For only two people this house is definitely too big. We knew it from the beginning, but its surroundings made us to decide to go there anyway for nearly 2 weeks. And we did not regret our decision.From the very beginning â the one way transfer from Phuket airport is included and very easy â we felt at home in this nice house: A big and clean pool, with a well maintained garden to observe squirrels and chipmunks as well as many exotic birds. Additional due to sufficient ameneties in the kitchen there is everything to make your stay very comfortable. Since my wife has some problems with shiftet disks the state of the mattresses are important for her. And they where indeed extremly comfortable causing a good quality sleep. From the house you need to walk only less than 10 minutes to reach everything. Small supermarkets, the night market (for us a little too much on the touristtrap side), lots of nice restaurants, a small but interesting tsunami museum and the pleasant beach. So the time we had there went by very fast. To a most likely self induced problem with a door lock from our side we got very fast help from the housekeeper and the entire communication with the owner was friendly and helpful. So although this house is âoversizingâ us by far we definitely would choose it again when deciding to return to Khao Lak. So Jackie, thank you very much having us there. The property was very clean and beautiful! It was a perfect stay! The kids loved the beautiful pool. The owners were very responsive to messages. The area was quiet but close to lots of things! Cannot recommend highly enough!!!
Really great location and wonderful restaurants and bars nearby as well as being peaceful, isolated and safe. The swimming pool is perfect and the house was perfect for us. Not too high end specifications in terms of fixtures and fittings which suited us brilliantly. Really responsive hosts and all questions answered in record time. Would definitely recommend and we look forward to staying again.
We arrived and were not greeted by anyone. We had no hot water and tried to reach the owner. Five days into the stay the owner told us to turn on the water heaters under the sinks. This blew the circuit and we had no electricity. No AC! The owner provided 2 numbers for contact. Handyman left for Sweden and the housekeepers phone was disconnected. The owner suggested we use the outside shower and not use too much electricity. The circuit box was too small for the house. I believe it was 100amp.
The house as a whole had a lot if deferred maintenance
The upstairs toilet would not stop running. So, we shut the water off. Downstairs toilet wouldnât flush. Waterpurifier in the kitchen was not connected. We had to purchase sheets for a bed. Pillowcases were missing from pillows . There was a stray dog that turned out to be quite friendly.The owner told us the dogs name and to feed it. All in all, this home should not be rented until the owner puts some money into maintenance. At one point we looked at hotels but it was too much work to move everything. The owner took about 2 days minimum to respond to our calls and really did not care about conditions.
The last review was in 2019 and the house had a good review. When looking at VRBO check out the dates of reviews. This house should not be rented. The owner had all kinds of suggestions and excuses but did nothing to address the problems. The house was run down and a disappointment.
Just returned from 2 weeks over Christmas and welcoming in the New Year 2020 in this lovely villa. It has charm. Very spacious and clean. From our first enquiry Jackie was speedy and efficient in her replies.
Views from the pool are overlooking a river which leads out to the sea (about 7 minute walk). The trees are so pretty and the sounds and sight of the birds is wonderful. We felt so safe and the house and pool are very private. We were a grown up family of 6 so only used 3 of the 4 large air-conditioned bedrooms. We used the bar-b-que on a few evenings and other evenings we tried various nearby restaurants of which there is plenty of choice.
The shops and restaurants are only a 5 minute walk away. The locals are so friendly and helpful but certainly not in any way pushy. Our transfers were well organised in terms of timeliness and again friendliness. We were able to stop off en-route from the airport to collect water/beers which helped with carrying.
The market is a 5 minute walk also and is on Mon, Wed, Fri and Sat for provisions and sells food to eat in as well as tourist merchandise on other days.
We took a trip to the Similan Islands early in the morning to avoid the trips that leave later (this meant everywhere was less busy when we arrived which was ideal). We also took a car to Coconut Beach and White Beach. We walked to other beaches. One evening we went to The Vue restaurant - they collected us and dropped us back near to the house - the food was delicious and the views beautiful for the sunset. They are quite slow in serving but we knew in advance so made the most of the scenery, views and ambience.
We would all very much recommend this villa to others. If ever we returned to the area it would be our choice too. It would be useful if the housekeepers were on WhatsApp or email as texts are expensive from the UK.
This was a very comfortable and large villa, perfect for the ones that are looking for a vacation house with walking distance to the beach and the local market which had everything you need to buy during your stay.
The property is nicely set in a lovely garden and together with the pool at the back of the property, it's a very nice place to enjoy your holidays in Khao Lak.

Houses/Villas are hard to find in Khoa Lak as most accommodation is based within a resort. The house is situated in a private location just behind the main Market which is held 3/ 4 times a week. It's an easy walk to the bars and restaurants as well as the beach. Lucky, the dog who has decided to live at the house (outside), is delightful and no bother at all.
The best view is from the back of the house. It's great to watch the birds and other wildlife. The front of the house looks on to the back of a large hotel which is not so inviting. There is a Burmese camp just down the road towards the beach which looks a little disconcerting at first. It's for the construction workers. We had no problem at all, the people were friendly. It was just sad to see the conditions they have to live in.
The house itself is a little tired. The kitchen is OK but needs new cupboard doors, worktops etc. When it was first built it looks like they used good quality fixtures and fitting throughout but it is now ready for an update/ refurb . I was a little disappointed as the photos must have been taken a long time ago. The lovely Jacuzzi bath is very interesting as it's impossible to get in. It's so high up and doesn't have any steps.
A word of warning, the electricity bill, at the end of your stay can be a shock. I'm used to air conditioning etc as I have a house of my own in a hot climate and even using it very frugally, just two people, over 18 days our bill was approx ÂŁ100. The pool filter is the problem as it needs to run 18 hours a day to keep the water in good condition.
The pool is great but it's a challenge to keep the water right to swim and we had a couple of days when it wasn't good. If you are a large group please note there is limited room around the pool and only 3 main sun loungers. I had high hopes for this house as the communication from the owner was first class, although somewhat instructional. We have rented many times, via this site and in many countries and in a couple of instances returned to the same Villa. This is our first time in Thailand. We loved it and will return next year but not to this house which probably summarises this review.
Lots of promises from the listing of this outstanding âfive starâ villa, our first disappointment was the âluxury transferâ turned out to be a rather old people carrier .
The whole experience has the mark of an absent owner using a poor management company without being prepared to spend the investment needed to maintain standards that might once have been.
The villa is situated a few minutes walk from the town down a sad, lonely lane boarded on one side by a back wall of a local hotel, on the other, mainly waste land part of which the hotel staff park their cars.
Opposite the villa is a ramshackle group of huts used to house poor overseas workers. Luxurious surroundings it certainly isnât.
The unmaintained gardens description has also somewhat been enhanced to a disappointing degree, the four comfortably cushioned chairs were without cushions and extremely uncomfortable, just three sun loungers for six people, missing slabs on the patio that was so rough one had to wear flip flops to walk on it.
Absolutely no sign of the âsecluded seating areasâ in the garden, they donât exist. An enormous ants nest and a child catching big hole coupled with uncut grass, up to 18inches high in places prevailed.
The pool, badly maintained and with green scum on tiles was worrying. Not easy to swim in as it has unusually two steps across the width, dissecting the pool into three levels making swimming difficult. One of the reasons of our booking, was that I swim every day so a good pool is important, this proved impractical, nay, impossible.
The checking of the chemical levels, for the temperatures in Thailand was absurd. Check google. They will tell you it must be checked daily, ours was poorly checked once in two weeks, and then only after a prompt via a phone call.
The villa .....forget the Home and Away listing photos with lovely upholstered chairs on the upstairs verandas, they donât exist, just discoloured white cheap plastic chairs chucked in a corner.
We were asked to pay for our own electricity used, which we did not object to, this turned out to be TWICE the rate charged in Thailand.
Since May 2017 it is illegal to make a supplemental charge to tenants for electricity supplied .
Before leaving the villa I received an e mail from the owner saying âyou donât have to pay for the electricity if you donât like , but in return leave a nice little five star review â

Great villa in really good location (5 mins walk from bars and restaurants and 10 mins from beach). Villa is very large, well decorated, really private and the pool area is great. Would highly recommend.
Bodde hĂ€r en vecka och hann inte tröttna pĂ„ utbudet runt om i byn. Flera mysiga restauranger inom promenadavstĂ„nd. Ăven gĂ„ngavstĂ„nd till stranden, men vi valde att göra utflykter till nĂ€rliggande strĂ€nder. Coconut beach Ă€r ett mĂ„ste att besöka, samt "peekweep" beach.
Villan har ett avskilt lÀge. Rummen Àr rymliga med walkincloset och egen toa. Svalkande pool. PÄ tomten bor en söt herrelös hund som alltid hÀlsade glatt pÄ oss nÀr vi kom tillbaka.
Four Bedrooms with private facilities makes for an excellent start. House was extremely quite, neat, tidy and well presented.
About a Five minute walk to some great Thai restaurants and bars, Ten minutes to the beach and ten minutes to the market and some shots.
There was four of us and the house provided plenty of room. The pool was clean and inviting. Views over the mountain and river was relaxing.
If you haven't been to Khao Lak ( our fourth time by first in this home ) do yourself a favour and go. Not a Phuket ( much, much quieter ) but very enjoyable.
We certainly would take the opportunity of renting this Villa in lieu of a hotel.
Jacki was prompt with her replies and provided us with all the information required. We were picked up at the Airport and meet at the house to allow entry and explanations.
We were a family of 10 people, incl. children and grandchildren. Situated close to the Beach and the little village with plenty of restaurants, we had all we needed.
No neighbours near by and quiet at night.
Beds were In good condition. caretaker Olle and the house dog took good care of us.
The wifi set out, but that was due to external problems.
Want to go there again.
Insgesamt alles schön eingerichtet und sehr sauber. Der KĂŒhlschrank war fĂŒr uns mit GetrĂ€nken und Keksen gefĂŒllt worden, sehr aufmerksam. Shuttleservice hat prima geklappt.
Einzig manche Badmöbel sollten mal erneuert werden. Ein Bad oben hat am Fenster kein Rollo. Kleinigkeiten im Gesamtbild.
Verliebt haben wir uns in den Haushund, wir haben sie Nike getauft. Sehr lieb, nie aufdringlich und sehr klug. Sie hat perfekt auf das Haus aufgepasst.
The house itself is quite nice, but there quite a few remarks to be made:
- On arrival the house smelled moldy.
- Obviously there is no standard pest control. After we found live cockroaches in the curtains on the first floor, we called the caretaker. Pest control arrived. The smell was terrible for several hours (mind you we lived in the tropics for 5 years with pest control coming by every fortnight and we never smelled anything!). The treatment luckily worked, we only found several dead cockroaches in the remaining days.
On two evenings we had a rat running on the terrace. When we checked there weren't any traps.
- In Thailand cleaning would normally cost a few Baht per day. The owner does not want to pay this and charges guests a western amount if they want cleaning during their stay. We rented several houses in Thailand, Bali and Vietnam and never were charged separately for cleaning. It is necessary and normal practice to include regular cleaning (Given the price of the villa)
-The dishwasher needs to be replaced. After about six hours of running (standard program) the machine is still soaking wet.
- When we wanted to use the BBQ we had to call in order to get the gas filled.
- Outside seating for 4 persons and 3 deck chairs in a house that is supposedly suited for over 10 people.
-Airport transport was supposed to be included, however this only applies to pick up
- It is annoying to have to pay electricity separately.
On the positive side
- The kitchen is very well supplied
- The beds and bed linens are very comfortable
- The garden and pool are beautiful and well maintained.
- Cute dog
- Laura, the driver is very good and nice
- The house manager reacted prompt to all requests.
I love this villa! It is beautiful, clean and in a perfect spot. The pool is awesome. The best though, is Dottie, the resident dog. Oh my gosh she is a good girl. I will miss her terribly but she has a good life here, and hopefully I will see her again. I highly recommend this place.
Peaceful and quiet location set just outside the main streets of Bangniang, yet very well located for access to the local restaurants,all within 5 mins walking distance. It is just a short taxi ride away for Trip Advisor's recommendations slightly further afield.
Very spacious property, secure, well equipped and well managed. Felt very assured that with local contacts Olle and Lora any problems or queries would be quickly resolved. Bedrooms were very spacious and comfortable. The pool was a great asset and we enjoyed the views of the scenery around the property that give you the feel of getting away from it all and privacy.
We visited the local market for a fantastic selection of fruits for breakfast and tried Morning Glory, a local vegetable that was very tasty. We had massages locally which were professional and therapeutic.
We were very sad to leave Dotti, our canine companion, but we both appreciated the luxury of the villa for just the two of us, enjoyed the rest and relaxation it provided and loved the local Thai food.
