Welcome to Eva & Biscuit’s Home, a private 3-story home in Bangkok’s Charoen Krung–Sathorn/Bangrak area, perfect for families, friends, and groups who want the space and privacy of an entire home while staying close to convenient transportation.

The house is within walking distance of Saphan Taksin BTS and Sathorn Pier, giving you easy access to both the Skytrain and Chao Phraya River boats. From here, it’s convenient to explore ICONSIAM, Asiatique, Silom, Sathorn, and many of Bangkok’s popular attractions.

You’ll also be staying in a real local Bangkok neighborhood, with a 7-Eleven right at the entrance of the alley and a coin-operated self-service laundry just steps from the house.

*The space*

Eva & Biscuit’s is a 3-story private home with 2 bedrooms and 2 full bathrooms.

Bedroom 1 – Second Floor
A spacious bedroom with 1 king-size bed and 2 single beds, providing a flexible sleeping arrangement for families or groups.

Bedroom 2 – Third Floor
A private bedroom with 1 king-size bed, offering additional space and privacy.

Bathrooms
The home has 2 full bathrooms, both located on the ground floor, with hot showers, toilets, and sinks. Towels, shampoo, and body wash are provided.

Please note that this is a traditional multi-story Bangkok home. Both bedrooms are upstairs and there is no elevator, so guests should be comfortable using stairs.

*Living & entertainment*

Relax together in the living room with a 55-inch Smart TV connected to AIS Playbox, which offers a selection of shows, movies, and entertainment complimentary for our guests.

We also provide complimentary Netflix, so you can relax with a movie or your favorite series after a day exploring Bangkok.

*Kitchen & everyday essentials*

The home includes a well-equipped kitchenette with an induction cooktop, microwave, oven, refrigerator, coffee maker, toaster, blender, and electric kettle, making it convenient for both short and longer stays.

f you need to do laundry during your stay, a coin-operated self-service laundry is just a few steps from the house. Guests who prefer to air-dry their clothes are welcome to use the drying area and drying rack on the third floor of the property.

For snacks, drinks, toiletries, and other essentials, 7-Eleven is conveniently located right at the entrance of the alley, only a very short walk from the house.

*Self check-in*

We offer convenient self check-in using a digital door lock.

Your personal access code and detailed arrival instructions will be sent through VRBO approximately 24 hours before check-in. Each reservation receives its own unique access code, which becomes active at check-in and expires after your scheduled check-out time.

Previous guests cannot access the property using their old codes, and our staff use separate individual codes.

Early check-in or late check-out may be possible depending on availability and must be arranged in advance.

*Important: Passport/ID & TM30 registration*

Under Thai immigration requirements, accommodation hosts are required to register foreign guests through the TM30 system.

After booking, we will request passport information/photos for every foreign guest staying at the property. Thai guests may be asked to provide appropriate Thai identification.

Please send the requested information promptly so we can complete the required registration.

*Parking & arrival*

There is no private parking at the property.

The house is located in a local alley where street parking is not permitted. Cars may stop briefly for passenger and luggage drop-off or pick-up, but should not be left parked in the alley.

Parking in the surrounding area can be limited and difficult to find, and availability may vary depending on the day, time, or nearby events. For this reason, we cannot guarantee parking availability and recommend using Grab, taxi, BTS, or other public transportation whenever possible.

Motorcycles may be parked in front of the house.

*Neighborhood & getting around*

One of the biggest advantages of staying here is having access to both Bangkok’s BTS Skytrain and river transportation.

Saphan Taksin BTS and Sathorn Pier are within walking distance. From Sathorn Pier, you can easily travel along the Chao Phraya River, including convenient boat access to ICONSIAM. Asiatique The Riverfront is also nearby and easily reached by car.

The Charoen Krung–Bangrak area offers a great mix of old and new Bangkok, with local restaurants, street food, cafés, shops, supermarkets, and everyday neighborhood life nearby.

*Things to know before booking*

Eva & Biscuit’s is a private home in a local Bangkok neighborhood, not a hotel or serviced apartment. Guests may occasionally hear normal neighborhood and city sounds.

Bangkok has a tropical climate. Although the home is regularly cleaned and maintained, guests may occasionally encounter small ants, mosquitoes, geckos, or other common tropical insects.

*Long stays & housekeeping*

Routine housekeeping is not automatically included during your stay. For longer stays, we provide extra bed linens for guests who would like to change their own bedding, along with basic cleaning supplies for your convenience.

If you would like professional housekeeping during your stay, mid-stay cleaning can be arranged for 1,300 THB per cleaning, subject to availability. This includes general cleaning and a change of bed linens and towels.

A complimentary starter supply of household essentials is provided at check-in, including toilet paper, paper towels, trash bags, hand soap, shampoo and body wash. We try to provide an appropriate amount based on the length of the reservation and number of guests, but these items are not intended as an unlimited supply and are not routinely replenished. Guests can easily purchase additional necessities nearby, with 7-Eleven located at the entrance of the alley.

As this is an older Bangkok home, please do not flush wet wipes, feminine products, or large amounts of toilet paper at once.

We kindly ask guests to respect the home and our neighbors. No parties or events, no unregistered overnight guests, and no smoking or vaping inside the house. Please observe quiet hours from 10:00 PM to 8:00 AM.

Please turn off air conditioners, lights, and unnecessary appliances whenever you leave the property.
