The Magic Sands area is an overall favorite place for us. The unit has a retro 60's surfer vibe and was comfortable for two people. The attention paid to the overall decor and light fixtures echoed the Island vibe. The unit is a little dark, though it also may have been the Kona Low that we experienced. The pool had waves breaking over the wall so it was closed a couple of the days. The BBQ grills worked great and sitting out by the pool watching the little black crabs escaping the waves was comfortable.

Had very little commuication with host. A couple of questions/comments were not replied to.Really liked being so close to Ocean and waves.Beach toys (snorkles, goggles, beach towels, chair, bicycles, etc.) very convenient. View was amazing. Unit was clean.Some items such as patio door screens, door fits, etc. left a lot to be desired.

Takeaways from my experience:The keypad did not work and there was only 1 set of keys there. The host said there were two sets. This felt unsafe, as I did not know who else had the other set of keys.The AC only worked for 1 of 5 days (from 6 AM-9 PM) and seemed to be controlled by the host, as it turned on and off by itself. Also, the outlet it was plugged into was locked.When the AC was on it leaked water, so much so that I went through 4 bath towels and mopped several times to avoid both property damage and slipping in a pool of water. There was a cockroach in the kitchen.The host was unresponsive and disinterested in addressing issues, despite messaging her promptly (please see the attached photos). Instead, she offered to give me money to get an appetizer at a local restaurant, did not ensure that the housekeeper came to check on the AC issue (as she stopped answering my messages), and did not respond to my request for a refund of the cleaning fee charged at booking.I spent far too much money to rent this condo to: spend vacation time cleaning up water, worry about storing food safely to avoid cockroaches, and be too hot to comfortably sleep or spend time in the unit during the day. Lastly, far too much time was spent having to contact VRBO support, due to the host’s lack of urgency and responsiveness.Make sure to read the negative reviews, as they corroborate my experience with the host’s AC setup.

We’ve stayed in various units at Magic Sands, an older complex but directly on the ocean makes the tight space and not so modern amenities worth it. I don’t leave negative reviews unless the owner doesn’t try to make things right. Before packing I messaged asking what supplies I need to bring. She said the condo has everything. It had 1 roll of toilet paper, a partial roll of paper towels.1 beach chair, 3 bath towels for a 9 night stay. I visited the complex prior to the stay and messaged that screen door facing ocean was ripped and off track. She didn’t respond. Door had a note on it not to use that side when we arrived. We arrived after dark, there is no porch light. Electronic entry did not light up and the codes she gave for the key box didn’t work either. We messaged, no response. We had to have VRBO give us a different code. The bed is comfortable. We really wanted to like it. The 2 burner cooktop did not work. We messaged and again no response. We called VRBO she did not respond to multiple calls from them. The front screen has a rusty lock and it’s difficult to get just right to unlock it. I get a condo so we can cook. VRBO ended up moving us after 2 nights. I’m still having to pursue the price difference they promised us. With a few adjustments unit could be so nice. I’m hoping the owner is ok. Lack of response is so weird! She doesn’t use a management company. The back screen door to the unit faces the pool area where others sunbathe so not very private.

The view from the door is amazing looking out at the ocean and pool. The bed is very comfortable and the location in Kona is fantastic. I would suggest Susan put a really comfortable chair in the unit so we can sit comfortably and stare out at the magnificent view. The room was clean and plenty of dishes and cookware. There is no lanai attached to the room, but there is nice covered and uncovered area on the beach side. We spent each evening out there reading eating and enjoying the sound of the ocean. There were two roosters who came around to wake us up every morning, nap became part of our routine!The decor is cute with a real Hawaiian theme but it is outdated in terms of wear and tear. It could also use brighter light bulbs or perhaps a lamp that can be repositioned as necessary. Overall, we had a fantastic time in Hawaii and it was nice having to have this home base.

This condo would get 5 stars if I hadn’t been locked out on day 1. I got numerous lengthy emails with too much info. I had to book a hotel room for my 1st night. But VRBO did reimburse that bill. They also gave me a large credit to use in the future. It was Xmas eve so the owner wasn’t answering phone calls and emails regarding me sitting on a curb for 6 hours. VRBO made it right.

We left after the first night of a four night stay. Susan is very dishonest how her listing claims there is Air Condition. I messaged her right away that the AC unit was not working. Turns out it does work but she controls when you can run it. She did not respond to my inquiry about the AC until 12 hours later (the next morning). The condo is on the ground floor. Susan’s advice was to sleep with the sliding glass doors open. Additionally while the few pictures she posts make it look nice. It is extremely dated (the whole property is dated). Because it is VRBO there is no way to check out early. We were supposed to stay for four nights but chose to leave after the first night and go stay at a hotel. I can’t stress enough to avoid this one. You’ll see others if you scroll down the review list that had similar issues.

Stay far away!! Horrible, dirty, terrible and rude host!

If you are looking for a disgusting uninhabitable condo with a dishonest and unresponsive host then this is your place! We showed up at 6 pm and realized the toilet would not flush. A mechanism inside the tank was disconnected and the toilet did not function. Not to mention the fact that pictures do not at all match the state of the property. It is dirty, roach infested, rundown, and flat out disgusting. The AC advertised in the property description would not work either, so the condo is hot and stuffy. I went to school at the U of Hawaii and have also visited every single island but one, so I realize that roaches can be an issue, but I have never seen anything to this degree. We contacted the host with no response for 13 hours. So had to get a last-minute hotel for $500. When she did finally respond, she said she would have someone go fix the toilet. We went over the next day, flushed the toilet twice, and then it would no longer function again. She also informed us that the AC is only for sleeping hours (beginning at 9 pm), but we tried the unit at 10:30 PM and it would still do nothing. After that, the host was extremely rude and dismissive and told us to contact VRBO. After hours on the phone and multiple phone calls we finally decided to check into a hotel for the remainder of our stay totaling an additional $2000. The icing on the cake is that 6 days later, well after our checkout, someone went to fix the toilet and she charged me for the repairs! Zero stars!!!

Inaccurate Listing Representation

Stayed Feb. 4-14- 2024. Many discrepancies in listing photos vs what we found upon arrival IE: Dining room table & chairs vs 3" square arborite covered table with 4 box type stools to sit on like in a kindergarten classroom very tacky & not comfortable!!!.Other things not as shown- paint colors, sofa,coffee table, wall decorations, spray painted fridge, blue on bottom & black on top!!! Mouse droppings on top of fridge & in cutlery drawer, had to wash it all before use, cutlery was old and showing signs of rust. Contacted owner after return with no reply. Condo definitely requires a complete makeover as does the property itself.

Solid experience with small bumps

Two adults stayed for 3 nights during Christmas. Enjoyed the location, the overall quietness of the neighbors, the thoughtful amenities provided, & the host’s flexibility when we expressed concern about having a bug guy come before our checkout time (she kindly rescheduled that). The bumps were the bug guy thing and not having the bike lock combo for most of our stay, so only being able to use the bikes to ride, not when we wanted to go somewhere and be there for a while. We used the kitchen, the guidebooks, the snorkel gear and beach stuff; we never used the AC or the tv - and we were grateful for the curtain covering the tv up! Overall a fun time and a recommended host and property!

Great location, but ants

Any garden level in Hawaii will have issues with bugs and this was no exception. Great location and accurate listing, only the kitchen could use a good scour and some ant prevention. We were not able to fully utilize the kitchen because tiny ants got to our cereal as soon as we opened it. We had to clean out other people's open food that was left behind and attracting ants. There was a moldy pineapple in the fridge. Manager should have tenants dump their food before the next stay. We had to eat out because we couldn't keep anything outside the fridge and had to clean the kitchen of ants. Otherwise, beautiful location steps from the beach, great salt water pool!

Could not get in for the first night by following instructions for lock pad, and owner did not cooperate. Oner did not turn my AC unit on till 5 days into my stay, even when I emailed her a few times complaining that AC is not working. Great Location and Wonderful Host

The location was excellent right by Magic Sands (keep in mind that during certain times of the year there is no beach at Magics - usually winter and early spring) but we loved easy access to the beach, boogie boarding, snorkeling, the pool, restaurant and coffee shack! The room would be on the small side for more than two people. It was great having all the beach/snorkel gear we needed. The host was very kind and responsive!

Rodent and Inaccurate Post

When we arrived on a Tuesday afternoon in March, the first thing we noticed was rodent droppings on the kitchen counters and floor throughout the condo. Over the next hour, we found more droppings in the shower and on the toilet seat. We then discovered the rodent, a RAT, in the toilet, still alive! Within minutes we reached out to the owner about the rat in the toilet and did not receive an immediate response. We contacted the building manager and she also tried to contact the owner with no response. The condo was completely uninhabitable and we quickly had to make other lodging arrangements. The owner did not respond to the situation for 13 hours! At that point we were not going back. We are still in the process of trying to secure a refund and filed a claim with VRBO documenting our experience with pictures and complete transparency of the communication between us and the owner. If you can look past the rodent, be prepared the condo is not accurately represented in the posting. The furniture, décor, and kitchen are not as well kept as the pictures show. The bed linens were torn, with the bed skirt barely hanging on at the corners. The condo and furniture need repair and updating. The owner will respond that we have been difficult, evasive, and uncooperative. In fact, we have been clear, direct, and never personally attacking her character as she did with us.

Perfect spot to enjoy Hawai'i

My family and I enjoyed our stay at the Kona Magic Sands. The beach was steps away from our unit, with beautiful soft sand and awesome boogie boarding waves as well as great snorkeling. The pool and courtyard was an awesome place to sit and enjoy the sun and have a nice swim if the beach was too busy or the waves got too big. The room was not too big and not too small and had lots of toys for the guests to use. Thanks to Susan for the helpful travel tips and the hassle free check-in and check-out. Hope to see you again soon!

My husband, my 2 kids (ages 4 and 2) and I really loved this condo. We didn’t get to the condo until after 10pm and even in the dark we had an easy time finding it and getting into our unit. We really liked the decor, it felt homey and had a cute Hawaiian bungalow vibe. The condo had everything we needed. Space for all 4 of us to sleep and lots of kitchen essentials that made cooking meals easy. Though it’s small, we had plenty of space for our family. There is a full dining table and living room area. We loved the giant windows and doors facing the ocean, we watched the sunset and took naps listening to the ocean every day. We were so grateful for all of the extras in the unit. There was snorkeling equipment, bikes, floaties, boogie boards, chairs and coolers which made our beach trips so much fun. We also really enjoyed the pool just a few steps away. The building has a grill and a snack shack connected that serves coffee. It made this unit even more convenient. The pool area is fenced in with a lawn that was great for our kids to play in. It truly is magical with the ocean right outside your door, a beautiful beach steps away with amazing waves and a sunset view right out your back door.
