While I cannot give this property 5 stars, it does get a solid 4. If we were heading back to Kona I could stay here again but I would adjust my expectations. We loved the location and property. It is walkable to downtown but far enough out that the traffic and noise are not an issue. The property is very well maintained with grounds that are beautiful. It is a very quiet property with fairly strict rules about quiet hours and public spaces which we appreciate. The pool area is very clean, quiet and has a wonderful view of the ocean and evening sunsets. The condo was also very clean and tastefully decorated. Here are the things we struggled with. First of all, if the fact that it says there is A/C is pushing you towards a yes, you should think twice. We really wanted a unit with A/C this trip because the humidity is so high in July. We just wanted to be able to cool the bedrooms so we could sleep. The master bedroom had a really old A/C unit that took the edge off however, we could never get it below 78 which is still pretty hot for sleeping. The worst was the extra bedroom. We had our teen daughters with us. Their room did NOT have any A/C unit at all. The room is tucked in the back corner of the condo and we could not figure out how to cool the space down. We tried fans, opening the windows at different times of day, and we could not make any progress. It was so hot that we finally moved the twin mattresses to the living room floor near the other A/C unit and they slept there. This was a pretty desperate measure and not one that seems reasonable for future renters. Even then, the A/C unit in the living room was not adequate for the size of the space and the high temps so it also barely took the edge off. They slept, but not well. I guess that brings us to the mattresses and linens. The mattresses need an update. It wasn't worn out, it was just poor quality and very bumpy. The girls reported that both twin mattresses were pretty uncomfortable. The bottom sheet in the master had no elasticity left so it constantly came off the bed corners. The twin sheets were inexpensive microfiber which also sleep really hot. We were booked for 7 nights and felt like the consumables were poorly stocked. There was half a roll of paper towels on the holder, one extra roll of TP and two dish tabs. We had a rental car so we were able to make a grocery run but typically our VRBO stays have been better supplied for extended stays. We still enjoyed our trip!
