The Space:

BED CONFIGURATION

Bedroom: Double bed with wardrobe and bedside storage, fresh linen and towels provided, and blinds throughout.



LIVING AREA

A bright, comfortable living space with a smart TV and a dedicated desk — somewhere to properly switch off at the end of the day, or get a full day's work done without heading out. Please note the TV is smart-enabled for streaming but does not have terrestrial channels.



KITCHEN

The modern, fully stocked kitchen has everything you need for short or long stays — induction hob with induction-compatible cookware provided, oven, microwave, dishwasher, fridge, kettle, toaster and coffee maker, plus all dishes, cutlery and utensils. There's also a washing machine and clothes drying rack, and an iron and ironing board in the utility cupboard.



BATHROOM

Full-size bathtub with shower, fresh towels, shampoo and all the essentials provided.

Superfast Wi-Fi, a proper desk and laptop-friendly workspace, a full kitchen and in-flat laundry make this a genuinely comfortable base for longer working stays — not just somewhere to sleep. Long term discounts are available, just ask.



Guest Access:

You'll have the entire apartment to yourself for your whole stay, with your own private entrance.



The complex is gated with secure coded access, and there's a lift as well as stairs up to the apartment. Your keys are in a lockbox located next to the apartment door.



Communal bins are in the signposted bin area to the left of the main gate.



Full access details, including all codes, are sent to you through SuiteOp shortly before check-in.



THE NEIGHBORHOOD



Richmond Hill sits just east of Leeds city centre, in a quiet residential pocket that gives you a proper night's sleep while keeping the city within easy reach.



The shops, bars and restaurants of the centre are a short drive away, along with Leeds Dock, the arena and the main shopping streets. There are local convenience shops and takeaways closer to hand for anything you need during your stay.



The Neighborhood:

Leeds city centre is around 8–12 minutes by car depending on traffic, or roughly a 30–40 minute walk heading west along York Road.



Regular bus services run along York Road between Richmond Hill and the city centre. Leeds train station is a short taxi ride away.



There is no parking within the complex. On-street parking is available just before the entrance on a first come, first served basis, and there are plenty of paid car parks nearby.



Getting Around:

Check-in is completely self-service, so there's no need to meet anyone on arrival — but we're never far away.



Our Guest Experience Team is available daily until 10:00 PM. Message us any time through Airbnb and we'll come back to you as quickly as we can, whether it's a question about the apartment, local recommendations, or extending your stay.



Otherwise we'll leave you to enjoy your stay in private.



Interaction with Guests:

Maximum occupancy is 2 guests. The apartment is suitable for children aged 2–12 but is not suitable for infants under 2.



There is no parking on the premises, no air conditioning and no tumble dryer — a drying rack is provided. The TV is smart-enabled but does not receive terrestrial channels.



House rules: no parties or events, no smoking, no pets, and quiet hours between 10:00 PM and 8:00 AM to respect our neighbours.



Check-in is from 3:00 PM and check-out is by 10:00 AM. Please don't arrive before 3:00 PM unless we've confirmed it, as we may have a late checkout or cleaners still in the property.



BIN USAGE

Our team checks bin usage before check-in and after check-out to ensure local waste disposal rules are met. If waste is incorrectly disposed of and this results in a fine, we will need to pass that charge on, as set out in our Terms & Conditions.
