• Stone steps lead from the beach down into the cove, the launch point for our kayaks, canoes, and paddleboard.

• The Waters community docks and marina are in the same cove, steps from the backyard. Bring your boat or jet skis and use the community boat ramp.

• For swimming, head to The Waters community swim beach: a roped sandy swim area with a shaded gazebo and a playground, a few minutes away by car or an easy paddle from the backyard. Per community rules, swimming isn't permitted along our stretch of shoreline, so the beach is where everyone goes in.

The Neighborhood:

The Waters sub-division offers unparalleled living with a clubhouse, a pool, tennis courts, beach, and boat slips available for use on a first-come-first-served basis. This premier waterfront residential neighborhood community is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue freshwater surrounding this property, it is perfect for boating, swimming, fishing and water skiing.



This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay—from 4:00 PM on the day of your arrival until 10:00 AM on the day of your departure.



Getting Around:

Our home is located in the The Waters sub-division. Our home is less than a five minute walk to the pool and tennis courts! We have ample free parking at our home for large groups with up to 6 vehicles. Level 2 EV Charger (Electric Car Charger) located in the garage.

Our fully equipped home is designed for effortless comfort, convenience, and fun—just bring your clothes and water gear. The spacious gourmet kitchen features new stainless steel appliances, ample countertop space, a wine & beverage fridge, and all the tools you need to prepare meals for a large group. Coffee lovers will enjoy our well-stocked K-Cup selection.



Outdoors, enjoy a variety of gathering spaces including a deck, screened porch with fan, patio, and propane gas grill—plus seating for 10+ at the fire pit, on the private beach, and in the screened-in porch. The large, built-in smokeless gas fire pit is perfect for evening s’mores and stargazing.



Adventure awaits right in the backyard, where you’ll find great fishing, a soccer goal, and plenty of room to play. For more excitement, enjoy access to kayaks, water toys, and a full lineup of entertainment: ping pong, foosball, an arcade machine, PlayStation 4 (PS4) with games, Smart TVs, board games, books, and toys for all ages. We have one paddleboard, one two-person canoe, one single-person kayak, one two-person kayak, two kids kayaks, and two inflatable canoes available for guests' use. We also have life vests of all sizes (infant to 3X) available in the garage for guests' use.



A note on the waterfront so you can plan: our backyard has a private sandy beach area with lounge chairs right at the water's edge, and stone steps down into the cove for launching the kayaks. The community docks and marina are in our cove, steps away. For swimming, everyone heads to The Waters community beach, which has a roped swim area, a shaded gazebo, and a playground, a few minutes away by car or an easy paddle from the backyard. Per community rules, swimming isn't permitted along our shoreline, so the community beach is the spot.



The Waters community offers a clubhouse, pool, tennis and pickleball courts (with a basketball hoop), beach, playground, and a marina. The marina, community docks, and boat ramp are in our cove, steps from the backyard. The pool, clubhouse, and courts are a short walk or 30 second drive. - Swimming is at The Waters community beach, not from the home's shoreline (community rule).



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

- $35 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

- $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
