One-story home sleeps 16: 4 bedrooms incl. a bunk room, 2.5 baths, Viking kitchen, and a bar with a commercial ice maker and 3 fridges. Dog-friendly with a fenced dog run. Made for holiday family gatherings.

Good Vibes on Bluebonnet is a cheerful, laid-back lake house designed for families and groups to relax, spread out and enjoy Lake LBJ. The open-concept living area flows into a well-equipped kitchen with Viking appliances, a large pantry and a fun bar area with a Hoshizaki commercial ice maker, wine refrigerator and additional beverage refrigerator. A separate game room adds even more space to gather, with ping pong, darts, board games, cards, a large Smart TV and an additional full-size refrigerator.



Outside is where this home really shines. Spend the day between two pools with waterfalls, a waterslide, open-water views and a large waterfront dock with one guest boat slip. You’ll also find plenty of outdoor seating, a gas fire table, Weber grill, wood-burning fire pit, hammock, outdoor shower, basketball hoop, kayaks and paddle boards. The large lower pool can be heated for an additional fee with advance request.

Guest Access:

Guests have access to the entire home except the locked owner storage area off the game room. Guests may also use the pool areas, outdoor spaces, kayaks, paddle boards and large waterfront boat dock with one available guest boat slip.



Entry is through the front door using a Schlage keypad code provided before arrival. Please use only the Schlage lock and not the additional deadbolt.



The Neighborhood:

Good Vibes House is located in Kingsland on the open water of Lake LBJ. The home is close to Boat Town Burger Bar, Patio 2900 Pizzeria, Wake Point and other local dining options.



Nearby Highland Lakes activities include kayaking, paddle boarding, pickleball, Longhorn Cavern, Torr Na Lochs Winery and Perissos Vineyard. Kingsland Lions Memorial Park, with public boat access, is approximately 2 miles away.



Getting Around:

A car is recommended for exploring Kingsland and the surrounding Highland Lakes area. The home offers a large driveway and carport with plenty of room for multiple vehicles, as well as boat and trailer parking. A basketball hoop is available in the driveway for guest use. Kingsland H-E-B is also just minutes away for groceries and supplies.

Other Things to Note:

Important Property Policies:



Quiet Hours: Quiet hours are strictly observed from 10:00 PM to 8:00 AM. Outdoor music is not permitted after 10:00 PM, and we kindly ask that outdoor noise be kept to a minimum during these hours.



No Smoking: Smoking is strictly prohibited anywhere on the property, including all indoor and outdoor areas.



Pet Policy: One well-behaved dog is welcome with prior approval. Aggressive breeds and puppies under one year of age are not permitted, and cats are not allowed. A signed rental agreement containing the dog’s information must be completed before arrival. A nonrefundable pet fee of $175.39, including tax, applies per stay. Unauthorized pets are subject to a $1,000 penalty.



Pool Heating: The swimming pool can be heated at an additional cost. Please contact us to arrange heating, and do not attempt to heat the pool on your own. To avoid extra fines, please refrain from using glass tableware or bottles near the pool.



Property Insurance: Property Insurance is required for each booking that covers up to $10,000 in accidental damage



Minimum Age Requirement: The primary guest making the reservation must be at least 25 years old. A guest age 25 or older must also remain at the property throughout the entire stay.



Agreements: Check-In Form and Rental Agreement are required to be submitted prior to check-in.



ID and Credit Card: Government issued ID and credit card used for the reservation are required prior to check-in. (The ID and credit card must match the name under which the unit is reserved.) These must be submitted via the Check-In Form. Your room door code will only be activated after all these documents have been submitted



Exterior Security Cameras: Exterior security cameras are installed around the property for the safety and security of our guests and the home. Cameras do not face inside the residence or monitor any interior living spaces.
