313 E Bay A & B is professionally managed by Newport Beach Vacation Properties. This darling 4 bedroom, 2 bathroom duplex beach house is located in a prime location on the Balboa Peninsula. This listing is for the entire home which is a duplex with 2 separate units, one upstairs and the other downstairs. Luxury Fili D’Oro linens and towels are thoughtfully provided for every bed and every guest!



Both the upper and lower unit has its own fully equipped kitchen, a full sized bathroom and 2 bedrooms. The upper unit has a queen bed in one bedroom and a twin sized trundle bed in the other with a pull out sleeper sofa in the living room. The lower unit has a queen bed in each bedroom and a pull out sleeper sofa in the living room as well.



The upper unit has a large deck with lots of seating and a BBQ for entertaining as well as views of the bay. The lower unit has a large patio with ample seating and a BBQ as well, along with a bistro table near the front door.



The home has a garage to fit 2 vehicles, with a stacking washer and dryer.



Just a short walk to the ferry for shopping and dinner on Balboa Island, a stroll through Balboa Village or a walk to the end of the Pier. You can even launch your stand up paddle board a few steps down Fernando Street. Located in the heart of Newport Beach this property with an over sized lot has it all!

Other Important Details:

- Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity.

- Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach.

- We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. By city rule, construction is only permitted Monday through Friday, 7am to 6:30pm.

Just a short walk to the ferry for shopping and dinner on Balboa Island, a stroll through Balboa Village or a walk to the end of the Pier. You can even launch your stand up paddle board a few steps down the street on the bay front beach or get picked up for a boat ride off the public dock.



Located in the heart of the Balboa Peninsula this property with an over-sized lot has it all! Balboa is a quaint, small beach town consisting of only 3 small blocks adjacent to the Balboa Pier. Here you can peruse the shops, restaurants, bars, and FUN Zone.



Take in the views off of the Balboa Pier, rent a bike or a kayak, or go whale watching or deep sea fishing from the many boats that leave the Balboa Pavilion daily.

-We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction.



LIMITED RIGHTS OF OCCUPANCY

Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
