CARETAKER QUARTERS



Yerlin, our on-site property caretaker, lives in separate private caretaker quarters on the property.



The caretaker quarters and private service or storage areas are not included in the rental.



Yerlin remains available for guest arrivals, maintenance, emergencies, and property-related assistance.



Free gated parking: 4 allocated vehicle spaces for Total Property. The property has 4 gated spaces total; partial rentals share the parking area. Our caretaker Yerlin lives beside it, providing 24-hour monitored parking. Street parking is unreserved and subject to availability. Confirm any additional arrangement before arrival.



The Neighborhood:

Playa Pochomil is an authentic oceanfront community where families and groups can relax away from crowded commercial resort areas.



The Pacific shoreline is directly in front of the property, with beautiful sunsets, long stretches for walking, surfing, swimming areas, and several independently operated beachfront restaurants nearby.



The shoreline immediately in front of the property includes rocks, so water shoes are recommended when entering the ocean in this area. A broader sandy beach is approximately a 3-minute walk to the left.



Weekends can be livelier as local residents enjoy the beach, while weekdays are generally quieter and more peaceful.



Guests may see local animals, fishing activity, and everyday coastal-community life.



The property is approximately 1 hour and 15 minutes from Managua International Airport, depending on traffic and the time of day.



Unlike many beach destinations in Nicaragua, the roads from Managua to The Beach House are fully paved and well maintained all the way to the property.



There are two primary routes from Managua. One is more direct, while the other is a scenic, winding route through the hills and mountains.



We can recommend the best route based on your preference and travel schedule.



When you arrive at the gated property, honk your vehicle horn at the road-side entrance gate. Yerlin, our on-site property caretaker, will open the gate and welcome you.



Getting Around:

We recommend renting a car at the airport or arranging private transportation.



The roads from Managua to The Beach House are fully paved and well maintained, making the property straightforward to reach compared with many other beach destinations in Nicaragua.



Managua International Airport is approximately 1 hour and 15 minutes from the property, depending on traffic and the time of day.



Traffic inside Managua can add travel time, but once outside the city, the drive is scenic and comfortable.



Private transportation to or from the airport may be arranged with advance notice, subject to driver availability.



Car service typically costs $80 to $150 each way, depending on the departure time, traffic, and transportation provider. We will confirm the exact availability and price before arranging the ride.



Free gated parking is available on the property for up to 4 vehicles total. Please confirm your vehicle count before arrival.



Several independently operated beachfront restaurants are nearby. Their current hours, menus, prices, and payment methods may vary.



Interaction with Guests:

Your registered group has exclusive use of all guest accommodations and guest common areas. No other guest groups will share them. Caretaker quarters and service/storage areas are excluded.



Our caretaker Yerlin lives on site in separate quarters and meets confirmed guests at the road-side entrance gate. Use the arrival directions provided after confirmation.
