The house is ideally located for walkers, nature lovers or anyone looking for a tranquil coastal retreat. Just a 5-minute walk from the house and you are on the coastal path or down to the moor. Another 15 minutes walk and you are on the path to the beach in Sidmouth.
The village of Otterton is a 5-minute drive away, where you'll find the Otterton Mill Farm Shop selling freshly baked bread and other products, and the local pub, The Kings Arms.
The Jurassic coastal town of Sidmouth, a World Heritage Site, nestled beneath the majestic cliffs and green hills of the Sid Valley, is just a 5-minute drive away, with many cafes, pubs and restaurants, a golf course and water sports (in summer).
The surrounding area includes the National Trust Property Bicton Park, The Donkey Sanctuary, Budleigh Beach, Exmouth Beach, Beer, Branscombe & Lyme Regis.

Hallway Upon entering the house, you arrive at a slab hallway. To the right is the boot room, laundry room and the "hidden" bathroom. To the left is the upstairs door, the living room and the studio/cozy room. Straight ahead leads to the kitchen and the outdoor terrace door.
Kitchen A few steps from the hallway, with windows on the east and west sides overlooking the terrace and backyard; The kitchen has recently been renovated with the following: • Flagstone flooring • 4 Heritage Oil Fired Ovens • 4-ring induction hob • Breakfast bar with 2 stools • Dishwasher • Toaster, kettle, blender • Wood-burning stove • Fireside Chair • Kitchen Table, seats 8 • Large Refrigerator Freezer • Window seat overlooking the backyard and paddocks

The Garden & Meadows Surrounding the house is a rustic walled garden with a flat lawn area – great for kicking a ball or playing some croquet (games provided), along with a southwest-facing seating area. Nearby there is an outdoor table tennis table.
A short walk along the meadow paths is a magical spot with 180-degree views of the sea and countryside. Here you will find a retreat pavilion with a table, chairs, fireplace and lawn area perfect for sunset lovers and early evening games.
The Yard Upon entering Horstone Farm, you enter the rustic yard and ahead of you is the 16th-century barn, originally used as an old grain store. This outdoor area is a working and quite functional yard with stables, horse trailer and caravan. There is ample parking next to the house and in the yard.
Animals at Horstone We welcome up to 2 well-behaved dogs, but it should be noted that we are surrounded by sheep and the fence around the farm is not dog-proof, so please ensure you are always attentive to your dogs and make sure they remain within the property boundaries.
There are two ponies in Horstone, Lucy and Magic (a bit of a Shetland pony), that you'll see coming and going in their field or the stable in the backyard.
