehicles can be put into effect at any time. We do not recommend driving Berthoud Pass in a front-wheel-drive vehicle unless you are comfortable installing chains yourself.

Weather and driving conditions can change rapidly. We are unable to provide refunds related to weather or road conditions, so please plan accordingly.

Property Policies

• The minimum age requirement to rent this home is 25.

• Pets are not permitted in accordance with HOA policy. No exceptions will be made, and private messages requesting exceptions will be declined.

• Smoking is not permitted in accordance with HOA policy.

• Parties and events are not permitted.

• Fishing from the boat docks is not permitted in accordance with HOA policy.
