• Extra supplies may be available upon request, but are not guaranteed. Grocery and convenience stores are located nearby for anything additional you may need.

• Amenities are controlled by the HOA and not us (e.g. pool), and so we cannot guarantee they will always be available (sometimes HOA closes for maintenance/cleaning). We do not issue refunds for amenity-related issues.

• Please note that normal wear, minor imperfections, or pre-existing cosmetic marks may be present throughout the home due to regular use. We maintain high cleaning standards and ensure the property is fully cleaned and prepared before each stay.

🐜 Pest Note: The property receives regular pest control treatments. However, Texas’ warm climate and seasonal weather can occasionally bring insects indoors, particularly during periods of heat or rain. While we take preventative measures to keep the home comfortable and well-maintained, an occasional sighting may occur and does not indicate an infestation. Refunds are not provided for occasional pest sightings, but please let us know right away so we can address any concerns



⚠️ Please be aware that certain situations beyond our control may occur, including construction or noise outside the unit, temporary closure of amenities, utility or city repairs, or issues on neighboring properties. As these are outside our control, we are unable to provide refunds for any related inconveniences.



🗑️ Additional Supplies: May be available upon request but are not guaranteed. If you run out, nearby stores are easily accessible. Towels are provided for approximately the first 2–3 days of your stay—please use the in-unit washer and dryer (if available) to refresh them. If your unit does not include laundry, on-site facilities may be available (fees may apply). For stays of 5 nights or longer, you may request replacement towels, subject to availability.

📦 Items Left Behind: If personal items are left behind and you request their return, a $35 service fee plus packaging and shipping costs will apply. We are not responsible for any loss or damage to items after departure.
