The Space:

Welcome to your home away from home in Windsor Island Resort – a spacious, thoughtfully furnished six-bedroom, four-bathroom home with high-speed Wi-Fi and room for 15 guests to spread out and relax.



SLEEPING: Bedroom 1 and Bedroom 6 each have a king bed, Bedroom 5 has a queen bed, Bedroom 2 has a double and a single bed, Bedroom 3 has two single beds and Bedroom 4 has two double beds – perfect for kids, teens and cousins.

LIVING: a bright open living and dining area, a fully equipped kitchen for family meals, and a full laundry room. As a courtesy we provide a welcome kit with kitchen paper towels, dishwasher soap, detergent, a sponge, laundry soap, toilet paper, and shampoo, conditioner and soap for each bathroom (replacing its items is the guest's responsibility).

OUTDOORS: your own private pool and spa – heating is available for an extra fee, just let us know at least 48 hours before arrival.

RESORT: you're just 1 minute from Windsor Island's amazing clubhouse – zero-entry resort pool, lazy river, dual water slides, splash pad, poolside bar, arcade, fitness center, playground and mini golf.



LOCATION: about 20 minutes to Walt Disney World and 32 minutes to Universal Studios, with supermarkets, restaurants and shopping just minutes away.



Guest Access:

The whole house is yours to enjoy – private pool and spa, kitchen, laundry room and all six bedrooms. Registered guests also get full access to the Windsor Island Resort clubhouse and amenities, just 1 minute away.



WINDSOR ISLAND RESORT: Please send us the full names of everyone in your party so we can register them with the resort – the gate will not admit unregistered guests. Parking is at the home (maximum of 4 registered vehicles: 2 in the main driveway, 1 in the extended driveway, and a legal spot for the fourth).



The Neighborhood:

Windsor Island is one of Kissimmee's newest and most luxurious resort communities – the perfect vacation destination for families who want to relax and explore Orlando's world-class theme parks. It's a gated community with some of the best amenities around: a stunning clubhouse with an arcade and fitness center, a playground and mini golf, and a zero-entry resort-style pool with a lazy river, dual water slides, a children's splash pad and a poolside bar – and this home is just 1 minute from it all. Once you've stayed here, you'll want to come back year after year!



Just outside the gates you'll find supermarkets, pharmacies and plenty of restaurants along US-27 and US-192, with Walt Disney World about 20 minutes away.



Getting Around:

A car is the easiest way to explore, and parking is right at the house (up to 4 registered vehicles). Orlando International Airport (MCO) is roughly 40 minutes by car; US-192 and I-4 whisk you to Walt Disney World in about 20 minutes and to Universal Studios in about 32. Shopping malls, outlets and a huge selection of restaurants are all close by. Prefer not to drive? Uber and Lyft are readily available – just remember rideshare drop-offs must be registered with the resort gate.



Other Things to Note:

AGE REQUIREMENT: Guests must be 21 years or older to make a reservation and must provide matching ID upon request. Failure to provide ID will result in booking cancellation.



GUEST LIST: A complete list of guest names (first and last) is required by 5 PM EST at least 24 hours before arrival. Resort access will be denied if names are not registered.



VEHICLE & GUEST REGISTRATION: Windsor Island Resort enforces strict entry rules. All guests must be pre-registered, including drivers, passengers and rideshare drop-offs (Uber, Lyft, taxi) – unregistered guests will not be admitted. Maximum of 4 vehicles per home: park 2 cars in the main driveway, 1 in the extended driveway without blocking the sidewalk, and find a legal spot for the fourth car. Once the limit is reached no additional vehicles are allowed, with no exceptions. Parking is strictly prohibited on sidewalks, along painted blue curbs and on the incorrect side of the street – improperly parked vehicles will be tagged, must be moved within 24 hours, and may be cited or towed at the guest's expense. Please submit all guest information in advance to avoid delays at security.



POOL & SPA HEATER: The SPA is not a hot tub – it is connected to the pool and both are heated by the same system, for an additional fee. The heater can take 24–48 hours to fully heat the water and is turned on once payment is processed, so please request pool heating at least 48 hours before arrival. The pool is heated to 86°F; for health and safety reasons we cannot raise it further. The pool and SPA share the same water temperature (the SPA is a warm-water area without hydromassage jets). Reservations of 2 nights are not eligible for pool-heater refunds. In extreme cold (approx. 32°F–40°F) the heater keeps working but the water may feel colder because of heat loss – in these conditions the water warms only about 20 degrees above the outside temperature. Weather-related conditions are not a heater malfunction and do not qualify for a refund.



GRILL: Grill rental is available for a separate fee and must be requested before arrival. Propane exchange is not included.



PLEASE NOTE: There is currently ongoing construction behind the property, in an area outside the resort, from 7 AM to 5 PM, which may cause some noise. We apologize for any inconvenience.



HOUSE RULES: No parties. No pets. No smoking indoors. The resort charges a $10 fee for deliveries; USPS does not deliver to this address and we are not responsible for unattended packages.



AMENITIES: Pack 'n Plays and high chairs are available on request before check-in. Included: fresh linens, 1 bath towel per guest, 1 hand towel per bathroom, bath rugs, hair dryer, and starter supplies (soap, paper goods, 3 trash bags, 1 laundry detergent, 1 dishwasher pod). After the starter supplies, guests restock as needed. Not provided: washcloths, salt/pepper, or open food items. Washer & dryer available.



MAINTENANCE: We're always ready to help with any maintenance need – surprises can happen even after our check-in inspection. Please report issues promptly so we can address them quickly; delays may affect our ability to assist during business hours.
