Good not great
Pros-This property has an incredible view of the lake and mountains. There is a beautiful dining room table and cozy living area and enclosed porch.The master bedroom is large and the bedding is quite comfortable. Location was great for easy day trips to Franconia Notch, the Kank scenic drive and up to North Conway, Portsmouth and a drive along the coast. Cons- There is a lot of noise from the road. It did quiet down most of the night and there are white noise machines there, but you are basically a car length from a busy road. There is no dishwasher, at least while we were there. We were told a renovation of the kitchen was beginning the next day. It needs a detailed cleaning. It was mostly adequate except for the upstairs bathroom floor which we called about. Tammy was apologetic and sent someone the next morning to redo it and we met that person on our way out for the day. When we returned the floor was exactly the same, including a wad of hair and visible debris. When I sent a text asking what happened, she said the cleaner told her it looked fine. Needless to say we didn’t walk barefoot or shower in that bathroom. The windows and screens needed a thorough cleaning to really maximize the enjoyment of the view. This was disappointing and annoying since the weather was a little cool for sitting outside and we were there for that view! Overall it seemed like it was the off season for this cottage and they didn’t really care if everything was ship shape or not.

Hi Kimberly, Thanks for the review and the feedback. We followed up with the homeowner after reading your feedback, and they wanted to share the following:- Yes, the home is on a road that can become busy during certain hours of the day. You will see that other reviews have mentioned this as well, so we include a picture of the front of the home, including the road.- Pre-renovation, there was not a dishwasher, nor did the listing state that there was one, therefore I apologize for any miscommunication that you may have received. Post renovation, we did add a dishwasher for our guests to enjoy.- Regarding the floor in the bathroom, the vinyl flooring was old and therefore, had a couple of small gouges and scratches on it. We've since renovated the bathroom and it now has high-quality tile so that will no longer be an issue.- Your concerns about the windows were also taken care of, as the home now has new windows throughout. We hope this addresses your concerns and look forward to hosting you again!

Spacious - right on the lake
We enjoyed the property. Clean & nicely decorated. We were warned about the street noise & it was definitely noticeable, the white noise machine was appreciated by the couple staying in the front room. We had a bit of a hard time communicating with the property managers regarding check in time, empty propane tanks & missing toiletries. In the end they did end up providing propane, shampoo, conditioner and body wash after we asked for it. I felt the listing saying toiletries provided was unclear, since the only thing we found was hand soap, toilet paper and an almost empty bottle of body wash in 1 shower. There were k cups, but no keurig machine There was a regular coffee pot, and an empty container of ground coffee. (Good thing we bright our own) King bed was very comfy. We didn’t use the kids room. We loved the patio & fire pit, the views were beautiful right from the house. Overall it’s a nice property, but the communication from property managers could use some work.

Fantastic time at this house. The hosts had everything we needed there and it's was so comfortable to hang out insideand outside while being near anything we wanted in town or on the lake. Would definitely stay here again.

The house with lake frontage and dock was an ideal location. Although the weather was cool and overcast and rained one day we still managed to have a wonderful time. There is much to do and enjoy around the lake. The home is in great shape and was well suited for our family of 8. The only draw back which I would have liked to know in advance is that it is literally only a few feet from the main road. There was constant noise from cars, trucks and motor cycles. Although the speed limit is 35 mph, all vehicles were going much faster than that, most notably the large trucks. It was at times difficult to drive from the house onto the road. Extreme caution must be used.

LOVED our stay!
super clean, tidy, well appointed cottage at the lake! we had the best time!!! loved the views from the house, super comfortable beds, well appointed kitchen and thoughtful amenities! our only comments are that it is right on the main road and their is significant noise from the street. it did not deter us from a lovely stay, but something to note. the listing mentioned a sandy bottom swimm

wonderfully equipped house!!
beautifully maintained house with spectacular views and right on the lake. Loved the house amenities- everything you could possibly want was right there. would have given this 5+ stars except for difficulty of older family members not having easy access to the dock and downstairs bedroom( steep staircase inside) and no railings on steps to the dock( only access to water for swimming) only other drawback to house was its location on busy Rte 11- Mt Major highway..the bedroom fronting thst road was extremely noisy all night( unfortunately we didn’t see the “sound machine” in the room until we were cleaning up to leave. I’m sure it would have helped immensely) The waterfront side of the house was wonderful so private and peaceful.

Very cute house, good location right on the lake. Yes it’s directly on the main road so be aware of that but that wasn’t any issue for us at all except that I did get heckled by someone driving by in a car while walking from the house to the car (not the owners fault just be aware haha.) Overall was a *very* cute place right on water with good views, but immediately upon entry it does have a musty smell and I have pretty serious allergies so we had to leave early as my head started pounding by day 2 there. I will also say only the downstairs master bed is comfortable for beds. We couldn’t sleep on the other double upstairs at all. I liked it a lot but unfortunately won’t return again.

We took the jetskis up for a friends get away and loved the property. The patio in the back was amazing! Parking was a little tight with two trucks and two trailers but we made it work. Definitely recommend and will be staying again in the future!

Perfect house for our trip
We recently stayed at this property for a winter ski trip to Gunstock Mountain. The house is in a fantastic location - very close to most everything you need or will visit. You can tell the minute you walk in the door that the owners take pride in their property and have worked hard to make it comfortable and welcoming. We just had a short stay but it was very comfortable and all of the essentials were provided. Thank you - very enjoyable and I highly recommend!

Nice cozy little home with an amazing view, but was not clean
This house is right on the water with an absolutely amazing view. The interior of the house has been nicely redone, and it was thoughtfully stocked with everything we might need from kitchen supplies to puzzles/games, etc. Unfortunately, the place was not very clean. Right after we arrived we had to clean a big mess someone had left in the microwave after something had clearly exploded in there, then a few minutes later our 5-year-old found a vape in the couch and asked "what's this"? The toilet, shower and bathroom floors were also very dirty. Obviously not the end of the world, but pretty gross and very frustrating after paying a pretty big fee for "cleaning". A couple of additional things to be aware of: 1) The parking situation is not ideal as the house is squeezed between the lake and a very busy road. We parked our SUV sideways so that we did not have to walk in the road to get around the car. Being February, the parking space was a complete mud pit, but not sure that could be helped unless they put some gravel down. Overall it worked for us, but not great if you have more than one car. 2) The basement is a really nice space, but the stairs to the basement are very steep and somewhat slippery.

Relaxing Lake Getaway
The house was beautiful and sat right on the lake which had amazing views and was so relaxing. My husband I visited in early October so we couldn’t take full advantage of the water but the outdoor space and fire pit was so cozy and perfect to take in the views of the beautiful lake. The house had every thing you need for a stay and is well thought out and planned. We had a wonderful stay and would definitely visit again!

Work vacation
The downsides of this property are: 1) It's right next to a public swim area. A few times during the stay families with kids were there. Occasionally it would get noisy, and this got annoying if we were trying to relax in the evenings. 2) The house is on a busy road which I didn't realize, if you can get over the sound of vehicles going by it's not a big deal. Some people did fly up the road, be careful if you park parallel with the house. 3) The hot water did not work well in the showers, if we lowered the water pressure it worked ok for <5 minutes. Mike is aware of the issue.

Loved the view of this property. It sold recently so not sure if new owner will be renting. Overall experience was great. The decor was beautiful and tastefully done. However it was on a very busy road and had lots of noise traffic. Also had to take very short showers as not much hot water or pressure.

Looking back on our five days, we had the most wonderful relaxing visit with expansive lake views. We loved the outside patio, the dock for getting close to the water (even though we did not have a boat), and we used the grill almost every night. The interior was also well-suited for our visit and served all of our needs. The kitchen was well stocked and everything worked, we enjoyed meals in the dining room, the sitting room was cozy and we found the beds comfortable. Our favorite was the sunroom for reading, birdwatching and enjoying the serenity of the lake and the foliage. We had a few requests that the homeowner took care of in a timely fashion. We found the location of the home to be a good starting point for our day trips and excursions. The first day the proximity to the road out front was noticeable but we got used to it very quickly. We would certainly return to this rental.

Amazing waterfront getaway!
This rental property was absolutely perfect for the needs of our trip. I booked this for my boyfriends 30th birthday guy’s weekend, and they were blow away by the waterside features. They spent the entire weekend paddle boarding, swimming, and enjoying the fire pit outside. I was able to come for dinner one night , and I didn’t want to leave! The private master suite in the basement is a huge plus, and the bar built into the back of the garage made out outdoor dining a breeze. They had 5 overnight guests and they had plenty of room to make themselves comfortable. I highly recommend this host and this property if you’re interested in wonderful views of the lakes region, and a beautiful waterfront setting. And we did the Tiki Boat Cruise from Weirs Beach, which is a must do if you head to the area!

AMAZING stay & views!!
My family and I stayed at Marla’s place for a week and could not have been happier with our stay! Marla had great communication prior to our stay so we knew exactly what to expect. This home has MILLION DOLLAR VIEWS from the deck, screened in porch, and second deck sitting area! There were ample water toys for us to use and the location is 15-30 minutes to all major lake towns for day trips! We will be back and are so thankful to have rented this property!

Fantastic Stay
Property was very clean and location was amazing for dock fishing and any other water activities right off the dock, including swimming. The water was crystal clear. We had a few minor repair issues at the house and the owner was extremely responsive and didn’t waste a minute in getting a handyman in quickly as to not interrupt our stay. Views from the house were serene and beautiful. Looking forward to staying at this property again in the future if we travel to Lake Winni!! Thanks for sharing your amazing home!

We really enjoyed our stay! House was so clean with a beautifully newly re-done (it appears that way any way) downstairs master area. Lake view was outstanding! Kitchen - altho quite small - had all we needed. (Luckily I had made several meals ahead of time as cooking from scratch may have been a challenge due to space). Yes, it is located on busier sometimes loud road (due to motorcycle traffic) but it did not deter us from enjoying the beautiful view from back of house. Great dock which made a boat rental an easy option. We would certainly be happy to rent here again.

Great stay on the lake
This place is a perfect getaway. It's close to a decent amount of locations. Lots to do within a 10 min drive. That is if you need to get out of the house and the lake is not the answer. The place is a cozy cottage, has a great little bunk room for the kids and a working dock. The owners are wonderful and do a really great job keeping the house stocked with things that you will forget, like sugar for coffee! I would stay here again. John

Great location, great house
Only stayed two nights, but very comfortable and fantastic view looking east over Lake Winni. Even beautiful in the wind and rain. If we'd had better weather, we would've loved sitting outside right on the lake. Not much traffic this time of year, so traffic noise minimal and not intrusive.

While the home looks small the space is perfect. It’s furnished just enough but not cluttered. And the view is breathtaking. It’s like you’re on a house boat. While the road is busy there are some great walking roads right across the street. We would love to come back in the summer!
