Guest Access
Guests will receive keypad entry instructions on the day of check-in.
You will have full private access to the apartment during your stay, including all living areas, kitchen, bathrooms, laundry facilities, and designated outdoor spaces.
Please note that one locked storage area is reserved for owner use and is not accessible to guests.
Interaction With Guests
Your stay is managed by The Midterm Collection. I am your primary point of contact throughout your stay and personally oversee guest support and maintenance coordination.
Support is available daily between 8:00 a.m. and 8:00 p.m. EST, with typical response times within 2 hours during business hours.
We respect guest privacy while remaining responsive and available whenever needed. Emergency maintenance support is available outside regular hours for urgent issues.

Minor décor or furnishing updates may occur from time to time and may differ slightly from listing photos
Midterm Stay Requirements
For stays of 30 nights or longer, guests may be required to complete:
• A supplemental midterm rental agreement
• Secure government-issued ID verification through a third-party platform
Routine maintenance or inspections may occasionally be required during longer stays. When possible, at least 24 hours notice will be provided.
Pet Policy
Dogs are welcome with prior approval and applicable pet fee. Cats are not permitted due to allergies. Approved dogs must be house-trained, current on vaccinations and not be left unattended for extended periods. Guests are responsible for any pet-related damage or additional cleaning.
Mail & Deliveries
Courier deliveries such as Amazon, FedEx, and UPS are permitted. Regular personal mail service is not available. Guests requiring mail access are encouraged to use Canada Post FlexDelivery or similar services.
Winter Information
Driveway snow removal is included. Guests are responsible for clearing walkways and deck areas during winter conditions. Shovels and ice melt are provided.
House Rules
1) NO SMOKING: Smoking of any kind is strictly prohibited inside the home. This includes cigarettes, cigars, vaping, marijuana, and incense. Guests who need to smoke may do so outdoors at a safe distance from the home, ensuring all doors and windows remain closed. Evidence of indoor smoking may result in additional cleaning or remediation fees in accordance with Airbnb policies. Please dispose of cigarette butts responsibly in outdoor bins or ashtrays provided.
2) PROPERTY CARE: All linens, towels, bedding, and household items must remain on the property. Missing or damaged items may result in additional charges.
3) NO PARTIES OR EVENTS: No parties, events, or large gatherings are permitted. Only registered guests are allowed on the property.
4) OCCUPANCY & VISITORS: Only the guests listed on the reservation are permitted to stay overnight. Day visitors are permitted between 7:00 AM and 11:00 PM, provided the total number of people on the property remains reasonable and respectful of the home and neighbours. Any overnight guests must be added to the reservation in advance and approved through Airbnb messaging. The number of guests must not exceed the home’s sleeping capacity. Sleeping on sofas, floors, or using additional bedding is not permitted.
5) PETS: One (1) pet is permitted per stay with prior approval. A pet fee applies and will be charged per stay. Pets must be house-trained, up to date on vaccinations, and not left unattended for extended periods.

6) EV CHARGING: On-site charging of electric vehicles is not available. Fast-charging stations are located nearby.
7) CLEANING: A one-time cleaning fee covers a move-out turnover cleaning after checkout. Additional cleaning required due to excessive mess or damage may result in extra charges.
8) SECURITY: For safety and insurance purposes, there are exterior security cameras at the front of each unit. These cameras are actively recording and must not be tampered with or covered. No cameras are located inside the home.
9) GARBAGE & RECYCLING: Guests are expected to dispose of garbage and recycling in designated bins prior to checkout.
10) LAWN & OUTDOOR MAINTENANCE: Routine lawn and outdoor maintenance may take place during your stay, typically in the front yard and exterior areas. Where possible, we will provide advance notice, but occasionally same-day or short-notice visits may be required for property upkeep. Maintenance staff will not access the interior of the home. We appreciate your understanding as we maintain the property for all guests.
11) PROPERTY CARE & RESPECT: Guests are asked to treat the home and outdoor spaces with care and respect. Any damage beyond normal wear and tear may be reported through Airbnb’s Resolution Center.
