It's kind of a good news/less good news story for us.
Good:
* Great location - restaurants, shopping mall, Kona town, all very close.
* Easy access in/out of the unit.
* Nice complex with lovely pool and interesting ancient Hawaiian ruins.
* Gorgeous ground-level unit with direct access to a nice lanai, grass and scenic rock outcropping
* Well-appointed condo, kitchen gear, fans, cable TV, washer/dryer, beach gear (chairs, snorkel gear, beach mats, boogie boards, coolers, etc.)
* The second bathroom is very nice (seems to be a newer remodel and very well done).
Since you asked, things that could be better at this price point (none of the below are "fatal flaws" but would go a long way in bumping this up to a 5-star rating IMO):
* The cleaning crew leaves a lot to be desired: the back bedroom smelled like a pet (dog, seemingly). There were small, white hairs in that room and in the living room on the sofas and some throw pillows (Kinda gross, but we managed).
* Tile floors didn't feel clean. We are a "shoes-off-in-the-house" family, but the floors felt gummy and dirty, so we broke with tradition and wore our shoes inside.
* The lanai and furniture are great (we had many good sunsets there), but the outside furniture cushions are stained and look like a few too many suntan-lotioned bodies have been using them. They need a good steam clean or replacement.
* The lanai also needed a good sweep and mop. When we moved one of the chairs, it was obvious that it had not been swept behind for a long time (I moved all the furniture and cleaned it myself).
* Finally, the master shower is an older, low-end plastic unit shower with a corroded metal ring around the pipe. Again, for a luxury rental, this needs to be upgraded to the standard of the second bathroom.
Hope to return next year as/when some basic improvements are made.
