After each stay, we follow a rigorous cleaning process to provide a clean and comfortable environment.

GUEST VERIFICATION AND IMPORTANT PRE-STAY REQUIREMENTS

To receive check-in instructions and property access, guests must complete all required pre-stay steps before arrival.

All guests must complete verification before their stay to comply with legal requirements and property security standards. This may include a recent selfie, valid government-issued photo ID, contact confirmation with the on-site security team, a signed rental agreement, and verification through our secure guest portal, SuiteOp. Additional screening may be required before access is approved.

Information collected is used strictly for reservation screening, identity verification, legal compliance, and property protection.

By confirming your reservation, you agree to the following terms:

« You agree to follow all house rules and understand that fees may apply for any violations.
« You understand that a valid government-issued ID may be required before check-in.
« You understand that check-in instructions and property access may be withheld until verification is complete.
« All guests are subject to verification checks.
« Required information must be submitted within 24 hours of booking.
« For same-day bookings, required information must be submitted within 1 hour of booking.
« We reserve the right to cancel reservations that do not meet our verification criteria.
« We reserve the right to cancel or decline reservations from local guests.
« Guests must either purchase property damage protection through VRBO, if available, or provide the required refundable security deposit through VRBO at the time of booking. Once completed, the host will charge a default $1 authorization to keep a card on file for any incidentals, damages, violations, missing items, excessive cleaning, unpaid fees, or house rule violation charges not covered by the VRBO protection or VRBO security deposit hold. If neither option is completed, the host will collect a mandatory $250 refundable damage deposit directly before check-in. The deposit will be refunded 7 days after check-out, provided there are no damages, violations, missing items, excessive cleaning, unpaid fees, or outstanding charges.

All guest names must be provided before arrival. The booking guest’s name must match the ID provided. If the names do not match, access may be denied, and the reservation may be canceled with no refund.

ADDITIONAL NOTES
Surveillance cameras are installed in the hallways. A Minut noise-monitoring device is installed inside the unit.

PET POLICY
A maximum of 2 cats or dogs is allowed, with a 25 lb maximum weight per pet. Pets must be disclosed in advance. Failure to disclose a pet may result in cancellation, and undisclosed pet fees will be doubled.

Pet fees are listed under HOUSE-RULE FEES below and are separate from cleaning fees. Pet-related dirt or mess may result in additional cleaning charges.

FEES AND PAYMENTS
In addition to your initial reservation costs, all fees for extra services, accommodation charges, and any other payments made during your stay are strictly non-refundable.

BEFORE ARRIVAL
Guest verification must be completed before arrival. We strictly reserve the right to deny accommodations to guests included on our Do Not Rent list.

HOUSE RULES

Check-In & Check-Out: Follow confirmed check-in and check-out times. Early check-in or late check-out must be requested and approved in advance.

Prepaid Services: Prepaid services are non-refundable unless we are unable to provide them due to unforeseen circumstances. No refunds will be issued for guest-initiated changes.

No Smoking or Vaping: Smoking and vaping are strictly prohibited inside the property. Use a designated outdoor area when available.

Registered Guests & Visitors: Only registered guests may stay overnight. Notify us in advance of visitors. The booking guest must check in first unless prior approval is granted.

Quiet Hours: 8 PM to 7 AM. Keep noise respectful and be considerate of neighbors.

Pets: Follow the PET POLICY above.

Events & Parties: Parties and events are not permitted without prior approval.

Safety Equipment: Do not disconnect, cover, remove, damage, or tamper with the noise monitor, smoke detectors, carbon monoxide detectors, or other safety equipment.

Furniture & Appliances: Do not rearrange furniture without approval. Turn off appliances when not in use.

Cleanliness: Clean used dishes and place all trash in designated bins, chutes, or disposal areas.

Respect for Neighbors: Avoid excessive noise and do not enter or trespass on neighboring properties.

Parking: Use only authorized or designated parking areas. Do not block driveways or reserved spaces.

Shared Amenities: Follow all posted building and community rules, including for the fitness center.

Property Security: Lock all doors and windows whenever you leave.

Damages & Malfunctions: Report damage, malfunction, or maintenance concerns as soon as discovered. Guests may be responsible for damages that are not reported.

Trash Disposal: Do not leave trash outside the apartment door. Use designated bins or trash chutes.

Personal Belongings: Take all belongings at check-out. We are not responsible for items left behind. Remaining items may be disposed of during post-stay cleaning.

Communication & Issue Reporting: Any cleanliness concern, maintenance issue, malfunction, damage, or other problem must be reported promptly during the stay.

Prompt reporting allows us to inspect and address concerns while the reservation is active. Failure to report promptly may limit our ability to resolve the issue and may affect eligibility for refunds, adjustments, or other post-departure resolutions.

This requirement is strictly enforced. Noncompliance may result in reports concerning inaccurate reviews or restrictions on future bookings.

HOUSE-RULE FEES

The following charges may apply when house rules are violated:

Lost TV remote control: $50.
Lost key fob: $95.
Smoking or Vaping Inside: $950 .
Any evidence of smoking or drugs residue will result in an additional charge of $300.
Unapproved Late Check-Out: $75 for every 30 min ($2.50 per minute) after 10 AM.
Additional guests not stated in the reservation: $65 per night per person.
Shipping for items left behind: $65 + shipping cost.
Damage to furniture or appliances: Cost based on repair or replacement.
Stains requiring professional cleaning: $100.
Unauthorized pets (not declared in the reservation): $200.

Pet accommodation fee: (intended only for accommodating pets, permitting their stay in the unit)

1-4 Nights: $25 per night per pet
5-29 Nights: $200 per pet
30+ Nights: $300 per pet

Pet fees are separate from cleaning fees and are collected after check-out. The amount paid at booking covers only the reservation.

Any dirt or mess caused by a pet, including pet-hair removal, may result in an additional cleaning charge. Additional cleaning fees are determined case by case.

NOISE MONITORING
A noise-monitoring device is installed inside the property. It sends an alert when noise reaches 75 dB and remains at that level for 10 minutes.

Noise violations during quiet hours will be handled as follows:

First offense: Warning
Second offense without correction: $75
Third offense: $300 and possible eviction without a refund

EQUIPMENT TAMPERING
Tampering with safety equipment—including smoke detectors, carbon monoxide detectors, air filters, and other property hardware such as Wi-Fi devices and TV mounts—will result in a minimum charge of $250.

Tampering may also result in immediate termination of the reservation, eviction from the property, and loss of any entitlement to a refund.

INTOXICATION & PROPERTY ACCESS
Guests who arrive intoxicated or under the influence of substances will not be granted access to the property. No refund will be issued under these circumstances.
