Note: the swimming pool is a shared/communal pool within the Playa Kaan complex, not private.



Guest Access:

Self check-in. We send you an access code before arrival so you can enter at your convenience (within the building's established hours) without waiting - we do not keep permanent staff on site. We are reachable by message throughout your stay for anything you need.



The Neighborhood:

- Beach: a short walk away for sun, sand and swimming.

- Dining: nearby restaurants ranging from authentic Mexican to international cuisine.

- Shopping: local shops and grocery stores within walking distance.

- Fifth Avenue (Quinta Avenida): easy walk to Playa del Carmen's iconic strip of shops, restaurants and nightlife.

- A great base for exploring cenotes, Cozumel ferries and Riviera Maya attractions.



Getting Around:

- The condo is inside the Playa Kaan complex with on-site parking available (free).

- Local bus stops nearby connect to downtown Playa del Carmen and surrounding tourist spots.

- Cancun International Airport (CUN): approx. 45-60 minutes by taxi or private shuttle, depending on traffic.

- Renting a car is convenient thanks to on-site parking.



Other Things to Note:

- Before arrival we require a photo of the official ID of EACH guest staying, plus signature of the condominium regulations. This is mandatory to authorize access and keep good relations with neighbors and comply with building rules.

- The pool is a shared/communal pool of the complex.

- You may encounter local wildlife (birds, raccoons, dogs, geckos, spiders, occasionally scorpions). Please respect them and avoid leaving food outside.

- Your stay includes pre-arrival and post-departure cleaning, plus basic welcome amenities (toilet paper, shampoo, soap and other essentials).
