GUEST RENTAL POLICY
Adults 25+ Please check ALL drawers and cupboards carefully before you depart to ensure you have all of your belongings. We are not responsible for any items left at the property or for the shipping of said items. If an item is left behind and we are able to retrieve it, we have a $75 fee to ship any items back to you.
Check out & damage deposit. We send a departure check list and ask that you follow it and leave the property in a neat and tidy condition. We don’t ask our cleaning team to move large items of furniture around, so we request that you return all furniture to its original location. We don’t like to make claims on the damage deposit but if our cleaning staff has to spend additional time above and beyond their allocated hours, to make the property ready for our next guests, we will charge for the additional time.
Failure of essential and non-essential appliances and facilities Please let us know immediately if there is any equipment that is not operating correctly. We will make every reasonable effort to have repairs made as soon as possible; however, there are limited service contractors in our areas, particularly on evenings or weekends. If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. No reduction of rent, rebate, or refund will be issued for a mechanical failure of nonessential appliances including but not limited to dishwasher, washer, dryer, entertainment systems.
Please note: If the police are called or the neighbors complain about the noise level or any other types of privacy disruptions, we are subject to take your deposit on the stay. We absolutely never want to do this, but if a situation calls for it we will.
BUNK BED SAFETY WARNINGS: There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at your own risk. Property owner assumes no responsibility for personal loss, injury, or illness of any kind which may result from use of the bunk bed and ladder. The owners are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of top bunk is limited to 1 occupant and a maximum 175 lb weight; 3) No jumping or other horseplay on or around the bed; 4) Always use ladder for entering and leaving the upper bunk.

Good location-close to everything
The size of the place and the location was great-close to everything. There is a nearby house with dogs that they let out at night that constantly bark(bummer). The floor is the living room/kitchen area was gross. It was so dirty. The rug in the living room was black. Furniture could be better too. Sofa wasn’t the best. Overall very nice place. Spacious. Close to all of the places we needed to go. Would recommend, but hope they could update the few things needed. Also, could use a few more towels when staying with 10 people. We had to constantly wash everyday.

Somewhat disappointed…
Space, location to our family member and communication with property manager were great. While we stayed in the unit, the country was experiencing extremely cold weather conditions, including Nashville. Keeping that in mind and knowing there was nothing to be done about it, we dealt with rolling power outages for a couple of days that made it difficult to access the complex due to the security gate not working at times. For a few days we worked around the heating system not being able to warm the unit above 68 degrees by putting on more layers. But what could have been addressed before our arrival was the broken bed in the master bedroom (was later fixed after we reported it), the smoke detector hanging from the wire in the master bedroom (was not fixed), broken dishwasher and oven that looked like it was sprayed with oven cleaner but never wiped out. We found broken glass and food remnants in the dishwasher and it looked like paper towels were used to wipe it out because there were paper towels bits left behind. It wasn’t until we had the dishwasher fully loaded that we found out it didn’t work. We found then that it was unplugged, the electrical box cover was off, the kick plate had been removed and a wire had been disconnected. We reported the dishwasher not working and they said they would send someone the next day. The next day we asked if they had an approximate time maintenance would be coming because we wanted to be there. They did not have a time but would give us a heads up. A few hours later we were told that they had checked with their maintenance team and they were needing to order a new part. Since no one from the maintenance team had come to look at the dishwasher during our stay, one can only assume that they knew about the problem before our arrival. It would have been nice to know ahead of time that it didn’t work. Since we had to wash the dishes by hand, kitchen towels would have been helpful (we used a bath towel instead). Upon finding what looked like oven cleaner sprayed in the oven, we had to wash out the oven and racks before using. Would we stay at the property again? We’re not sure…
