MOLD!!!!!!!!!!Entire unit covered in ACTIVE BLACK MOLD SPORES!!!! DO NOT BOOK!!!! When we entered the property we could IMMEDIATELY smell the room was very moist and musty. After looking at all of the rooms we discovered active mold spores on ALL the air vents, in the bathroom, and on the shower head (pictures attached). In the kitchen, the mold spread to the drywall on the ceiling. We called the rental company within the hour. We had our young children with us and told them we were very concerned and requested to be moved to a safe property. They not only refused, but expected us to STAY IN THE UNIT while they sent a cleaner up to clean it (which would therefore make the spores airborne around me and my children). I was appalled and shocked. They still have not refunded our stay.Thanks to VRBO, my family and I were moved to a safe unit. The condo itself was actually great. Still unfortunate that we didn’t get to stay there. Do not book with this company under any circumstances. The unit is an extreme health hazard. Photographs for evidence below

We had a wonderful week vacation at the condo. Everything was clean and well kept when we got there. The ice maker did make a noise during the night when dumping. Super close to the elevators. The view was amazing. I love watching out the windows while eating breakfast. It was perfect for our family. The pull out was even comfy for my boys. The master king bed was super comfortable. We would definitely stay again in this condo.

Great location

Our stay was amazing. Check in and out were a breeze. Location was great. It was close to a lot of resturants and stores but far enough away to not be with the party crowd, which is great for those with kids. Room was clean and comfortable. The only negative I have is the bed in the bedroom, its box spring didn't seem to fit the frame perfectly so movement caused it to shift so we had to move it back into place frequently. But not the of the world. Still a great stay!!! Would definitely recommend

Our stay at Boardwalk Beach Resort, managed by ECDI, was absolutely phenomenal. If you’re short on time, here are the key takeaways: the unit was CLEAN, COMFORTABLE, and FAMILY-FRIENDLY with SECURE GROUNDS, KIND STAFF, and an EASY, seamless check-in process—truly a five-star experience. This was our first time staying at this resort and booking through ECDI, and we’re already planning to return. After nearly a decade of staying elsewhere, we chose Boardwalk for its appealing amenities, especially the kiddie pool and splash pad for our two-year-old. The booking process was simple, and the condo exceeded expectations—it was even more beautiful than the photos. Check-in was impressively smooth. After a 12-hour drive, we were relieved to skip the traditional front desk wait. A week before arrival, we received our door code by email. Upon arrival, the security team quickly explained parking procedures, and we were in our room within minutes. The gated property and 24/7 on-site security made us feel incredibly safe throughout our stay. This experience has set a new standard for us—Boardwalk Beach Resort and ECDI have earned our loyalty.

Home away from home

This condo was a perfect place to stay for my son and I. Room was clean, parking was easy and pool/hot tub was an added bonus. Beautiful view from the balcony as well. Would definitely recommend staying here.

Great PCB location and condo amenities

There was a lot to love about this trip and only a few cons. First, the condo was clean, well stocked, had 5 elevators so we never had to wait, and did an excellent job of enforcing all rules which kept it very family friendly. Beach area never was more than 1 umbrella/chair deep unlike many of the big condo complexes where we saw they had 3-4 rows. Beach area was clean and had good cleanup stations. Parking was close and even covered if you parked in lower level. The bad: master bed had ginormous craters in both sides that you could visibly see while standing next to the bed. The mattress was once a good quality but was way past its life span and resulted in a poor sleeping experience. The other issue was that the rental company requires you to sign an additional rental agreement which is no biggie BUT it asked for your credit for any damages AND any remaining amount due. The problem was I already paid in full and they listed on the agreement that I still owed the full amount so I refused to sign. They refused to alter it, so led to a bit of a stand off and thought i might have to contest with VRBO and cancel. It eventually got resolved but was a major headache. I was never able to get ahold of anyone via phone, email was the only way I could get a reply. Would I stay again? In this building yes, absolutely. In the same condo, probably not unless the mattress was replaced.

Excellent condo, minor inconveniences

Our condo was exactly as described and we enjoyed it, however, it locked us out over an hour before our check our time. That was very inconvenient but luckily someone was still inside condo to open as we knocked. Our vehicle along with many others was given parking violations because our parking permits had white out on them. This white out was done by the security guard handing them out. Seems minor right? It would be had it not been a threat of towing our vehicle because of something done by them!! I brought this to attention to the security guard working as we left out. She was a different one and was super concerned about it.

Perfect Condo

From check-in to check out, our stay was perfect. I was looking for a nice place for my family and I to stay while we visited my ill mother for her birthday and this condo did not disappoint. Beach Paradise

This condo was an excellent place to stay - super clean, gorgeous ocean views, comfortable bed, great facility. Condo has a roomy layout, kitchen had everything we needed for cooking (could use some dry measuring cups and measuring spoons). We loved the location and being right on the beach was incredible. The high up deck chairs were great for seeing over the railing. We rented bikes for the week and had them delivered (they have a bike rack in the corner of the lower parking garage) and enjoyed the wide bike lanes on Front Beach Road. Walmart is right around the corner which made purchasing groceries and a few other items we'd forgotten quick and easy. Please note that there are starters for paper towels, toilet paper, dish soap, laundry detergent, shampoo/conditioner and bar soap. We brought tissues and coffee filters plus back up for all supplies (because of Covid, rentals no longer have communal items like salt and pepper). Beach towels are not included in the linens, but there are plenty of bath/hand towels under the bathroom sink. We will note that the photos in the listing show them offering a gift card to the bowling alley that is NOT available. Overall, a GREAT vacation.

Good property but horrible smell & top bunk was not usable

The resort is gorgeous, well maintained & in a good location. The condo was as advertised & we were satisfied with most of it. A couple issues was the horrendous old fish smell that permeated the entire condo, the leaky refrigerator & the top bunk. As soon as we walked in, we were greeted w/ a nasty, old fish smell. It didn't take long to figure out that it was coming from the freezer & refrigerator; mainly the freezer. Opening either door caused even more assault to your senses. I can only assume that the previous tenants stored fish in there and it spoiled or some other malfunction. We got cleaning supplies & scrubbed the inside, but that did not help. Even after cleaning it out, the smell was still noticeable. We ended up buying a bag of ice & a well-sealable plastic tote to store our ice because anything from the freezer ended up taking on the flavor of rotten fish. The room still smelled of fish, which you could adjust to once you were in it for a while, but if you left & returned or you opened the freezer, you were right back to smelling like an old fish market. We also noticed a bad leak from the freezer into the refrigerator. The top shelf was soaked & there was a puddle under the drawers in the bottom. I filed a maintenance request on the app, but never got any type of response during our stay. We soaked up all the water and immediately washed the towels so we could use them again because the water smelled so strongly of rotten fish that it would nearly make you vomit. We had to put the baking sheet tray to catch the dripping water since no one addressed our maintenance request. So between the offensive odor & lack of space because of using totes & sheet trays to compensate, it was very difficult to store any cold/frozen food items. Not to mention it was a total drag to spend valuable vacation time trying to clean & get rid of the odor & combat the constant dripping of water into the fridge. The only other complaint is regarding the top bunk. The first step to climb into the top bunk is unusually high, which would make it nearly impossible for a child to climb unless they had an adult lift them onto the ladder. But the biggest issue was there is NO type of railing at any point on the top bunk. Anyone who sleeps up there, especially a child, is at risk of falling out & landing on a hard, tile floor. Needless to say, this put a damper on our sleeping arrangements as I will not allow my child or anyone else to sleep up there.

Enjoyed our stay!

We enjoyed our stay in Room c-1506 very much. The room was very clean and had all the amenities needed to have a wonderful stay. The only complaint was the cleaning lady that showed up before we left. She arrived at 9:45 and sat outside our door in the hallway waiting for us to leave our unit at 10:00. She had a rude attitude towards us as if we were keeping her from her job. We tried to be polite and wish her a nice day as we were leaving but she, again, was rude. Other than that, everything was perfect.

Beautiful clean condo

Overall we had a beautiful stay here at the Boardwalk Beach Resort. The condo is very clean other than the floors were sandy to walk on but hey it’s the beach. Just grab you a broom and dust pan and you’ll be ok. There was plenty of towels, cooking ware, beautiful view, some starter soaps and detergents etc...! I would have liked to have connected with the direct property owner vs just Royal American which I did request. I did get excited about using all the amenities which included the fitness facility and it was closed due to Covid. I’m sure at no fault of the actual owner but it would be nice to know before purchasing what amenities you can use or not. Make sure to call before purchasing. We had to walk around, rcvd wrong directions from the security officer where the Welcome Center was and finally found it. We did get a parking ticket because the one in the room had been whitouted. Not sure why but the Welcome Center fixed it. There is a beautiful pool and easy access to the beach. We Loved our stay and it was a great condo overall not a terrible review just some basic FYI because we would love to come back and refer our family and friends!

We loved it!

This was a wonderful property! This was our first stay at this location. We would recommend this to our friends. The location is on the quieter end of Panama City Beach. The resort has a long beach frontage which allows for a less crowded beach experience. BBR has a family friendly environment, and plenty for adults also. There is live music on the weekends and a tiki bar that stays open until 11 this time of the year. Thanks for the great experience.

Beautiful Condo With A Beautiful View

My husband and I had an incredible time in this beautiful condo. We can't say enough good about this place. We will definitely be back. Tastefully decorated, very accommodating, and incredible view. We loved everything about the place.

We almost didn't book this condo because of the lack of reviews and the ones there were wern't very good. Either we stayed at a totally different place or people have unrealistic expectations. We have stayed in many VRBO condos and this one was the nicest. It was very clean, comfortable and went above and beyond with "extras". There were games, beach toys, a small bottle of dish washing soap, some pods for laundry, facial tissues and dishwasher soap. Plenty of towels, kitchen items and hangers available. The only negative thing I can say is there were so many remotes we had trouble figuring them out but most people would have probably been fine. The resort was awesome and the people were very friendly. Thanks for a great stay.
