Good location, older property. Comfortable beds however, both master showers had horrible water pressure, couldnât wash our hair! Thankfully the hall shower was great. Everyone just took turns using the one shower, which was very frustrating when trying to get ready to leave for dinner.
Weâve stayed in at least 10 Las Conchas homes, so we are pretty familiar with the area. We booked it about 2 months in advance and made a pros and cons list for our stay.
Pros:
-2nd row from the beach.
-We were able to check in 3 hours early
-Accessible garage*, kitchen, some beach chairs, cookware
Cons:
-When arriving at the home, we parked in the garage and started to take our things. The side door shut behind us and when we came back the keypad was flashing red. We called the owner to see if there was another way inâ and he asked if we could disassemble the keypad and change out the batteries-we could not. He asked us to get the master key from the lockbox and the key ALSO does not work. The garage door opener worked.
-Found 2 used vapes on the counter of bathroom when walking in.
-1 master bath shower did not work at allâ Notified owner and he said he was unaware it wasnât working and offered no remediation.
-Poor water pressure in second master bath.
-Wanted to use oven for a planned meal on second day and it did not work.
-Outdoor wash up shower shown in listing doesnât work.
-The spiral stairs seemed a little broken, but since it was advertised we assumed they were fine. They broke while walking down them and then when telling the owner he said they were working on them and then told us not use.
The owner was available through all of this but I didnât feel as though they offer enough with these issues to justify the price/booking again.
The house was great and an awesome location, however there was little to no water pressure in the showers all weekend. we were in contact with host all weekend but despite his efforts the water never worked properly
It was our second time staying at this property because we were satisfied last time. Itâs as pictured, clean, and we like the ease of beach access. The owner/manager always responds really promptly and is friendly. Itâll likely continue to be our go to rental when we go to Rocky Point!
Upon arrival we had a hard time getting the door open. I did contact host and she responded quickly. The door was a code with it not unlocking. She stated it would be fine after the initial stick as it just had been while. The keys in lock box appeared old and kinda bent so did not unlock the doors manually. We managed here and there until our 3rd day to where it wouldnt open at all. Again host was responsive but we did have to sit outside a couple of hours. She was going to have her housekeeper come by but that didn't seem to happen.
She eventually reset all doors and there was brand new master key in a janitor closet. That would of been nice had that been the case w/o the wait. Other than that the house was really nice, clean. We all enjoyed our stay. We did have cold showers first night but it was just the breakers were off. Host told us where it was at and apologized. House is located 2nd row back so was a nice, quick lil walk. WiFi and A/C both worked well. We did not cook as we ate out so not sure on appliances.
Property needs some updates. Worked out fine this time as we just needed a place to sleep and make a few meals. I would probably not book this house for a family vacation.
Our family of eight spent a very merry Christmas at the property. The house is showing itâs age in some ways, but was clean and had pretty much everything we needed. The location was great, with views of the ocean and beautiful sunsets, and just a short walk to the beach. I think the only thing we wanted and didnât have was a handbook or guide to the house and location - tips, where to find things in the house, how to get to the beach (turn left when you leave the house and walk a few houses down to get to the path), etc. Just would be a nice added touch. Overall, we enjoyed our stay!
The property was very clean, the A/C worked great, and the beds were comfortable. The layout worked for our group of three with two wings off the main living area. It took a bit of work to find the house when checking in because the number on the outside was different then the directions. As advertised it was is a short walk from the beach.
The internet was a bit of an issue. The wifi network / password provided did not work. We reached out and the host wanted to know if the phone was working - we had already left for the morning so we did not continue the âtroubleshooting.â Just before we left we found the router and were able to read the tinny 15 character password off the label (not the network name or password provided) the network issues also effected any hope of getting the TVs streaming.
Overall the house was a bit worn down and needed a refresh, things here and there were broken and scuffed: broken tolet lid, missing towel bar, electric wires hanging on the wall etc. In addition to the internet issue it was disappointing that it was not disclosed a house was being built next door 30 ft from two of of the bedrooms. Construction starts at 7:00AM even on Saturday - so quite it was not. With the issues, condition, construction and location the overall price for two nights with taxes, cleaving fee, service charges seemed high at just under a thousand dollar.
We had a good family time together stay, Abe was great to work with, we got to check in early to the property. However we will never go in July again it was way to humid and windy for us.
I spent 3,000 to stay their for a week. The pictures matched the house. A/C worked great except for in the 4th bedroom. Basically everything in the house is from the 90's. There were even VHS tapes there lol. The 4th bedroom is really hot. The a/c doesn't reach that room whatsoever. There is a fan but after a few minutes in that room you are sweating. Before or during my stay, I never heard from the owner and that was disappointing. The whole week they were building and doing construction to the house 5 feet to the left/the neighbor house. It was loud and kind of defeated the purpose of staying on a private relaxing beach. All week, it was loud construction work and the worker's loud music. The owner didn't tell me that they were building a house right next to the rental property. The house always seemed to have a lot of flies inside, but don't worry, the owner provided 2 fly swatters because obviously the owner is aware of the problem. Nonetheless, the house is second row from the beach. The beach is only a short walk from the house. The kitchen was fully equipped with everything you need. However all of the beds are very old and not firm. Not good for anyone with even minor back issues such as myself. I took my 75 year old father and he slept on the couch because of the poor quality of the beds. The house did have a garage which was nice.
Excellent ocean view location! Short stroll to quiet beach. Huge patio with plenty of chairs, lounges and table. Nicely stocked kitchen, comfy beds, great linens and pillows! Very responsive host and accurate listing. Will recommend this home and stay here again on future visits!
Beautiful views! Awesome big patio, clean, close to the beach. We will be back! So nice that all the rooms have normal size beds. The check in and out was so easy! They donât ask you to do a million things like some other rentals.
The house was great. The property manager Ana was very helpful. She even arranged for ice cream cake for my sonâs birthday. We will definitely stay again on our next excursion to rocky point.
